Broad Ripple Village Real Estate Market Info Following is the market report for the area known as Broad Ripple Village as of February 9th 2010. Today the Federal Housing Administration announced it will make some policy changes in regards to obtaining an FHA insured loan.        How does this affect you as a home buyer?  Here are the highlights: The Up-Front Mortgage Insurance premium will be raised from 1.75% to 2.25%.  This amount is many times rolled into your loan so you don't have to pay it up front.  They are also requesting the authority to increase the annual Mortgage Insurance Premium.  This will go into effect in early spring. They will now require a minimum FICO score of 580 to qualify for the 3.5% down payment program.  If your FICO score is below 580, be prepared for a 10% down payment.  Many lenders require a minimum FICO score of 620 to obtain a loan anyway, but for those that don't, this new development will af...

Time to look at the Indianapolis real estate market for December 2009:   2008 2009 % Change Active N/A 6844 Homes Sold 818 768 -6% Average Selling Price $90,113 $103,039 14% Days on Market 95 86 -9% Price Per Square Foot $50 $56 12% Sales Price / List Price 89% 94% 6% Not too bad of a way to close out the year for the Indianapolis market. The number of homes sold was down but the average sales price was up 14% compared to last year. The days on the market were down and the price per square foot was up. In addition, the list price to sales price was up 6%. Other than the number of homes selling this was quite a good month for Indy real estate market! I stumbled upon an interesting site today.  I thought I'd post if for everyone as this may come in handy when you need to get an actual human on the phone.  I know there are a few times when I tried calling a "customer service" line, when all it really was, was an automated system.  Don't you hate the ones where you have to speak your answers and they say "I'm sorry, I don't recognize your response." LOL... Anyway, the site is gethuman.com.  It has ratings for the numbers provided to let you know whether or not the number is reliable.  In addition, it also gives you the average wait time.  Who knows it might come in handy for you some day!                   A couple of weeks ago a Realtor who wanted me to take a look at a vacant property and prepare a bid called me. The Realtor informed me that the house was not in the best condition. I When I arrived at the property not in the best condition was an understatement. The home was very dirty and there were so many things that needed to be repaired. The home was built in the late 1950's. Carpet had been ripped up to expose hardwood floors that needed to be refinished.  There were things that were renovated in an incomplete and might I say shoddy manner. The kitchen was missing a cabinet door amongst other things.
