Broad Ripple Village Real Estate Market Report Following is the market report for the area known as Broad Ripple Village as of Februrary 9th 2011. Excellent News!  January 2011 went out with a bang (in a positive way)!  The number of closed sales increased 350% over December and 233% over sales from January 2010.  While Indianapolis Real Estate did not suffer the same drastic losses in property values, our market did essentially come to a grinding halt during this recession.  Let's hope this is an indicator that the market is recovering. MY ARM!!!!! I made it through the whole week after our lovely ice storm without a single fall.  It was treacherous, but I did OK.  Saturday, they predicted we would only have an 1" of snow.  Well, it ended up snowing over 6"!  So now, not only do we have 2.5 inches worth of ice packed on the ground, we've got all this "lovely" fluffy white stuff on top of it.   I was pulling out of the garage and wondering why I wasn't going anywhere so I decided to get out and see what the problem was.... KERPLUNK!!!! Right on the ground!  It happened so fast I didn't know what hit me...My arm was killing me for an hour or so, but it seemed to be alright.  The next day I had a small bruise in one spot...Yesterday I happened to look and WOW, it was an explosion of color and size! Mayor Ballard has announced the next phase of projects this week, projects that total $32 million dollars. The mayor stated the city's committment to continue  improving neighborhoods, roads, sidewalks and demolish abandoned homes that create hazards and eyesores. Do you burn bridges or do you build bridges? My inspiration for this post came from an invitation from a realtor to ‘friend’ him on facebook.  He owns a real estate franchise here in the Indianapolis area.  I had one of my very first transactions with this man.  He was so nasty to this then newbie, that I went to my manager to ask why.  It was eleven years ago, but I remember my manager told me that many of the‘older’agents usedintimidation especially when they knew they were dealing with a new agent.  Really??? Bridge burnt.  Little did this loser know that I would one day do more business than he does.  Be his friend?  Join his office?  Sell his listings?  The bridge is gone.  Can’t go there!  Am I still holding a grudge?  Sounds like it, but I prefer to think that I choose to surroun...

The 39th annual Groundhog Race 7 is 7 miles on February 6th and begins at the Zionsville High School.  It is tauted as the excuse to get out and train before you sit for hours watching the Super Bowl. (With all the ice, it will be interesting to see if this one happens!) Alan May in Chicago has got nothing on Indianapolis; I'd gladly take 20 inches of snow over the 2-3 inches of ice we have in Indy. During the storm, you are glued to the television and facebook to see what's coming, how bad it is, what people are doing to prepare...you're a bit caught up in it. Then it happens and the news returns to local events (the shootings, robberies, etc) and most of facebook is back to daily events.  But for those of us in Indy...we are literally stuck in time. The picture you see is my driveway; the little 3 x 3 square of shoveling took two of us an hour; it would take days to get the entire drive way done.  I use the term shovel lightly; it was really us chipping away with various garden type tools. There are more vendors and interactive booths and of course the home that is built inside the fairgrounds.  This year, there is an inground pool by Thursday Pools within the landscaping of the home...in fact, I was more impressed with the landscaping than the home this year.  I only saw a few people open the door to the pretend basement...they can only do so much inside the fair grounds!   What do movie classics The Birds, Casablanca, Marley and Me and Breakfast at Tiffany’s have in common? They’re all decorating themes for the 2011 Indianapolis Home Show Centerpiece Home! Constructed by Midwest builder Fischer Homes, the 3400+ square foot Keller model Centerpiece Home is as fun as it is impressive. Each room is designed around a movie theme – some obvious and some not so obvious. Trying to guess the movies as we toured the home was fun, as was imagining living in such luxury – although the three-way staircase had me wondering how you’d ever keep track of anyone (as in your children)!   The 2011 Indianapolis Home Show, offered plenty of highlights, but my favorite was the giant totem-pole inspired sand castle, which was a work in progress throughout the event!   A few weeks ago I wrote a post “Prince Charming or Invisible Man?”  I described a buyer I was currently working with who is single and very likely being taken advantage of by a man she has only met online.   I had taken her out three times to look at houses and that third time learned that she had never really met this man who had instructed her to find a home that he would then pay cash to purchase. She told me she would never leave Indianapolis where her two grown daughters lived and where she had held the same job for 32 years. This week she asked me to make some adjustments to her automated search. So many times they are Plumbers, Electricians, Drywallers, Heating Contractors, or just the basic Handyman, who has been around construction all their life.(usually 10 - 15 years.)  We do not see them very much these days.  They have mostly gone by the wayside because of the economy, or they went bankrupt and have never been seen again.  I showed such a property today.  It is bank owned, with its normal problems.  The owner abandoned the property, the utilities turned off and no heat.  The site itself is to die for.  There is a custom steel barn(obviously not built by the owner) on 3 beautiful acres.  Now lets take a look at the house.  It was built with no recognition of what the results may look like.  Let me list the flaws:  Living room and Family room, very Small.  Kitchen has no ca...
