According to Lisa Gore with the Inspector Generals Office with HUD/Mortgage Servicing News and Tracy Mooney with Freddie Mac, " The FHA is experiencing "a large number of zero payment defaults" n which borrowers fail to make even one payment on their new government-insured mortgages." Although today is a little bit on the chilly side again, wasn't it wonderful to have a glimpse of 70+ degree weather earlier this week?  That means that spring is right around the corner!  Here are some helpful tips from Jim Schwarz at Center Grove Real Estate Inspections to get your home ready for the change of season. Clean gutters and ensure downspouts and yard drains can drain runoff freely.  This can be done by running a hose into the gutter and watching how the water flows.  Runoff should terminate at least five feet from the foundation of the home. Remove sticks and debris from the roof.  Walk the roof to review it for any damage or potential repairs.  Pay particular attention to cracks in masonry chimneys and around any roof jack penetrations.  If you are unsure of these efforts...

It's a tough market these days.  But occasionally something happens that reminds us why we decided to do this in the first place. It is true...the government is giving away money - but only to what they consider first time home buyers. The qualifications are really pretty clear. Here's the skinny: 1.) You have to be a first timer home buyer. What is a first time home buyer (you would think it's pretty self explanatory...but it's NOT!!!) A first time home buyer in the government's eyes is someone who HAS NOT owned principal residence in the past 3 years or a home at all. That means you could've owned a in the past, own a vacation home, own a rental home as long as the home you lived in the past does not have you as a title bearing owner in the past 3 years. 2.) OK, I've never been to this event before but I've heard about it and always wanted to go.  Another Realtor and I (Hi Linda!) were talking this morning and she mentioned it was this Sunday but didn't know the details.  I did a little searching and here's what I was able to find: The event will be held this Sunday, February 8th from 4-7pm.  Attendees must be 21 or older and the event is taking place at Valle Vista Golf Club and Conference Center, located at 755 E. Here are some additional conditions that should be reviewed around ANY home when the weather gets very cold, as was the case recently. Ensure all gaps and openings in the basement or crawlspace walls are filled.  The smallest amount of wind on very cold days (anything below 15F) will penetrate these gaps.  If pipes are nearby these gaps, it takes very little to freeze them.  In this case, close the crawlspace vents to prevent cross ventilation.  Be sure to open them after the weather moderates. Gaps in siding walls create the same problem.  Extremely cold temperatures and high winds do some unbelievable things related to freezing.  I have seen pipes on interior walls actually freeze if there was an opening of the smallest type to the outside that would allow cold air to reach the pipes,...
