Fishers, Indiana Real Estate Facts There are currently 751 homes "Active" for sale in Fishers, Indiana (Fall Creek Township and Delware Township). 127 Homes "Pended" in the last 30 days! 112 Homes "Sold" in the last 30 days ranging from $76,000 up to $926,000.  The average "days on market" is 90 and the average "sales price" is $219,000. Abosorption rate is calculated by taking the total number "Active" homes for sale and dividing by the total number of "pending" homes from the last 30 days.  This gives us the total number of "months of inventory" available. 751 / 127 = 5.9 months of inventory What can we learn from this current data?  Well, first of all, 90 days on average to sell a home in today's market does not sound too bad!  Second, Fishers has a higher average sales price than th...

Emergency!   Calling All Investors!! I currently have a home listed for sale that I have not been successful selling.  Long story short, seller reneged having home staged as he promised to do once his current tenants moved out. Since it did not sell, he asked me to also list it for lease.  It is a very typical, three bedroom, two bath, 1,400 square foot house.  At $1,100, it is among the lowest of only 37 homes currently on the market for lease in Fishers, Indiana.  I have had no fewer than 20 inquiries. Luckily one of my assistants is handling the showings on this.   Things don’t get much sweeter than they are at Fishers’ new gourmet dessert shop The Sweet Life, located on Allisonville Road in the Village of Fishers Square. After having a keen interest in the weather for a week….I can happily say it was beautiful for our Spring Fling yesterday.  There was a window between all the rain we have had for the last week to host our annual Egg Hunt. Our clients really look forward to this event.  And what better way to Pay It Forward than to treat them to a morning of finding eggs, facepainting, cookie/cake walk and other fun activities.  It literally takes a village to host this and I am so thankful to my Keller Williams office for stepping up and helping me pull this off as well as our vendors for participating too. Originally posted at My Fishers Blog There were 101 homes sold in Fishers in March, this compares with 147 in March of 2010.  This is a 31% decline and is slightly better than the 45% decline we have seen for the first quarter of 2011.  Many would say that the first time buyer credit is the cause, but I would use caution with that explanation.  The number of homes sold in Fishers  (Jan-March) for 2009 was 291, for 2010 it was 307 and for 2011 it was 208.  So you can see the numbers are down from 2009 also when there wasn't a buyers tax credit.
