Home improvement projects appear to be all the rage in my Fishers Indiana neighborhood right now. There’s the new roof going on the house across the street. And the new windows recently installed in another nearby home. Down the street a bit they’ve been working on a sprinkler system for the past few days. Tile and granite installers have been spotted parked in several driveways, and landscaping crews are everywhere. After a long, dry spell, home improvement projects are making a comeback, say experts. And if my neighborhood is any indication, it's certainly true! According to a recent American Express survey, 62% of homeowners say they are planning a home improvement project in 2010 at an average cost of $6,200. Is it a great time to buy?  The First Time Homebuyer Tax credit came and went, but people are still buying homes.  With low interest rates and great homes on the market, why wouldn't you purchase a home?  During the tax credit, buyers would run into multiple offers and loose to a higher bidder.  Now, that the $8,000 tax credit is no longer in the reach for buyers that did not have an accepted purchase agreement before the end of April, the above scenario of multiple offers is less frequent, unless you are buying a bank owned property.  Bank owned properties are a whole other topic.  Buyers feel less pressure to find the home of their dreams versus just trying to get the $8,000 tax credit.  So ask yourself the question again, why should I not buy my dream home?  If you would like to sear...

Saxony Market opened Saturday!  It is located at 131st and Olio in Fishers; open 8:00 a.m. to 2:00 p.m.  Each Saturday there will be live music; last Saturday music was by Special Purpose and Phillip Steven & The Open Road.  There was also a bounce house for the kids.  You can find find seasonal fresh vegetables and fruit, and even meat products like sausage and pork. Rita's Backyard will be there each week with beautiful flower arrangements and hanging baskets. The Fishers weekly Farmer's Market starts June 5th and will run through September 25th from 8:00 to noon each Saturday.  There are farmer's markets all over town and you will find some of the best fruits and vegetables there! The sun was out and so were shoppers at the Saxony Market grand opening May 15 in Fishers Indiana! Musical entertainment, kids' activities and a great selection of locally grown produce, plants and flowers, and homemade specialty items enticed plenty of interest from Fishers residents who came armed with reusable shopping bags and a community spirit. Saxony Market is located within the Fishers Indiana subdivision of Saxony at 131st Street and Olio Road. There are currently 793 homes for sale in Fishers Indiana and we have just seen an incredible surge in homes sold for April 2010. Last month we saw a bit of an increase over the 2009 levels, but in April we saw a 25% increase from last April.  Whoo-who!  Or is it whoo-who?  I so want to be optimistic but as an accountant in a previous life, I am cautious.  The first time home buyer credit and the move up tax credit may be playing into these numbers.  It may take until July and August (since those credits require a June 30th close date) to be sure of a complete turn around in the market. I know that I have pended and am in the process of closing more transactions that ever before so I know it is probably true of other Real Estate agents.  Of the 172 homes that sold in Fishers in April, 1...

This Fishers Realtor is tired from all the activity of the last few months!  Even though the first time home buyer tax credit has expired, I am still continuing to get calls to work with them.  I love first time home buyers because they have so many great questions and are like sponges wanting to learn the process. According to the quarterly earnings report filed for Q110, Fannie Mae holds more than $11.4bn in single-family foreclosed properties, up from $6.2bn in Q109. The foreclosure rate in its single-family portfolio reached 1.36%, up from 0.55% last year. For the quarter, Fannie reported an $11.5bn loss and requested $8.4bn in aid from the Treasury Department. I've just completed the wildest two months I've ever had in the Fishers Real Estate market.  I have put a dozen people under contract and am now in the inspection phase and thought I would share some of what I've seen. In the Purchase Agreement, there is a line that says "Completion of this transaction is contingent upon the Buyer's ability to obtain homeowners insurance within ‘x' days".  I am sure many Realtors® blow right past this line saying, "be sure to get your homeowner's insurance done".  Here is why that is important and what I tell my clients.  We want to be sure you (buyer) aren't claim happy and no one will insure you and we want to be sure there are no claims filed on the home you are buying.
