  Earlier this year, I wrote about the planned construction of new pedestrian paths along Fishers' roads. Just when I'd started to think it was empty promises, I came across a BRAND NEW path along Brooks School Road from 116th Street past the entrance to Hamilton Proper, location of some of Fishers' most exclusive custom homes. The path is still under construction, but that didn't stop pedestrians from making good use of the completed portions. I saw several dog walkers and a few runners on my drive-by. Since I was already out and about -- and since I can never resist the temptation to scout out what's going on in Fishers real estate -- I decided to swing through Hamilton Proper. Once again, I was reminded of why it's one of my favorite Fishers neighborhoods! The homes are breathtaking...

  I’m happy to see new businesses cropping up around Fishers Indiana lately. For far too long, it seemed, restaurants, boutiques and the like just vanished into the night. One of the best new stores to open, in my admittedly biased opinion, is Simply Chic, a women’s modern resale clothing boutique. Like its sister store Plato’s Closet, Simply Chic offers cash on the spot for gently used apparel, including shoes, jewelry and handbags. The difference is that Simply Chic caters only to women, and features higher-end brands such as Ann Taylor, Banana Republic, and Coach. The interior of the store is as just as charming as the signage on the front, and the staff is friendly and professional.   The seemingly- innocuous white envelope I received in today’s mail contained a surprise -- to say the least. According to the Hamilton County Assessor’s Office, the value of the Fishers Indiana home I bought just 8 months ago has increased by $39,000! Really? In this market? Would I be thrilled if I thought this were actually the case? You betcha! Do I think there’s any chance of selling my house at the assessed value? Nope. And do I, just for fun, want to pay the extra taxes on this overly optimistic assessment? Not really. If you have your home for sale in Fishers, you probably saw fewer showings this month.  The weeks after the end of the tax credit saw the number of pending sale decline.  This will be apparent in the graph below, fewer sales for the last several months. There are currently 885 condo's or homes for sale in Fishers which is a high inventory giving buyers lots of choices.  In a post I wrote about the lower interest rates, it is apparent that with today's interest rates you can get more than the $8,000 tax credit that was offered earlier this year in less than four years! There were 99 homes that sold in Fishers in July compared with 171 last year.  This is a 42% decline from July of 2009.  It is the third straight month where the numbers are less than a year ago.  July is a dramatic decrea...

My Fishers Real Estate blog often covers Fishers market reports and great Fishers neighborhoods, but I love to share the events in Fishers Indiana too!  Coming up on July 31st is the Flavor of Fishers 2010.  The event runs from 12:00 noon to 10:00 p.m. at the USA Parkway Circle; the only entrance will be via the Sallie Mae Parking Lot. Tickets are $5.00 in advance and $7.00 at the door; children under 12 are free.  You can get tickets at Marsh or the Chamber office.  Food, beer and wine tickets are extra.  Remember the food vendors can only accept tickets, no cash. I have been the recent Ambassador to Indy!  I have been working with clients from Plano, Phoenix, San Diego, Chicago, New York and Seattle lately. I love giving the Tour of Indy that includes Conner Prairie, Geist Reservoir, downtown Fishers, Carmel and Zionsville, Meridian Kessler and Broad Ripple and of course downtown Indy with Conseco, Lucas Oil Stadium, the Indians ballpark and White River State Park.  And I of course show them a few homes for sale in Fishers and other areas to give them an idea of the cost of living here. We are at the end of the 2nd quarter for Fishers Real Estate sold and the analysis has some highs and lows.  The number of solds is down to 154 for June compared with 179 a year ago.  This is the 2nd straight month that the number of sold homes has been below those from a year ago.  The days on market, however has improved quite a bit from 77 DOM a year ago to 59 this month.  And if we look at the YTD number, Fishers has had 817 homes sold since 1/1/10 compared with 783 for the first six months of 2009. Additional good news is that the neighborhoods who saw the most sold are what I would term "starter" neighborhoods such as Brooks Chase, Limestone Springs, or Sunblest Farms.  When those first time buyer or starter home neighborhoods are selling that means move up buyers will benefit and...

CNNMoney.com ranked Fishers today as the 8th best place to live in America citing it's location, schools, and affordability.  Carmel ranked 14th and was recognized for it's Arts and Design District. Today, I want to highlight the neighborhood at 106th and just west of Cumberland.  Pine Bluff Overlook has hills and winding streets and is fairly small with just 98 homes in the subdivision making it a favored choice for many. There have been four homes that have sold in the last year; almost all of them in the $93/sq ft range.  Pine Bluff Overlook does have some homes that back up to Cumberland and there is a fire station across the street (east side of Cumberland) so sometimes you will find homes selling for less than the average.  On the flip side, often some homes located on the hills can have walkout basements getting more than the average price per square foot. It's busy times for Indianapolis' premier barbershop chorus, Circle City Sound. The acclaimed group will perform its a cappella magic June 26 at the Fishers Freedom Festival in Fishers Indiana before traveling to Philadelphia early next month to compete in the International Chorus Competition.   Since 1948, the Circle City Sound Barbershop Chorus and Quartets have entertained throughout the Midwest, performing memorable tunes from Hollywood, Broadway and much more. Circle City Sound performs from 3-4 p.m. June 26 at Roy G. Holland Memorial Park in Fishers. Alliteration fun with the Title!  The Fishers Freedom Festival is next weekend, June 26th and 27th!  Can you believe this is the 22nd annual?  The event begins at (yawn) 6:15 A.M. with the 5K event registration, actual event is at 8:00 a.m.  It is anticipated that there will be at least 1,000 people at this 5K event. Riley hospital will be sponsoring a parade where kids will decorate their bikes, wagons or strollers; this event will be on Sunday the 27th at 9:30 a.m.  The main parade will be at 4:00 p.m. on Sunday and will begin at Lantern Road and 116th and will proceed west on 116th to Holland Drive.  Some of the really cool events are the "Discover Scuba" sponsored by Indy MPH Watersports.  This will be at the far north end of Roy Holland Memorial Park.  You also might want to catch ...

Searching for homes for sale in Fishers with a pool is not something that is easy to do on many Real Estate websites.  Most of the time your choices are limited to number of bedrooms and baths and square footage along with price.  But what if you want an inground pool? The best way to get the specific characteristic you want in your next Fishers home is to ask your Fishers Realtor to set up a search for you.  We have additional search features that can be used to alert you the minute a home comes on the market with an inground pool, a fenced yard, a finished basement,  a home on the cul-de-sac, a home without convenants, etc...you pick the characteristic. We saw April numbers soar, with a 25% increase over last April.  But as I mentioned in the April Fishers Real Estate post with the first time buyers credit and repeat credit expiring on 4/30/10, those numbers may have been inflated.  In looking at May 2010, we saw 158 homes sell in Fishers compared with 175 homes last May.  This is a decline of 10% from a year ago and nearly the same decline from last month.  I think June and July numbers will be much lower also. What does this mean for buyers, good news.  It means that some sellers will see a decline in showings and traffic viewing their homes and their motivation may begin to rise.  This increase in supply may mean better pricing for buyers. I am beginning to see signs of buyers reentering the Fishers Real Estate market after a 30 day lull from the tax credit expiration.  Some of this is the normal Spring time "I want a bigger or smaller house" buyers and some of it may be due to the lower interest rates, they were 4.75% last week on a 30 year fixed! Many of you who read my blog know that I was an Accountant for St. Vincent Hospital before I became a Realtor many years ago.  So I feel compelled to tell you that the difference between 4.75% and 5.00% on a $200,000 mortgage would be about $32.00 a month or $11,000 plus over the course of the 30 year loan. As the tax credit fades away, some buyers are still looking for a bargain, steal or deal in their home purchase.  Your Fishers Realtor keeps track of those and can actually set you up to see them as they come on the market also. There are twelve "distressed properties" currently on the market and 11 of them are less than 60 days on the market; they go quickly.  I did not pull the "Possible Short Sale" ones because they are so iffy... My number 1 pick for a deal is 7549 Meadow Ridge Drive in Berkley Grove.  This is one of my favorite neighborhoods and it is the only active listing in there currently.  With 248 homes total in the neighborhood, you can tell it is one where homes do not stay on the market long.  There have been 10 that have sold in the last year or so and they average right...

The activity in the Fishers Real Estate market has been unbelievable.  We certainly sold a lot of homes the last 15 days of April.  In the first 15 days of April, 48 homes sold in Fishers.  In the first 15 days of May, 46 homes have sold in Fishers.  But...in the last 15 days of April, 90 homes went under contract!  If there was any doubt that the tax credit affected the real estate market, there is your answer.  Absolutely! The good news is that the first 15 days of May still resemble the first 15 days of April so the market is still in good shape.  If you have a home for sale in Fishers, it will sell!
