It is the political time of the year and one of my readers has asked that I publish a post on the Referendum to make everyone more aware.  I'm happy to do that to help educate the residents owning Fishers Real Estate. On November 2nd, voters in Hamilton Southeastern School District will be asked to vote on a Capital Referendum (HSE Facility Plan). The Referendum would give the District permission to build new facilities to accomdate the growth in the District.  The District currently serves about 17,000 students and has been growing at a rate of about 1,200 students each year since 2000. Hmmm...the plot thickens.  It is the third straight month we have seen significant declines in homes sold in Fishers from a year ago.  This month we saw a 42% drop from a year ago.  Let's get right to the graph. We can see 87 homes sold in September compared with a 150 a year ago.  The days on market are starting to edge up as well, they are 90 now compared with 74 a year ago.  In fact there are over 250 homes currently on the market that were listed before June 1st of this year; so that is already 120 days on the market.  That is about one third of the total homes on the market which is right around 850 today. The price per sq ft is $95 consistent with a year ago.  It raises the issue of how appraisals are ever going to go higher with the homes selling for these lower prices.  I know s...

It's time to feature another Fishers neighborhood.  This month I have picked Sweet Briar; it is a sub division that many Fishers Real Estate residents choose and enjoy.  Sweet Briar is between 126th and 131st  just east of Cumberland Road.  There are 240 homes in Sweet Briar proper and another 216 in Sweet Briar North.  There are currently 5 homes listed for sale in Sweet Briar .   In looking at the last 10 months, the average days on the market for Sweet Briar is only 39 days so when we talk about resale this is a great neighborhood to be in and gain valuable equity.  Since January 1, 2010 there have been 14 homes that have sold in Sweet Briar in Fishers.  If we have 14 homes sold in 10 months that is an average of 1.4 homes that sell per month in Sweet Briar so there is currently abou...

Living in Fishers has many benefits including great Hamilton County schools, outdoor shopping venues, farmer's markets, family fun events.  All of these things have led Fishers to be one of the best places to live in the country!  There are some great neighborhoods in Fishers to call home. Located just north of 106th between Cumberland and Hague Roads is a small neighborhood called Delaware Pointe.  It has just 50 homes and they were built between 1993 and 1996.   About half of the homes have basements and there is a good mix of two car and three car garages.  They are almost all four bedrooms and 2 1/2 bath houses. Each year, my Keller Williams office in Fishers has a Halloween Party for our Indianapolis and surrounding areas clients, friends, neighbors, vendors etc.  Tonight we had a pizza party and decorated the office in preparation.  What you see above is in my private office and not out in the main office.  One of the agents on my team brought in these tombstones and they were the hit of the evening.  I hope my friends at C-21 and RE/MAX will take this as intended!!  Totally for fun!!

I love a challenge and to be able to write about anything under the kitchen sink strikes a chord with me.  I can write, blog, chat and even graph on just about any topic. After I looked under my sink, I decided the best choice for this was a bucket.  You must first understand that I am an accountant by background (Real Estate is a 2nd career) and that means I am cheap.  I am also fairly green and love to recycle.  So as you look at my picture you might say "where is the bucket??" and I'd be pointing to the kitty litter container (aka bucket).  It is now serving as a bucket after it's initial use was completed! It's time for another definition to be explained... The State of Indiana allows various exemptions to be filed that decrease the assessed value of real estate property.  The two most common exemptions are the Homestead and the Mortgage Exemption. The Homestead is worth $45,000 and the Mortgage is worth an additional $3,000 off the assessed value.  You can file the Homestead if you "live" in the property as your principle residence.  You can not file it if you live out of state now and rent your property.  You can file the mortgage exemption if you carry a mortgage on the property.  If you paid cash for it; you can not file this exemption. You can only have one property in Indiana with these exemptions; you should have it on the most expensive property you own to take the fullest benefit...

The 6th annual Renaissance Faire is about to begin!  It is this Saturday and Sunday (October 2nd and 3rd) on the grounds of Conner Prairie.  It is fun day for those that love jousting, magicians, music, artists, and of course, food! There will be over 12,000 guests during the two day event! I write a monthly newsletter each month; and one of the features is the Homeowner's Corner.  It is where I suggest things that a homeowner should do for that month to maintain their home.  So I thought I would share some of those tips with my Fishers Real Estate readers here. Clean all of your gutters once the leaves have fallen; otherwise when snow arrives and melts, it may cause leaking into your home.  At the same time, it is good to trim tree branches and other vegetation away from your house/gutters. Care at the end of the gardening season will keep your hoses flexible and durable for years ahead. Drain all the water from the hose and store it in a dry location. Fishers is quickly becoming the city/town of choice for the clients I have relocating to Fishers.  With over 860 homes and condo's for sale in Fishers, there are many options.  In most cases price is the biggest factor.  So what can you get in Fishers for less than $125,000?  There are currently 94 homes or condo's for sale for less than $125,000; 27 of those are distressed properties.  Distressed properties are either bank owned (need work), short sale (need time) or some other combination.  Of the remaining 67 "undistressed" properties, 44 of those are condo's.  I have a great condo that I just listed in the Avalons of Fishers, which is a very popular Pulte neighborhood.  It is listed for $127,500 and is located at 12640 Chancery Lane and is stunning.  It has hardwoods, stainless stee...

I have never written a restaurant review before, but ActiveRain has gotten me to do LOTS of things I never thought I would do!! I have lived in central Indiana nearly 25 years, I am not sure how I have missed this wonderful restaurant.  It is slightly tucked away in a strip mall that sits slightly obscurred by a gas station.  Doesn't exactly sound like fine dining, does it? While this month (August) is stilll very dismal; I do think we are turning the corner.  I noticed a dozen sign calls on our properties this past weekend and have seen over 10 showings set for our properties in the last week.  That is very different from about three weeks ago.  So, keep that nugget in mind as we dive into the August Fishers Real Estate report. This month, 108 homes for sale in Fishers closed; compared with 171 in August of 2009.  That is, unfortunately a 58% decline.  I think the graph to the right says it all. The days on the market were also higher at 74 versus 65 a year ago.  Average price per sq ft remained relatively constant at around $95.00/sq ft.  We did see a jump in average price of listing sold from $225,900 a year ago to $237,800 this year in August. I was perusing the market stats today for the Fishers Real Estate market.  There are 179 homes that have been on the market OVER 150 days.  They were listed before 4/5/10. I have to ask the question; why haven't they sold?  I think if you have a home over $500,000; that market is really soft right now and it makes sense it will take longer to sell.  So, let's take those out.  Now we are left with a 139 homes that are "stale".  Is it the home/location, the price or the Realtor®?  There are 9 homes that are currently listed by a well known Realtor® and another 7 homes listed by another well known Realtor®.  There are 43 homes that have not had a price reduction yet?  Yikes, someone needs to talk to that seller!  If you are on the market for 150 days; I think the market is telling you you...

The picture at the left shows two Sunset Maple trees in Noblesville, Indiana.  The one on the left appear in the picture to be healthy and the one on the right appears to be dying. Upon close examination, you will find that both trees are suffering from a mysterious ailment. The homeowner has told me that the trees are nearly twenty years old and have been healthy up until last year. At that time, both trees' leaves developed something that looked like teenage acne on their leaves. At the end of the growing season last year, both trees turned color earlier than normal and the bark at the base of the trees began to pull away from the trees.
