Hi Cindy, we are so excited about our first home...I love that it is new construction and a blank slate for us.  I know the builder rep mentioned we could have an inspection, what are your thoughts on that since it is brand new? Even though most of my clients want an inspection; every so often I get this question.  It usually comes from someone who is fairly handy and does a good job of looking at the home prior to buying it.  Or it comes from someone buying new construction.   I  think an inspection is one of the cheapest ways to ensure you are getting a good home and not a money pit. Schools are important part of any community, it is especially true for Fishers, Indiana where challenges with growth from the Fishers Real Estate market are met with confidence.  The community has grown from 8,000 in 1990 to 80,000 in 2010!  Located near the far east side of Fishers Real Estate is Hamilton Southeastern High School, one of two high schools in Fishers, Indiana.  Since its inception in 1968, it has consistently been a high performing high school.  It was reconized as a Blue Ribbon School in 2005; only 4% of schools nationwide achieve this merit.  It is ranked 6th out of 327 public high schools in Indiana. As part of the series "Never Answer the Same Question Twice" comes one of my favorites: Hi Cindy, our lease expires in three months so we thought we should get started but we know nothing about the home buying process.  How do we know what we can afford or will be approved for?              I guess there are a couple of ways to look at that question.  You might be asking how much will a bank approve you for?  This is based on several factors such as your credit score, your income, your debt ratio and your cash available for starters.  The only way to really know this is to talk to a lender.  If for some reason they can't approve you right away, they will give you steps to put you in a buying position soon. This was an unusual year in Real Estate...everywhere  There were over 1,000 listings that expired in Fishers during 2010; many of course were relisted and ultimately sold.  Expired listings almost always leads to disappointed sellers and frustrated Realtors®.  If you are one of those sellers and still want to sell your Fishers Home, call a Fishers Realtor that can get the job done. While sellers have had some frustrations during 2010, many buyers were able to capitalize on the first time buyers credit, motivated sellers and low interest rates, truly a Trifecta for them. Is the current "town" of Fishers having an identity crisis?  Are they a town, a city or will they become a hybrid?  Looks like it will be November of 2012 before anyone knows for sure.  Although a recent federal lawsuit has been filed to move the referendum into 2011.  What are the options and benefits? Currently there are 100 condos for sale in Fishers and of those 13 are distressed properties.  Condos provide great ease in living with no lawn maintenance or exterior worries.  One thing to always keep in mind in condo homes, is the monthly maintenance fee.  The lender will often look at that amount as additional monies for your monthly payment. Some of the more inexpensive new options are at Limestone Springs located at Marilyn and 136th, far east side of Fishers.  There are currently 17 active condos in that subdivision.  The lowest priced condo currently out there is $89,000.  It is a pre-foreclosure; so is a distressed property. It was just listed two weeks ago, so will probably go quickly.  The monthly fees in Limestone are right around $150 per month. Moving a little further east...

A drive around town to view Fishers holiday lights is always a fun family activity. There are truly some people with way too much creative energy (literally) out there! One Fishers holiday lights display definitely worth a drive-by is in the Harrison Park neighborhood off of Allisonsville Road. Some interesting statistics as we review the Fishers Real Estate Market report for November.  Let's start with the good news!  The average price of a homes selling in Fishers was $253,800 for November 2010; compared with $204,800 a year ago.  That a 25% increase in pricing.  Two things are happening to create that good news, homes in Fishers are selling for more $/sq ft than a year ago and higher priced homes are selling than a year ago. The average price per square foot was $99 this month compared to $95 a year ago. Now on to the less than good news.  The volume of homes selling in Fishers is down again this month.  There were 77 homes sold in Fishers in November compared with 123 a year ago, a 37% decline.  The number of days on the market were also up to 85 from 67 a year ago.  For t...
