Originally posted at MarchantTeam.com Homes Sold in Carmel May 2012 The homes sold in Carmel in May blew last year away with a 37% increase!   There were 172 homes that sold in Carmel compared with just 126 a year ago.  The average days on market are impressive with 92.  We saw a slight increase in the prices as well with the average of $316,900 compared with $313,700 a year ago. The Luxury homes in Carmel are also doing well with 23 homes over $500,000 sold this month compared with 15 last year.  We even had 2 over the $1MM mark sell in May.   The most expensive home that sold was in Winterwood at 106th and Meridian.  It had been on the market 235 days and was nearly 7,000 sq ft .  I have a luxury home in Carmel that just came on the market that is 9,000 sq ft with a pool, hot tub and ...

Homes sold in Carmel for the year 2011 compared to 2010 were up 7% which is great news. There were 1324 homes sold in Carmel in 2011 compared with 1234 a year ago. Nearly every quarter in 2011 outsold the quarters of 2010. Probably the only reason the 2nd quarter lagged was due to all the first time home buyers in 2010 in that time period trying to take advantage of the $8,000 first time home buying credit. It is good to see amidst all of the negative rhetoric about the declining housing market that at the end of the year we can see our local Carmel Real Estate market exceed the levels of a year ago. Carmel 2011 4th Quarter Real Estate Statistics Homes for sale in Carmel IN remain steady. The 2011 4th quarter real estate numbers for Carmel show a significant drop in the number of listed properties, falling from 294 properties for sale at the close of 2010 to only 201 listed at the end of 2011. However, there was an increase in the number of sold homes, with 258 homes selling in the 4th quarter of 2011 and 203 in 2010. On average, homes sold for less in the 4th quarter of 2011 ($323,759) compared to 2010, where the average sales price was $338,905. The market stayed steady in terms of average days on market, with 102 average days in 2011 and 100 average days in 2010. Hold on! We're not quite done with 2011 yet - not when there are still Carmel Indiana housing market reports to compile!   Carmel housing market stats for November 2011 show mostly encouraging numbers as compared to November 2010. Carmel Closed Sales increased by a whopping 48% as compared to one year ago. Average Sales Price, Percentage of Original List Price Received at Sale, Average Days on Market, and Number of New Listings all showed improvement over November 2010. In fact, Median Sales Price (the price at which half the homes sold for more and half the homes sold for less) was the only category NOT to show improvement, falling by a little more than 5%. The Carmel housing market numbers aren't quite as rosy when comparing the last three months of real estate activity. Carmel Closed...

There were over 100 homes sold in Carmel in November which is a 45% increase over a year ago! Carmel (unlike Fishers at the moment) is seeing market trends that any city would embrace. Their average price of home sold was $353,000 compared with $288,000 a year ago. Their days spent on the market were 91 compared with 109 a year ago. Even the luxury market is seeing good news. There were five homes over $1 million sold in Carmel in November compared with zero last year. The interesting thing is that many of the homes sold were ON THE MARKET last year! The most expensive home sold in Carmel was $2,360,000 in Bridlebourne, but started out on the market 875 days ago at $4,500,000.
