The first Carmel Indiana real estate market report for 2013 offers reason to believe that this could (finally) be a very good year for sellers. Closed Sales continue to rise in Carmel, up 8.7 percent in January 2013 as compared to January 2012 and up 18.3 percent in the quarter ending in January 2013 when compared to the same three-month period last year. And while the number of Closed Sales keeps climbing, New Inventory keeps shrinking. New inventory in Carmel decreased by 9.7 percent in January 2013 as compared to a year ago, and by 11.8 percent in the three-month period of November through January. I admit so far 2013 has started off a little rough for me here in Carmel, IN.  My whole family has been sick, my husband, my adult children & a granddaughter who is recovering from a head injury in December that landed her in critical condition.  On top of all this, I slipped on the ice just before Christmas and broke my ankle!  Of course, I thought it was only a bad sprain so I waited two weeks to get it X-rayed, then found out not only was it broken but I needed surgery.   I now have a bionic ankle with a plate and screws holding it all together.  Unfortunately, it also meant I couldn't put any weight at all on that foot for 6 weeks & I have to keep a boot cast on 24/7.  It's pretty difficult to show homes when you are hopping on one foot with crutches or a walker, so my partner has b...

The Carmel housing market ended the year on a hugely high note with the December 2012 report. And while not quite as impressive, the year-end 2012 Carmel housing market report showed lots of reason for optimism as we get on with 2013! Carmel Housing Market Report | December 2012 In a month which is typically slow for real estate, there were some huge jumps in sales numbers from December 2011.  All categories were headed in the right direction -- and not just marginally, either. It seems like ages ago that we celebrated the new year, so it's hard to believe we're still talking about 2012. But in order to find out how the Carmel housing market truly fared last year we have to finish out the 2012 housing market reports - starting with November. Overall, the Carmel housing market report for November 2012 is a continuation of the good news that began earlier in the year. While there weren't any huge spikes like we saw in the October Carmel housing market report - when Closed Sales jumped more than 38% - most categories saw small gains. Notably, Average Days on Market dropped 14% from October 2011 to 98 days. Also notable is that both 2011 and 2012 numbers include sales of three $1 million+ properties and one $2.5 million+ property. A recent realestate.com article likens the national housing market to a roller coaster: a thrilling upward climb one month followed by a stomach lurching drop the next. It's an analogy that applies perfectly to the Carmel Indiana housing market in 2012. Case in point: the July 2012 Carmel housing report was reason to throw our hands in the air and celebrate, with Closed Sales, Average Sales Price, Median Sales Price, and just about everything else headed up, up, up. But then along comes the August 2012 Carmel housing report and we're left plummeting downward and wondering why we ever got on the ride in the first place. Carmel IN Voted #1 Small City by Money Magazine 2012 !  I live and work in Carmel, IN and love it!  I have lived around Carmel...Noblesville, Geist, Indy for many years but only moved to Carmel, IN officially about two years ago.  When we were trying to decide where to "downsize" to , we considered downtown Indianapolis because there is so much going on and the Broad Ripple area for the same reason but we kept coming back to Carmel because it offered the best of everything.   I love Main Street because the library (which is wonderful) is directly across from Carmel High School and when school lets out , you see kids going to the library, walking down Main Street to the coffee shops, restaurants, shops etc.  It gives a sense of community. Celebrate good times! Carmel Indiana has two great reasons to celebrate: earning the #1 spot on CNNMoney's 2012 list of Best Places to Live in America, and a July 2012 housing market report which indicates Carmel real estate is gaining strength.July 2012 marks the first time this year that the Carmel housing market has shown improvement or held steady in every category when compared to July 2011.
