I discovered this video to be very current given the changes we are facing in our country, and would like to share this with everyone. At first glance, you might ask me how this can be current since it was actually produced back in 1948? I thought the same thing, but after watching it, found the content to be as powerful of a message today as it must have been over 6 decades ago. What does this have to do with real estate? Everything! Let me explain: The date is May 15, 2009, and the government now controls the banks (via the TARP), and the values (via the HVCC). This should concern EVERYONE greatly. Since we are now in the month of May, I wanted to take some time to honor our soldiers and sailors who are fighting for our freedoms. Experience Earth Day, Gladiator Style! Our dogs found a nest of baby bunnies in our backyard, and unfortunately, they ate three (almost 4) of them. So we worked hard to save the two that surived, and my children named them Jasper & Casper!It was a long, hard road and we lost one of them......Jasper R.I.P 2009The good news is that were able to save Casper! We decided that Earth Day was the most obvious day, and he was ready, to be released back into the wild! I often wonder how important this day really is to people. You always hear folks talking about being eco-friendly, but how many of us actually follow through? Do you shrug it off as just another day, or do you utilize the time to re-evaluate your carbon footprint and focus on a few small changes to make a difference in the world. It really does not take a lot of work, let me share with you 4 easy ways to make it happen! 1. It can start with something as small as turning off your lights and television! 2. Here is a look at what happened on the Carmel Indiana real estate market for home under $700,000 in March 2009:   2008 2009 % Change Active N/A 626 Homes Sold 96 56 -42% Average Selling Price $288,199 $259,912 -9% Days on Market 104 97 -7% Price Per Square Foot 96% 95% -1% We see a pretty sharp decrease in the number of homes sold this year verus last year. We are also seeing a relatively big, 7%, decrease in the average sales price for Carmel. One metric that is encouraging is the absorption rate, or number of months supply of homes on the market, is still at a very respectable 7.29. This is pretty good indicator that the market is still quite stable and actually well balanced. The 1st Quarter Carmel Real Estate Market Report is quite revealing.  I am comparing the first three months from this year to last year and looking at various statistics.   As many of us expected, the decline in Carmel homes sold in the first quarter of 2009 was 34% less than in 2008.  What is perhaps a bit of a surprise is that nearly a third of the decline is in the price point over $500,000.  Of the 76 home difference; 24 of them were in the over $500,000 category. If we look at just the homes between $125,000 and $500,000 we can see that the days on market has increased about 13% and the price per square foot has decreased 8%.
