Every June children from Winnetka and surrounding communities celebrate the end of school with a day at the Winnetka Children’s Fair. For two glorious days, the Village Green is transformed into a magic kingdom of sorts, with rides, games and other activities for preschoolers to preteens. The fair is held the Friday and Saturday after school lets out, this year on June 11-12. A 60 year tradition, the fair is actually a fundraiser for the Winnetka Community Nursery School. It’s run by the school’s forty-strong Board of Directors with the help of hundreds of volunteers from the community. May Housing Stats for Winnetka, Kenilworth, Wilmette and Glencoe   Closed home sales for Winnetka, Wilmette, Kenilworth, Northfield, and Glencoe rose in May over April, but that makes sense.  The Federal tax credit ended April 31 - meaning that all home purchase contracts had to be written by that date but didn't have to close until the end of June. Total sales in April were 43, rising to 58 for May, with Wilmette having almost half the sales at 27.  Here's a breakdown of home sales for May: Winnetka - 15 sales with an average sell price of $1,100,135 Wilmette - 27 sales with an average sell price of $651,423 Kenilworth - 2 sales - average sell price $1,317,500 Glencoe - 13 sales - average sell price $1,016,430 Northfield - 1 sale - $1,000,000   Here's what is currently on the market fo...

On a warm and muggy day, threatening to storm, hundreds of Winnetka residents gathered at the Village Green to honor those who have died in service to America.  First the parade, then the gathering to hear the band and singers sing patriotic songs.         The featured speaker was 2nd Lieutenant John Hoff, a Winnetka resident who is currently attending USAF Undergraduate Training Program, assigned to the 84th Flying Training Wing at Laughlin Air Force Base in Del Rio, Texas.The storm interrupted and the ceremony moved to Christ Church across the street.  Let's all remember this is not a day of celebration, not a day for fun and merriment, but a day honoring those who have died for our country and the freedoms we enjoy every day.                                                           ...

    Today someone asked me how many homes are on the market in Winnetka.  Being a stats junkie, (try not to snore) I usually have a pretty good idea of the number of single family homes for sale in Winnetka.  Then she mentioned that it seem as though 20% of the existing single family homes are for sale.  We talked about the large number of “For Sale” signs peppering every block, but knowing that typically, 5% of homes turn over in any community in a year, 20% seemed over the top.  I turned to the 2000 Census data to try to find the total number of single and multifamily structures in Winnetka.  Well, in 2000, there were 3709 single family dwellings and 592 attached homes, i.e. condos, apartments, townhomes.  With 206 active single family homes currently for sale and 54 “under contract”...

April Housing Sales for Winnetka, Wilmette, Kenilworth, Glencoe and Northfield The Federal tax rebate that expired at the end of April was not instrumental in the final tally of sales in Winnetka, Wilmette, Kenilworth, Northfield, and Glencoe. One positive change is that the list price to sale price ratio has increased, except for Winnetka where homes are still going on the market priced too high. The average list price/sell price ratios were: Winnetka: 72% of asking price (12 closed sales) Northfield: 78% of asking price (6 closed sales) Kenilworth: 84% of asking price (2 closed sales) Glencoe: 84% of asking price (5 closed sales) Wilmette: 86% of asking price (16 closed sales) Here are the actual sales by Village: Winnetka 714 Cherry - $714,000 list price, $495,000 sell price - 69% of...

New homes have been coming on the market regularly now since January with little movement out of the market.  But the month of March has indeed come in "like a lion."  Finally houses are going under contract and at a pretty fast clip. Here's the rundown:  There are 197 homes for sale in Winnetka, Illinois.  Of those, 17 are under contract.  Well, that's not great, of course, but the intersting fact is that 12 of those 17 went under contract just in March, most just in the past week. Traditionally, New Trier Township schools go on Spring Break during the last week of March - did buyers want to jump in before they left?  That's unusual since home inspections and attorney approval reviews occur during the week after purchase. In Winnetka - a Village Prays and a Child Inspires.  Billy Joel wrote the truest lyrics when he sang "Only the good die young."  So often we find ourselves saying why couldn't it be Osama bin Laden or some ruthless murderer locked away in jail.  The small red signs began appearing all over town about six weeks ago.  I looked online and found nothing.  Then a client told me last week that a 9-year old girl name Chloe had died and so, the signs and outpouring of support finally made sense. Although I don't know Chloe or her family, I read about her in the local Winnetka Talk newspaper.  That's when Billy Joel's lyrics came back to me - and I understood that a very special child was gone. Kitten Adoptions at Noah's Art in Winnetka!  Our wonderful pet supply store, Noah's Ark, is hosting a kitten adoption in conjunction with Paws Chicago, Chicago's largest no-kill humane animal shelter. The event is called "March Madness" and will be held tomorrow, Saturday, March 20, from 12-4 pm. Winnetka - TV Tune Out Week Activities - it's that time again, from Sunday March 7 through Saturday March 13 is Winnetka's annual time to motivate children to find other fun activities in lieu of watching television. TV Tune Out Week was started in 1995 by the Winnetka Alliance for Early Childhood and aimed at children 3 to 13 years old.  For seven days children are encouraged to turn off their televisions, as well as computers and video games and experience new adventures. February Housing Stats for Winnetka, Wilmette, Kenilworth & Glencoe - and the craziness continues!  What do I mean by that?  I have consistently shown month after month that listing your house for sale for too high a price will result in: a long wait to sell less money in the end It's really that simple.  February sales for Winnetka, Wilmette, Kenilworth and Glencoe are still going at an average of 76% of the original list price (almost idential to January.)  This number does not reflect one foreclosure and one short sale that I removed from the totals (which sold for 49% and 63% respectively.)  Days on market have been longer than it takes a baby elephant to come to term in the womb. Buying a foreclosure - it's not a slam-dunk.                  Just a few years ago, foreclosures were almost unheard of in the North Shore communities of Winnekta, Wilmette, Kenilworth, Glencoe and Northfield.  Only far off Evanston had a few foreclosures that most agents from the North Shore never had any reason to deal with. New Trier High School in Winnetka - To Renovate or Not?    A volatile subject sure to raise hackles in the coming 2 months is not whether New Trier needs a renovation, because most residents believe it does.  The issue is just how much renovation it needs and at what cost. One proposal early on called for the complete rebuild of the school with an accompanying price tag of $400 million which was denounced as too expensive and too intrusive to the community.  Other ideas called for enlarging the Northfield campus, rebuilding just the west side, or just continuing to make repairs as they were needed. I was curious to see how much the tax credit would affect sales in Winnetka, Wilmette, Kenilworth and Glencoe.  As it applied to first time home buyers (or buyers who had not bought for three years) and with income restrictions I did not think it would have much of an impact. Basically, I was right, with the exception of Wilmette which posted 32 sales for the month of November.
