February 2014 sales were at their highest level compared to February of 2013 and 2012. February YTD sales of 17 are running 30.8% ahead of last year's year-to-date sales of 13. Well, in this case, you don't have to plan it.  My fellow Winnetka neighbor, Frenchman Xavier Cabanne, has started a tour company called The Scenic Road that will take care of every detail for your trip to Burgundy France. The affluent community of Winnetka Illinois real estate sales have been staggering in 2013. They peaked in 2007 with 210 homes sold and then dropped to 147 in 2008, 143 in 2009 and then in 2010 a rebound started with 193, 2011 had 210 homes sold, 2012 207 houses and that takes us to last year, 2013 when 249 homes sold. Does Weather Effect The Real Estate Market? Let’s cut to the chase.     The answer is “yes”. Of course.     The weather in northern Illinois this winter has been horrendous.  The weather in much of the United States this winter has been horrendous.  Locally, we are well on our way toward what could become both the coldest and snowiest winter on record.  Today is the 22nd day that we have registered temperatures at zero degrees or less.  That is equal to the number days of zero temperatures in the last five years combined. Winnetka IL had a wildly interesting January 2014 in terms of prices - three were well under $1 million and three were well over $2 million! Our brutal winter weather has dampened buyers' spirits for going out and touring Winnetka homes for sale.  But this January still bests last January by one more home sold. New listings are, however, coming on the market in force.  And some buyers must be impervious to the weather because several homes have sold fairly quickly. It won't do any good to give an average or median price for January's sales since they are so wide spread.  However, the list to sell price ratio was 88%, lower than it had been for 2013.  And market time was averaged at 72 days, which still indicates a strong seller's market. OK, so it's not exactly HIS house, though he could certainly afford it after signing his seven year contract with the Bears a couple of weeks ago. Frustrated Winnetka residents have finally heard an answer to their question "Why can't the Village do something about the flooding?"  After many meetings, discussions and debates, the first phase of the project has been awarded to the engineering firm, MWH Global.   The plan is for an 8-ft wide tunnel that would run east 7,900 feet under Willow Road from west Winnetka to Lake Michigan.  It will alleviate flooding to approximiately 900 acres of sodden land and would be aided by an additional 22,000 feet of new storm sewers feeding into the new tunnel. In 2011 the average time for a home to be on the market before selling was 190 days. Now after the 2013 data had been compiled it came out to 100 days a 43% faster sale time.
