This weekend the Chicago Tribune reported that:   "In the Chicago area, home sales in the million-and-up category were up 8 percent from January through September, with a median price (in that bracket) of $1.35 million, according to Re/Max Northern Illinois." I checked to see how those numbers compared to high-end sales in the North Shore - specifically Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield.  I used the same time period - January through September in both 2013 and 2014.     2013 2014 # Homes Sold 264 298 Median Price $1,376,900 $1,383,750 Average Price $1,652,377 $1,615,904   There was indeed an increase in high-end homes in 2014 over 2013 - almost 13% more sales.  The Tribune reported that the average for Chicago area homes was 8%.   The median price of Chicago area h...

I know that buyers and sellers love scrolling through Zillow, Trulia, and other real estate sites to look at properties.  Personally, if I am looking for properties in an area that I'm unfamiliar with, I prefer to find a local realtor or brokerage and peruse their site. Why?  Because I know that Zillow, while fun and seemingly comprehensive, is often incorrect.  They show foreclosures that are not, in fact, anywhere near to being listed.  They show homes for sale that sold months ago. Example - a client called me today and asked about a "For Sale by Owner" condo in a Winnetka complex that she is interested in.  She sent me the link and I was astonished to see how much of the information was wrong.  And the listed phone number was disconnected. November 2014 sales were at their lowest level compared to November of 2013 and 2012. November YTD sales of 221 are running -16.6% behind last year's year-to-date sales of 265.  The Median Sales Price in November was $985,000, up 6.2% from $927,500 in November of 2013 and down -10.8% from $1,104,000 last month.  Indian Hill Road in Winnetka, ILUPDATED 2022Indian Hill Road in Winnetka is a small winding road that is perfect for walkers and runners.  It encircles Indian Hill Country Club and runs for about 2 1/3 miles and winds through the golf course and past homes.I once lived a block away and it was my regular jogging and baby walking route.  Nowadays, I'm a few miles away and love to ride my bike there.Indian Hill Country Club is a private 18-hole club that was established in 1914 and is open to residents who live in the villages that abut it:  Kenilworth, Winnetka, and Wilmette. "Red Invitation" Holiday Sunday Sale -Winnetka is once again having a pre-Christmas sale this coming Sunday, December 7. Merchants will be offering discounts, special deals, personalized service, and refreshments. It's always a very busy day but lots of fun.  All three shopping districts in Winnetka (Hubbard Woods, East Elm, and West Elm) will have participating stores, plus several in Northfield as well. Well - almost a jiffy.  I've never made a wreath before but this year I decided to give it a go.  I found these fairly quick and easy ones that can be constructed with just a few supplies.   If you need a few things, Michaels in Glenview is a great place to pick up wreath forms, ribbons, glue sticks, and pins. Winnetka has just expanded what it will accept in our recycling bins.  You can now include: milk cartons juice cartons soy milk cartons creamer soup broth protein drinks Previously, these cardboard cartons with a slightly waxy feel were not recyclable.  Throw 'em in!   The Village of Winnetka states:   "Too many recyclable cartons are still going to landfills when they could be repurposed as paper towels, napkins, and even building materials.  Recycled paper production creates 74% less air pollution than non-recycled production.  It's easy to make a difference - just put your clean, empty cartons in your recycling cart."

Winnetka IL Real Estate Homes For Sale The Winnetka IL Real Estate scene has been very hot in the last two years. For the first time in many years we have seen new construction. In October, Winnetka had 12 houses go to closing.  The 12 sales looked like this: Average sale price:  $1,610,000 List to sell price ratio:  87% Days on Market:  272 Two of those numbers don't look very good.  The list price to sell price ratio number tells us that homes are selling at 87% of their list price - which means those homes were listed too high.  In the previous month of September, that number was 95% which is more normal.   The second number of concern is the long market time to sell - an average of 272 days!  On closer examination, most of the homes sold between 13 and 157 days. But two homes were on the market for an extraordinarily long time - one for 943 days.  Those two statistics skewed the average. In 2010 there was a contentious battle to upgrade New Trier High School's campus in east Winnetka.  The school hosted tours, meetings, and events to help get the measure passed.  But ultimately it was too big, too ambitious, too expensive, and it went down.   This time around, the school is asking for an $89 million bond referendum (in 2010, it was $174 million) that will provide for a more modest but but much needed upgrade to several aging buildings. Specifically, the school would like to replace these three building that have the most serious deficiencies.
