The Winnetka IL Forest Preserve On Forest way DriveToday I had a listing appointment in the North Shore suburbs and it went well. I got it together but that is another story. This property will be coming on soon, that is not what this blog is about. After I was done I drive through the forest preserve also known as the Skokie Lagoon. It was cool but very sunny and may people were out. I stopped and took few photos to share with you. This is a combination bike and running path along with fishing and a fast moving road in the middle of it which is what took me from point A to point B. The area I drove on the way to my parents house was through Glencoe, and ending up in Winnetka IL. Winnetka Market Trends for March 2015Winnetka home sales for the month of March rose in volume by 25% when compared to last year, while the median sale price rose by 20.7% from $824,500 to $995,000. The number of Single Family homes sales rose by 33.3%, while the median sale price decreased by 13.9% from $1,440,000 to $1,240,000. My market reports tell me that prices are up but sales are down.  That seems to indicate a lack of inventory but everyone is commenting on how many "For Sale" signs they're seeing.  Certainly anything priced around $1million goes fairly fast. February was a busy real estate month, as expected, in the Hubbard Woods School district.  There were 22 new homes listed for sale, 3 that were relisted, 3 went under contract, 2 price changes, and 2 that went pending.  There were no closes in February but since it's the month that many new listing come on the market, that is not unusual.  We'll see more closings in the months to come. Knowing the absorption rate in your area is a great asset when looking to purchase or sell a home in Winnetka.  The absorprion rate is actually a formula that tells you how long the current inventory of homes would take to sell if no new homes came on the market.   In other words, it's the rate at which the market absorbs or eliminates current inventory.  It determines this by the current rate of home purchases made by buyers. In general it is agreed that less than 5 months worth of inventory is a seller's market and more than 5 months is a buyer's market (with some middle ground being a stable market.) The real estate market in Winnetka, IL has started off more quickly than one year ago.  With interest rates still low and inventory on the lean side, buyers are on the move.   This chart, from the Multiple Listing Service, shows home sales, prices, and days on market for each month in 2014. January home closes reflect actual sales that took place in November and December, yet they are still indicative that the market is busier this year.   In January 2014, there were 26 new listings and 6 real estate closes with a median price of $1,578,546. In January 2015, there were 26 new listings and 16 closes which represents a 166% increase in sales over last year.  However, the median sales price dropped by almost 6% to $1,487,500.
