UPDATED 2019  I have written many times about my thoughts on looking for homes on Zillow or Trulia.   Listings are often long gone, sold and closed months ago.  Or foreclosures are touted as being available when they are years away from coming on market - if ever.Here's a little secret:  not all homes that are available for sale are listed publicly.  This is true in Winnetka, Wilmette, Kenilworth or any city in Cook County.  Even throughout the country.Often called "pocket" listings, I call them "exempt" listings. Just last summer everyone was lamenting the lack of inventory of Winnetka and other North Shore homes for sale.  Buyers were plentiful and sellers were celebrating  a bidding war bonanza.This year the real estate scene is a little different . People are  asking me about all the  "for sale" signs dotting the streets. Inventory is definitely up and the question is why.Whereas Kenilworth had under 30 homes for sale a year ago, the number today is 58.  Last year Winnetka was hovering just under 100 and today it's 187.So what's going on?  Mainly it's important to understand that these inventories are more historically normal - it was abnormal to have so few homes on the market last year.  It might be more logical to ask why there were so few listings available last year.2014 was a strong sel...

May 2015 sales were at their lowest level compared to May of 2014 and 2013. May YTD sales of 86 are running 10.3% ahead of last year's year-to-date sales of 78. The Median Sales Price in May was $1,114,000, down -12.3% from $1,270,000 in May of 2014 and up 5.7% from $1,054,000 last month. UPDATED 2019 I was at an early morning networking meeting today when it came around for me to speak about business. As always, the real estate discussion seems to take a while - everyone wants to know more or has a story to tell.One of the people in the group mentioned that their company was doing work on a historic home in Winnetka and she was really proud that they were chosen for the job. Of course, I knew exactly which house she was discussing - it had sold last year. I was able to give details and place it for everyone else.Everyone looked at me and said "Wow, you really do know Winnetka!"  I better, right? I attend many meetings at the Winnetka Community House in Winnetka and have always been attracted to the beautiful paintings that line the walls along the hallways.  I wondered who the artists were and why the paintings were hanging there.Now that I have a friend who is the president of the North Shore Art League, I have some answers.  And I was really impressed with the depth of work and outreach that these talented artists and supporters are involved in community wide.My friend, Diana DeMeuse, has been a member of the North Shore Art League since 1992.  She told me the Art League was formed in 1924 and originally owned its own space within the Winnetka Community House.  Today, they are tenants in the building and have a large studio with a 60' skylight and a separate printmaking room....

UPDATED 2019 Nobody has to wonder where all the ranch homes in Winnetka and the North Shore communities have gone  . . . they were the first to get torn down and have new homes built on the lots. Lots that were often substantial.The dearth of ranch homes has proven difficult for some folks who want to downsize but aren't ready for a condo yet. Some people just can't imagine life without tending a garden and flower pots on a balcony just won't do. UPDATED 2019 Greeley School in Winnetka is located at 275 Fairview Ave and is an elementary school for kindergarten through 4th grade. The school serves the children living mostly on the east side of Green Bay Road. Last year there was a lot of hand-wringing over a lack of inventory of Winnetka homes for sale as well as other North Shore communities like Wilmette, Northfield, and Kenilworth.  Fewer homes meant more competition, higher prices, and a lot of angst for buyers.This year, I look around Winnetka and I see lots of "For Sale" signs and I know the market has changed. The Winnetka Village Council has scheduled a special meeting for Tuesday evening, April 28 to discuss the stormwater tunnel.  This controversial project was put before the voters in a 2014 advisory referendum and did not pass.  However, as Winnetka is a home rule community, the council can continue to bond without voter approval.I have been told by a knowledgeable source that the $34 million budget is projected to go 70% higher - to $58 million.  Some who oppose the project are concerned about environmental issues and untreated water being released into Lake Michigan.  There is apparently a "gate" that will allow the water to flow untreated if there is too much rain.Whether you are for or against this huge project, make your voice heard and attend this meeting!To view the agenda packed ...
