There is an update to my original post:   Solutions Sought for Winnetka Schools' Enrollment Imbalance.Winnetka School District 36 decided to take redistricting off the table after the advisory committee felt it was not a viable option.  Temporary classrooms have been previously installed at Crow Island School to help alleviate overcrowding there temporarily.   The advisory committee needs to decide on an immediate solution which can be implemented by the start of school in Fall 2017.At the last meeting on November 29, it was decided to concentrate on four proposals: no kindergarten classes offered at Crow Island some kindergarten classes at Crow Island no fourth grade classes at Crow Island retain all kindergarten and fourth grade classes at Crow Island and add two additional temporary ...

UPDATED 2019 Of the 121 homes currently listed for sale in Winnetka (as of November 21), just 3 homes are distressed sales. Though the recession is behind us, there are still homeowners who cannot keep up with the mortgage or taxes. This chart shows the dramatic change in inventory from the recession to now for distressed homes:    I first wrote this report n 2016 when there were10 closed sales of foreclosed or short sale homes. Now, the past 12 months there were only 6 such sales:  These distressed sales can present opportunities to those who are willing to take some risk (such as no survey, sold as is, no disclosures.)  The first home, 995 Grove sold for $420,000, was rehabbed, and is now on the market for $899,000. 1011 Willow was originally listed for $1,000,000 and closed for $660,...

Some Winnetka residents have been alarmed by hearing news that Winnetka is proposing closing one of its elementary schools due to "unbalanced enrollment."  Which is another way of saying that one is overcrowded and the rest running at less than full capacity. The three Winnetka elementary schools are Crow Island, Hubbard Woods, and Greeley, plus Skokie Middle School and Washburn Junior High.  For the past several years, Crow Island has seen an explosion in population, resulting in the need for temporary classrooms.  Meanwhile, Greeley and Hubbard Woods have plenty of room.To complicate matters further, extended day kindergarten is being implemented next year.According to a parent who is involved with the Central Parent Teacher Organization and has spoken with the superintendent Trisha Ko...

My son moved back home to Winnetka recently after a job change made his commute from the city intolerable.  He had been planning to re-register to vote in the suburbs . . . but never got around to it.  As usual, he waits until time has run out.He decided yesterday to vote in our local Winnetka precinct and read that you could register and change your address even on election day.  He took some paperwork that showed his current address and went off to do his civic duty.  He was denied and told it couldn't be done.Luckily, I had just read an article online by the Chicago Patch "Your Guide to Elections in Cook County 2016."  That article had a sub-article titled "Problem at the Polls?  Here's Who to Call."  The point was primarily to call if you see irregularities at your polling place - a...

I won't be writing a lot of background about the Chicago Cubs' long wait for a World Series win - just about everybody knows about it.  But unless you were born here or have lived here for a while, you just really don't know how big a deal this is.I grew up watching the Los Angeles Dodgers face off against the New York Yankees untold number of times.  We lost some, we won some.  But we always knew we were good and would have at it again. Then I married a Cub fan in California and moved to the North Shore area of Chicago in 1987.  That's when I saw firsthand the despondency and utter despair that being a Cubs fan meant.  There were several times that it might have, could have, happened (1984, 1989, 2003, 2015) but didn't.  The Cubs have not been to the World Series since 1908 - the longes...

The Winnetka Village Trustees are trying something new - a sort of grassroots approach to discussing local issues. The Village has planned a series of monthly "conversations" with residents to examine such concerns as stormwater problems or revitalizing Winnetka's business districts.  The idea is that many residents cannot attend evening meetings and so a less formal and more approachable format was chosen. The first meeting will be held this Saturday, October 15 at Peet's Coffee in downtown Winnetka (at the corner of Elm and Chestnut) from 10-11am.  Trustee Kristen Ziv will attend this first meeting with subsequent meetings held on the second Saturday of the month.  Future meetings will be led by different trustees on a rotating basis. If you have a concern, idea, or solution for Winnekta...

UPDATED 2019 Winnetka may be the most difficult village to find a condo to live in (other than Kenilworth) because there are so few developments.  As of today (November 2019) there are 12 condos for sale priced between $140,000 for a 1bed/1bath to $785,000 for a 2bed/3bath.  There have not been any significant new condos built in Winnetka since 2007 when the building at 720 Green Bay was built with 13 units.  It went on the market at the cusp of the recession and most units were rented for several years before the market recovered and sales began. The One Winnetka project was just rescinded. It would have brought some much need condo and townhome space to the village and perhaps someone else will develop it eventually. In the past 12 months, 22 condos sold in Winnetka, selling at a median...

UPDATED 2019 Do you have a house in your neighborhood that has been on the market for a seriously long time? And did you, by chance, notice that same house has had maybe three or four different brokerage signs out front?Well, there you have a seller who is playing Real Estate Agent Musical Chairs. I'm not sure he knows how to play - or more exactly, that he should be playing this dangerous game at all. You see, he usually loses. There are two types of sellers in my opinion - those that cooperate with what their real estate agent proposes in terms of price, presentation, showings, etc. And those that don't. The sellers that don't listen to their agents and make their own decisions, unilaterally, set themselves up for failure. And the hapless person who takes the fall for this - yup, their...

When you receive a contract to purchase your home, your emotions are running high and excitement mixed with trepidation is in the air.  Could this be it, could we really be selling our house? There is a point when the contract has been successfully negotiated and fully signed and the initial earnest money has been delivered. UPDATED 2019  When I discuss pricing with home sellers in Winnetka and the North Shore, I notice that sellers have different expectations regarding their sale price. Motivated sellers are willing to list properly, hear my advice regarding the comps, and eager to move forward. Then there are those that are looking at building in "wiggle" room to their price to counteract and anticipate the dreaded low offer.Does this accomplish anything?  Yes - it increases market time and could actually net you less profit. The more a house is overpriced, the lower an offer will be tendered. I concede that even with a very well-priced home, an offer could still come in low. But that is a consequence of ill-informed buyers or their agent. A properly priced home will always have comps to support the list ...
