What is Geocaching you might ask? Well, it's like a treasure hunt and you can't believe how this hobby is world-wide! I mean there are actually geocaches in countries like Afghanistan! I have just started doing this and just had to share! A geocache is a hidden container that usually contains a log for visitors to sign and sometimes trinkets to exchange. You use a GPS to find the containers using the latitude and longitude coordinates. When you find the container, you sign the log and take something from the container and leave something new in it. Sometimes you will find Travel Bugs which have tags with a trackable code on it so you can see all the places it has been. You wouldn't expect the DuPage River to be such a menace! It's usually the most casual, low key river. But not this time....with historic rainfall of about 8 or 9 inches in 3 days, the DuPage River had a mind of its own. As the rains kept coming, Warrenvillians found it a bit more difficult to get around as several roads had to be closed due to flooding. Many residents' homes were flooded and Bower School looked as if it were sitting in the river! Not only did we have a large rain system move through, but the remnants of Hurrican Ike followed behind. Phillips 66 gas station felt the wrath of the river as it surrounded the convenient store and rushed through the parking lot. The DuPage Forest Preserve District in Illinois has been busy acquiring property for new forest preserves.   St. James Farm offers 607 acres purchased from the McCormick family trust, the 88-year-old estate of the McCormick family. The estate was a dairy farm, later converted for horses. The property is on both sides of Butterfield Rd. at Winfield Rd. and connects Blackwell Forest Preserve and Warrenville Grove Preserves to Herrick Lake and Danada Forest Preserves. With 195 properties on the market in Warrenville IL I would say this is the softest market I have seen since I started real estate in the late '90s. We have more than double the "normal" amount of homes on the market which translates into a long market time. Only 15 of the 195 properties are under contract leaving 86 single family homes and 94 attached homes for sale. The good news is that if you are a buyer prices are at their lowest in the past 5 years. We have seen a decrease in prices of about 9% in the past 2 years. 155 of the properties for sale in Warrenville IL are under $300,000 making it one of the most affordable suburbs in DuPage County. Warrenville will soon be getting a new newspaper - The Warrenville Sentinel with local information and news just for Warrenville. We are excited to see what the paper will bring to the community. Many volunteers are involved in making this happen. The editor is hoping to release the first issue at the end of July. As a Warrenville Realtor, I think the paper will be a huge asset to the community. The small town feel of Warrenville just west of Chicagoland is what makes it special. Warrenville truly is Dupage County's best kept secret!

A total of 85 homes sold in Warrenville in 2007; down from 109 homes sold in 2006.  Everything was going well until September.  In other adjoining towns, we saw a drop in sales during September after all the mortgage crisis of August.  However, Warrenville had an up and down market, before that.   A total of 113 condos and townhomes sold in Warrenville in 2007; down from 145 in 2006.
