The reporting for Skokie IL Real Estate January 2017 is available for viewing now. The numbers show a community that is in demand. People are continuing to purchase property throughout this winter we have a 41.3% gain in closed sales of all types of properties.This report is a 30 day period ending January 14 and as compared to the same time for 2016. Looking at the Skokie IL Real Estate report for November 2016 and a 30 period as compared to the same time last year shows an active market. Taking a 30 time frame that ends November 14, 2016 and the exact same period of 2015 shows that Skokie IL has a 20% change in new listings of all types of properties. 15.5% less closed sales and 22% less inventory.If we break it down and look at Skokie IL real estate and single family homes new listings are up 32.7% this month. We have 65 new house listings and in 2015 during the same 30 period it was 49. Under contract properties are up 10% to 33 houses Vs 30 last year. Closed sales are down 30% to 35 from last year's 50. We now have the Skokie IL Real Estate market report for October 2016. Looking at a 30 day period through October 14 as compared to the same time one year ago we have 17.6% less new listings of all types of properties and 21% less closed sales. Skokie IL shows 20.1% less inventory.On with our single family home analysis for Skokie, we have 24.4% less new listings with 62 homes coming on as compared with 82 last year during the same time. There are 7.3% more under contract homes with 44 in the current month as opposed to 41 last year. Closed sales are down 14.6% at 41 homes closed and last year it was 48. Today my first time home buyer closed on the sale of 8714 Keystone Ave in Skokie IL 60076. We got this property a 3 bedroom and two bath Ranch house with multiple offers and under contract after only 5 days on the market. My client, a couple was very happy and smiling as we left Chicago Title Company this morning.These nice folks came to me under a referral from reading about the past reviews I had received and told me that they were nervous as they had many questions. The interest has not died down. We have a very happy buyer client as we got these folks under contract this weekend. I showed them many 3 bedroom houses in Evanston, Skokie and Morton Grove and saw first hand to a very hot market. These cute Ranch houses are selling like hot cakes.We finally pulled if off by getting in there right as it hit the market and quickly submitting a very good offer to the seller. They accepted our offer and now my buyer has a huge smile. There is a lesson to be learned here. This throwback Thursday post is not going back all that far. It was last Saturday when we attended the Old Orchard Art Festival in Skokie IL. This was a very hot day and we were dressed in shorts and tee shirts. At the end of the art festival it started to rain but we just went into one of the many restaurants available at Old Orchard Mall and had a casual dinner. I had a wonderful time. This festival moves all over Chicago land and changes its name with each community. It is going on all Summer long and will be headed to the Glen in Glenview IL August 6th and 7th. Head over there is you want a fun afternoon. The July Skokie IL Real Estate report is available. The numbers are interesting as usual. Today we are going to take a look at the a comparison of figures for today Vs one year ago at in the same time frame of the month ending July 14th. We see a 1.5% gain in new listings for all types of property and 4.3% more closed sales. There is 11.2% less inventory for Skokie IL. This indicated a good time to sell your property if you want to move. In single family homes we have a slight gain in new listings with 84 as opposed to 82 this month last year a gain of 2.4%. Under contract single family homes in Skokie IL are up 13.8% with 66 houses and 58 this period last year. Closed sales are up 11.5% with 68 houses closing in June and 61 last year. The Skokie IL Real Estate Report for June 2016 is out and there are some interesting figures. Single Family Homes are doing slightly better than Condos but the stats are very interesting for this month. Looking at all types of properties we have a 2.2% gain in new listings and a 1.5% gain in closed sales of all types of property. However the inventory is down 11.2%. Looking at detached properties, this is single family homes, we have 1.1% less new listings, there are 94 new homes on the market for this month, we had 95 at the same time frame of 2015. What is a very interesting stat is that we have 32.7% more under contract houses this month with 73 homes as opposed to only 55 going under contract last year at this time. It is a the home buying season and three bedroom houses in Skokie are very popular. Skokie IL was built up starting in the middle 1950's and the most popular style of homes at that time was the "Ranch" house with no stairs except in the basement. You see many neighborhoods in Skokie lined with brick Ranch homes. At the time they were constructed it was affordable housing and now Skokie IL is a preferred place to call home. The Skokie IL Real Estate stats are very interesting this month. We have a 17.9% change in new listings of all properties, a 7.1% change in closed sales and 10.7% less inventory of all types of property. Overall the stats look promising for Skokie at this time. As far as Skokie IL single family homes we have 18.8% new listings with 95 new homes on the market in April of 2016 and 80 the same time last year. Skokie has a 29.2% gain of under contract single family homes with 62 currently and 48 last April. Closed sales are up 2.9% with 35 homes this April and 34 last year at this time. We visited the Skokie IL Sculpture Park and went on a four and a half mile walk Sunday. I think we covered about half the park,  parked the car at Dempster Street and walked a couple miles one way and then back. It was a beautiful day at about 70 degrees and sunny. The Skokie Sculpture park is inspiring to hike and admire the art work as you walk. It is on the border of Skokie IL and Evanston and full of people riding bikes, walking and jogging.
