May 2011 Shorewood IL Home Sale Results June 9, 2011 13 single family homes for sale in Shorewood, IL closed during the month of May showing an increase over the 8 homes sold in April.  May sales ranged from $134,000 to $410,000 with an average sales price of $234,439.  The median sales price, where half the sales were above and half below, was $195,000.  In April the average and median price were both a little over $215,000.  This data (though limited by few sales) may indicate increased real estate activity for the month of May. Shorewood has 30 homes for sale under contract with an average list price of $207,727.  This could translate into higher sales for June, July and August.  111 homes in Shorewood remain for sale with an average list price of $262,932.  No attached homes were so...

Return To Route 59 Thursday, April 28 to Sunday May 1, 2011Shorewood, IL     The Village of Shorewood has organized a Return to Route 59 weekend to celebrate the completion of road construction along Route 59.  The Return to Route 59 event kicks off with a ribbon cutting at 5pm Thursday, April 28 at the corner of Route 59 and Black Rd (Citibank).  Thursday has been designated as "Ladies Night Out" and begins local venders shopping deals. Last week I attended the Darryl Davis Seminar in Chicago.  3 things I got out of it (in no particular order) 1)  Focus on the process and success will come. 2)  Commit to what can (will) be and forget about the thoughts, beliefs, concerns that hold you back. 3)  Focus buyers on finding the best home they can afford and not on the other stuff.   I just finished reading Jim Frimmer's blog "Is it a good time to buy a home? My answer is not what you might think. " and I thought it was great. The 3rd point above came to mind.  Darryl taught that the buying process can be completely simplified if we focus on the commitment to buying.  Jim's answer to his question was that it is a great time to buy if you're going to LIVE in the home.  A home is not an investment to be worry you over its value...

How to Hire the Right Shorewood, IL Short Sale Agent  If you're looking for a short sale agent in Shorewood, IL you'll find a lot of REALTOR® claiming to be an "Expert".   Save yourself some time and take my advice.  Write an email to these agent and ask some general questions.   For example: What is a short sale? Real Estate Market News Update12/16/10New support for neighborhoods with high foreclosure rates was announced Wednesday as Federal Reserve, FDIC, Office of the Comptroller of the Currency, and the Office of Thrift Supervision officials issue final ruling.  Through HUD's Neighorbhood Stabilization Program (NSP) additional funding to purchase and rehab foreclosed properties has been made available.  The changes encourage banks to provide services for NSP communities.  In exchange, lenders will acquire credits that will be considered when lenders request approval of applications for new bank branches or for mergers or acquisitions.  HUD's NSP program has received over $7 billion in funding to alleviate problems such as large inventories of vacant homes, declining property values and neighb...

Real Estate Market News Update12/15/10The Home Affordable Modification Program (HAMP) will fall short of its goal of helping 3 to 4 million homeowners.  HAMP has only helped an estimated 700,000.  The Treasury has used only $4 billion of $75 billion that was set aside as part of TARP.  The Congressional Oversight Panel (COP) says that the opportunity to revamp the program expired with TARP on October 3.  Many problems with the program are unfixable and have cost taxpayers money as many helped have re-defaulted.  Each re-default costs thousands of dollars in wasted money as it only delayed the foreclosure and did not avoid it.  8 to 13 million foreclosures are expected by 2012 and will continue to depress home values and real estate activity.A foreclosure report by Foreclosure Radar show...

Shorewood Foreclosures News: More Homes LostDSnews.com reported that over 7 million homes are 30 or more days delinquent.  A little more than 2 million homes had already started foreclosure proceedings and about 2.5 million that are 90 days past due and about to begin foreclosure.  Currently, Shorewood has 350 homes in foreclosure, according to Realtytrac.com.  47% of these homes are pre-foreclosure and can avoid foreclosure auction.  Short sale is a viable option and many times foreclosure can be delayed.  This allows homeowners a little more time to sell via short sale and protects their credit rating from foreclosure, which may prevent anther home purchase for up to 7 years.Loan modification may also be an option for homeowners who qualify.  Typically, lenders want to see that there ...

Probe Continues as all 50 States Attempt to Stop ForeclosuresThe Chicago Tribune (10/14/10, page 27) reported today that President Obama would likely not take action to stop foreclosures.  The administration believes that the foreclosure moratorium that some banks have voluntarily undertaken will drive prices down more and delay the recovery of the real estate market if there were a nationwide suspension of foreclosures.  In September, 1 in 99 Plainfield homes received a foreclosure filing with 208 homes receiving notice.  This represents a decline in foreclosure activity as there were 266 Plainfield foreclosures in July and 243 in August.  The average price for foreclosures in Plainfield is $169,461, according to Realtytrac.  This represents an average discount of 24% compared to homes...
