The Schaumburg mall has formed a partnership with Warner Bros. Consumer Products to create an innovative play area with larger-than-life, three-dimensional Looney Tunes character favorites, including Bugs, Marvin the Martian, Yosemite Sam, Pepe Le Pew, Sylvester and Tweety. The play park is set to open November 7th, 2008 - the same day Santa's set to make his annual debut. The new play area allows children to climb aboard a super-size teeter totter with Yosemite Sam, jump in a raft with Pepe Le Pew and his girlfriend, Fifi La Fume, and play hopscotch with the Tasmanian Devil. A simulated sandbox and giant marbles to shoot are other attractions. Alexian Brothers Children's Hospital is sponsoring the 1,600-square-foot play area in the mall's lower-level Macy's Court. EVERY REAL ESTATE MARKET IS LOCAL.  ASK A SEASONED REALTOR, LIKE LYN SIMS, WHAT'S GOING ON LOCALLY! What if 2008 was the best year to buy real estate and you didn't do it?   This time may be your 'best opportunity' market in years!  Mortgage interest rates are low and prices in Northwest Suburban Illinois are still holding fairly well, generally area prices are flat.  The median price home sale in Illinois is actually UP at $198,768*.  The Chicago Median Price for a home is $264,271* which is also UP.  NOT EVERYWHERE IN EVERY NEIGHBORHOOD ARE PRICES FALLING.   That's why I'm saying the real estate market is local - it even makes a difference from subdivision to subdivision in every single town!  But, over time and the long haul, no investment comes close to real estate so now is a great...

You may have been a victim of mortgage fraud committed by your mortgage broker and facilitated by an over inflated appraisal report. You may have recourse against one or both parties.  Do you have the appraisal from the closing package? You know what makes me crazy?  Market graphs that don't tell you what is really going on in the real estate market.  Let me tell you what I've noticed from the local media and alot of my own real estate compadres recently - graphs that point to the past!  Yes we are down from 2006 and 2007 but do you really care if you have to sell your home now?  I am thinking you are reading this post because you want to sell your house NOW - TODAY - OR SOON! BUT CAN YOU?  WHAT CAN YOU EXPECT?  So I've decided to talk about what has happened RECENTLY, in the last 6 months of the market.  That is the best 'current time' that I can do.  No sense talking about the past or what market increases you are not experiencing NOW. Remember that old song by the Grass Roots?  Sha-la-la-la-la-la live for today!  Th...

SO WHAT'S UP WITH THE REAL ESTATE MARKET? Interested in getting a copy of the best overall market information and real estate sales conditions that I could find recently?  It’s an article from Chicago Magazine’s October Issue "What's your House Worth" that just came out and offers extensive data on each town and neighborhood in the Chicagoland area.   What makes this article important is that it is compiled from the local MLS (MRED) not some of these other hallucinating websites like zillow, yahoo real estate, etc. where they never seem to actually know where their numbers come from.  Accuracy is important to me, it should also be important to you regarding your largest investment - your home. You're probably curious about what is going on in the area marketplace regarding your homes v...

My own and many of my clients Schaumburg tax bills have gone down from the 2006 bill for the latest 2007 tax bill, due on November 3, 2008. Mine went down about 7%. The school districts came in much lower than last year, as well as several other municipal taxing bodies. Since it was a tri-ennial reassessment year, we were all expecting major increases. What a nice surprise and what a great Village to live in! Be sure to make sure you are getting the homeowners exemption, if you lived in the house on Jan 1st of that tax year. You may get a big refund if it was done wrong. I had a client of mine just get over $2000 back.

Now is a Smart Time to Buy!  Here's what's Available by Price Range in Hoffman Estates and Schaumburg! Now is a great time to buy a home, say the financial gurus at the Wall Street Journal, so GET OFF THAT FENCE!   (Not to mention is just huuuurtsssssssss your keester after awhile!) The Journal calls it a buyers market and offers these suggestions for first-timers getting their feet wet. While their advice is solid, it's not revolutionary, but some potential customers might find it reassuring.   Remember this is a place to live not a stock market investment, they say. Lenders want buyers to spend no more than 28 percent of their gross monthly income on mortgage payments, real estate taxes, and home insurance. Buyers shouldn't count on stretching further because lenders won't approve the...

Understanding Agency or 'Who works for who' in a real estate transaction.   It’s important to understand what legal responsibilities your real estate salesperson has to you and to other parties in the transaction.   Ask your salesperson to explain what type of agency relationship you have with him or her and with the brokerage company.   Seller's representative (also known as a listing agent or seller's agent).  A seller's agent is hired by and represents the seller. All fiduciary duties are owed to the seller. The agency relationship usually is created by a listing contract. Sub-agent .  A sub-agent owes the same fiduciary duties to the agent's principal as the agent does. Sub-agency usually arises when a cooperating sales associate from another brokerage, who is not representing the ...
