  I'm at this closing feeling AWESOME!  Slick closing.  Great buyers and great sellers.  I represent the seller at their attorney.  The buyer comes in and mom is all big and smily.  She's wearing her maternity pants with those big fat expandable bands for future growth. There are some pretty awesome options. Just this past week we approved a Jumbo Loan with only 10% down payment.  Most Jumbo lenders want 30%, but most have options for as little as 20% down.  The realtor, the client, the sellers and everyone is thrilled that we have an approval for a 90% LTV! Oh yeah....no escrows and no mortgage insurance.  There are a lot of great options out there, but most lenders don't offer everything under the rainbow.  It's important to be versatile in this environment...... Sometimes it's fun being the hero!

I wasn't aware of this in Illinois.  Even as an attorney.  But as the world spins and we continue to learn, under the Illinois Annotated Statutes, a person can vacate a lease without recourse if: the court finds that at the time that the tenant vacated the premises the tenant or a member of the tenants family was under credible imminent threat of domestic or sexual abuse while at the premises; and the tenant gave written notice to the landlord at least 3 days prior to vacating the premises and delineates that the reason for vacating is the imminent threat of domestic or sexual abuse while at the premises.   Illinois is such a wierd and backward state, but it appears that they got one thing right here.  Take note!!!!

So we did the UNTHINKABLE..... We had a Catholic Brother stay at our house for the weekend during the largest vocation calling in North America.  We had a young guy who is from Brazil stay with us.  He is a stud, a rock star He know where he is from and where he comes from and where he's headed and he INSPIRED!  He inspired, inspired and inspired.  My 15 year old boy thought he was a blast.  My 13 year old play hoops with him during his free time....and when it came time to take him back to the airport, my 6 year old cried.  Then she cried and cried some more.                         GOTTA LOVE WHEN SOMEONE IMPACTS YOUR LIFE SO MUCH THAT IT HURTS TO SEE THEM GO!!!! And...for that....I'm speechless!!!!!

So....getting back to the nightly routine was half of the battle, but being back in the routine has paid dividends immediately.  Just this past week I recevied two referrals as result of Active Rain.  First there is a nameless real estate broker owner who wants to meet with me next Monday.  BIG DOGS AND BIG FISH THAT SWIM In big ponds love the big referrals that come through Active Rain. I LOVE REFERRALS....HEH, HEH!!!! Just this past week my team received a new application from a client who read my post on FHA'S BACK TO WORK PROGRAM....Oh yeah...the post was from Active Rain I'VE BEEN SO STUPID....SOMEONE KICK ME!  Where have I been?  Out of site, out of mind!!!!  I'm back in the rain....and the Rain Gods have treated me well!!!!!   I LOVE YOU ACTIVE RAIN!!!!

I said that I was back in the game, but I wasn't.  There were two primary reasons.  First, and most importantly, I have just accomplished a major goal of mine in getting published.  The book, No Rewind, should be in print within the next two weeks.  The Active Rain issue was that any writing time was spent devoted to accomplishing a new goal....GETTING PUBLSHED!!!!  But alas, I won't bore you.  I'll save this for another blog post. Secondly, during my first seven years on Active Rain, I would draft my posts the night prior to publishing.  The problem is....in routine or out of routine.  I needed to get back into my routine.  I have my nights back and it feels great to be back in the saddlle. Love being in the Rain, but to be successful, you have to BE... IN THE RAIN!!!!

As a Wells Fargo Alumni I really want them to do well.  I have a lot of my retirement invested in that company.  But I am really liking the big banks recently.  It seems to me that I get plent of business from their turn downs.  Here's how big banks cause problems for the consumer. They don't know what they're doing.  We closed over 20 loans last year from big banks who couldn't do the mortgage.  In truth, they could do the deal, but they didn't know that they could do the deal.  For example, one lender said that the borrower didn't have any money for a down payment.  We were able to restructure the deal and it closed.....in less than two weeks.  Oh yeah...it was a purchase.  If the loan officer was trained proplerly he could have done the deal, but in truth, he just didn't know what he...

Recently I wrote a post about credit scoring entitled What You Need to Know About Credit Scoring. There were 5 variables that affect the credit score of the borrower. Needless to say, I really think that while credit inquiries have the lest amount of weight towards your credit, it also happens to be the most misunderstood category. Thirty year mortgage rates have been moving lower over the past week and are currently in the low 4s,  + or - , depending on each of the myriad of loan variables.  Many of you know that over the past year rates moved as low as 3.5% for 30 year fixed mortgage loans and as high as just under 5.0%. If this economy begins to recover, even the slightest hint of improvement, the mortgage rates will climb to over 6% in a heart beat.  So at this point my position is to take a very conservative stance on the future of lower rates.  I'm going to assume that if we see something around 5% anytime soon that's about as good as it's going to get.   Many of you are still hoping that rates will drop under the 4% range.  Maybe it will happen, but we only know when rates were the lowest only AFTER THEY AR...
