There are many things that people should know about FHA loans.  They're great for a variety of reasons, but I'm going to give you my list of favorite reasons for considering and FHA mortgage.  First time homebuyers can generally come in with less of a downpayment.  Truthfully, conforming or conventional loans generally want 5% down.  FHA loans only need 3.5% down.  How cool is that? My dad served in the military during Viet Nam. My Grandpa Bettag in World War II. I know my dad didn't see any combat, but his experience in the military was so bad that he forbid us to go to the local Military Academy for High School. Don't get me wrong, my dad is so patriotic. He understands the need for a strong military, but probably like others back then, probably didn't understand the need for the war and...I think any parent wants to shelter their own from combat. Even though he wasn't pleased with his experience, he's proud to be a vet and he's proud of what the military does for our country. The freedoms we have are 100% a result of the efforts of those who fight to protect our freedoms. I'm grateful for those freedoms. I can't imagine the losses that families have experienced ...

I'm sitting in a continuing education class right now.  I can't even begin to tell you how much fun that I'm having.  But.....as an attorney and as a lender I can tell you this.  A realtor can't rely on a lender's pre-approval. In other words, the pre-approval letter isn't what you think it is! That was hard for me to hear, but in truth, it makes a lot of sense.  Larry Bettag, lender extraordinaire, Michael Superstar, world class lender, and even Bill Gates, Licensed Loan Officer, can't issue a real pre-approval.  Why?  Because they didn't approve the loan.  Pre-approval implies that the client was approved.  Joe superstar reviews the data.  Mary Lender ran it through automated undewriting, but neither of them approved the loan yet they, er, we, issue a pre-approval.  I hear realtors sa...

So last night, after hours, I get a phone call from a realtor, a borrower and the buyer's attorney.  All separate phone calls.  The realtor told the borrower to go with me.  The buyer's attorney told the buyer to go with me, but why? The borrower then calls and begins to spill the beans.  The buyer said that the lender promised the borrower a certain program, but after three weeks, the loan program was no longer available.  Secondly, although the borrower was under contract, they wanted to leave the lender.  The lender was a jerk and was the poorest communicator ever. Verbatim, the clients called and said "Larry, we're low maintenance people.  We don't need hand holding.   Tell us what to do and we'll do it, but can you return one phone call over a three week period?  Is it wrong for me...

One of the intriguing parts of Active Rain is the ability to have custom signatures.  "Follow me on Twitter"  "Follow me on Linked In"  "Follow me on Facebook" "Follow me on Pinterest."  How cool is that.   Well.....funny you should ask. Over the last 4 weeks, I have clicked on three realtors to friend on Facebook.  On Active Rain they're personal and professional.  Then, I click the link......and waaaaa la....there they are in all their glory.
