Time flies when you're in real estate and having just sold a home to first time buyers in Palatine, I am instantly reminded I need to get my Palatine monthly real estate report out. If you want to read last months report I'll post a link at the end, for now let's look at August home sales in Palatine. If I take a quick look at last month the word that comes to my mind for Palatine's real estate market this month is "Healthy" Why do I say that? Well we have less inventory, a good sign, more closings, a good sign, about the same for new listings and homes under contract this month, so bouyant also comes to mind. It's not often I step outside my normal listing and sales routines, so when I sold a home in Palatine to first time buyers it was like a breath of fresh air. Doing something different can certainly energize anyone, I am sure you'll agree. In late July I was contacted by one of my loan officers to see if I could help one of his friends buy a house. The property was in Palatine and they were either going to buy it or wait for a bit. The Preserve Condos in Palatine Illinois were built in 2006 and I do believe there are 94 units in the two buildings. Just a short distance away from the Palatine Metra station yet not in the busy trafficked streets of the town center. Welcome to the first of my monthly reports on the real estate market in Palatine. During July 2011 there were a total of 24 single family homes closed and 47 attached homes closed. This chart shows current listings, July sales, July new listings and homes currently under contract. If you are interested to see if home prices are still falling or whether we might even be inching up a little, let's look at July 2011 compared to July 2010. The average single family home sold in July 2011 for $326,715 and for attached the average sale price was $115,618 The average single family home sold in July 2010 for $426,508 and for attached the average sale price was $100,594 So this seems to support a drop in pricing for single family homes and an increase in pricing for attached homes.
