A Multiple Listing search for Lombard, IL, today, shows that even though the number of homes sold has dropped the last couple of years.  The first quarter of 2008 home sales have increased over 2007 and home values have rebounded as well.  If you were waiting for the (national media's) bottom, you may have missed it.The number of homes sold in the first quarter of 2008 are up 8 units, compared to 2007.  That is an increase of around 14%.  This may be a sign that there will be more homes sold in Lombard this year compared to last year.  This should have a good impact on the home values as well.This graph shows the mean price of homes sold in the same time frames.  The 1st quarter of 2007 verses the 1st quarter 2008 is up almost $18,000.  As a percentage that is a gain in value of just ov...

Hi to all the dog lovers!  I didn't realize this group was in AR still I started searching.  I just joined and I would love some comments on this pet store: Happiness Is Pets I don't know if you have any, I'm sure you have pet stores, but this one in particular has been getting a bad rap in Illinois.  Of course the owner says the puppies are from breeders, but come on!  What breeder do you know would put a puppy in a cage for who knows how long? Anyone ever boycot before?  I would love to see this store gone!  UPDATE - THE WARRENVILLE STORE IS CLOSED!!!!!  THIS IS JULY 3, 2008.  IT WAS IN THE PAPER TODAY THAT WORKERS WERE SEEN TAKING THE CAGES AND THE SIGN DOWN.  THE OWNER WAS UNAVAILABLE FOR COMMENT.  GREAT JOB TO ALL THE RESIDENTS! Property values in DuPage County are increasing.  Yes, you read that right...increasing.  The data covers the last 3 years and shows that although the number of homes sold is down, the values have increased.  The chart below shows the decline in detached single family homes sales from 2005-2007.The data above confirms what the national media has been saying about the real estate market.  It IS true,  DuPage has shown declines in the number of homes sold just like the rest of the country.  As a percentage, home sales are down about 37% during this period.  Where the news reports make their mistake is with the great generalities regarding the home prices.  Below you will see what has happened to home values locally over this same period of time.The average value of a home in DuPage County...

A Multiple Listing search for Lombard, IL, today shows that even though the number of homes sold has dropped substantially the last couple of years, the prices have not been effected as significantly.The number of homes sold in the last 12 months was only 299, compared to 352 in the previous 12 months, and 536 in the time frame from 24-36 months ago.   The graph above shows the drops in the number of homes sold.This graph shows the mean price of homes sold in the same time frame.  Notice that the price from the last 12 months is about $11,500 less than the prices three years ago.  The price 24-36 months ago was $316,310, 12-24 months ago the prices actually went up about $7,000 to $323,193, and in the last 12 months the price is $304,963.  The current prices are down about 3.6% compared...
