Flint Creek Lake Barrington - Instant Waterfront Property. May 12th to 13th 2010 saw a lot of rain here in Lake Barrington as did much of our area. O'Hare Airport had a ground stop due to all the storms and rain. We did not see violent storms just the usual spring thunder, lightening and rain, which did seem to go on and on. At the back of my house in Lake Barrington there is a creek called Flint Creek which meanders around the Barrington countryside. It is usually about 10 feet wide with some wider and deeper spots. It travels through the Stonehenge Golf Course and continues north until it meets the Fox River. With all the rain we had in the last 2 days the area behind my house has become an instant lake. In the photo below you likely cannot tell where the creek is! In the photo below ...

Lake Barrington Short Sales-Choose Your Realtor Carefully-You Don't Have To Be Another Foreclosure. I am sad to learn today that one of my Lake Barrington neighbors has gone into foreclosure. The property is currently in the final redemption period but at this stage in the process it is very unlikely the owner will be able to pay all the missed payments and accrued interest. This need not have happened and it makes me angry. Were they not informed about short sales? Property owners may feel a little stigma is attached to short sales and we all understand that, but many others do not even know what a short sale is or what other options are available to them. Our job as short sales professionals is to educate our clients-let them know they have options and find solutions. The property in ...

Lake Barrington Homes-Complete With ...Space Ships? If you are looking at homes for sale in Lake Barrington you may well have seen one of these in the yard and wondering whether it even belongs on this planet. After all it really does look like a space ship from a childs story book. Lake Barrington is located in Lake County and therefore all single family homes with well and septic systems are going to have one of these somewhere in the yard, usually in the back although I have seen them at the side. What is it? Well what you see is the lid of a Multi-Flo septic system. It's job is to aerate the homes waste water for a cleaner waste product. Independent studies show the resultant waste is 99.999% dis-infected. It is buried beneath the ground and has multiple socks inside for filtering. ...

Updated Foreclosed Home on Savannah Trail in Lake Barrington Illinois Tuesday every week in Barrington Illinois is Broker Tour Day. Brokers with new and existing listings will host any of their listed homes open for brokers (and real estate agents) to tour the homes to keep in mind for their buyers. Broker Tour is not something I usually take any time to do. I prefer to preview homes for my buyers if they wish, rather than spend an entire day looking at all the homes newly listed for which I do not have an active client. However today I made an exception and will do so if there is a property of particular interest to me. It only took me 10 minutes and I visited this home on Savannah Trail in Lake Barrington Illinois because I viewed it with a buyer client of mine in the fall when it was...

When is the perfect time to buy a home? How about when the values are back down to 10 to 15 years lows. Or when interest rates are at historical lows. And how about when the government creates incentives to buy your first home or move up to another? All of these are happening right now! This is the opportune time to buy a home and the time is coming to an end very soon. Soon interest rates will rise to what some believe will be a full percentage point higher than where they are today. Soon homes will stabilize and begin to climb as our economy turns the corner from this recession. And very soon the government will no longer have to create incentives for people to buy a home. That's right, the $8,000/$6,500 tax credit will be gone on April 30, 2010. Below is a house that you may want to ...

Lake Barrington Homes-Single Family Homes-Townhomes Lake Barrington is a quaint village located in Lake County, Illinois.  Lake Barrington is spread out over just 5.6 miles with 4.13% of that being water.  The area lends itself to living amongst the natural Illinois beauty.  Residents  enjoy the greenery that suburban portions of this part of the country enjoy, as well as the water recreation in the area.  With a population of just 4,757, most residents know who their neighbors are and are on a first name basis with them.  This small town atmosphere is a welcome change for a lot of Chicagoans that are ready to slow down some and enjoy life a bit.  There's a big difference between the big city and life in Lake Barrington, and that is what most that move here are looking for.  Lake Barrin...

In Lake Barrington we have had snow on the ground now for almost a month a with another 8 to 12 inches due tomorrow the local Coyotes are hunting a little harder. The back of my property in Savannah Trail backs up to conservation area and Flint Creek. The subdivision has only been here 9 years, prior to that is was literally a Savannah of grass. It has taken a while for wildlife to come to the back door but as our trees and landscaping matures every year we see more. Just 2 days ago whilst munching on my own breakfast I spotted a Coyote in my neighbors yard and apparently it was his breakfast time too. I stopped to look as my neighbor has a dog and I wanted to be sure he was OK. In fact he wasn't out so the Coyotes were free to hunt. He looked very calm but no doubt was all ears! He mov...

Gated Communities - Barrington Illinois - Tallgrass of Lake Barrington There are 3 gated communities in Lake Barrington and one of the newest developments is Tallgrass. Located at the corner of Kelsey Road and River Road, it was recently published that the bank has filed a notice of default against 64 of the 71 home sites. Here is the excerpt from the ChicagoRealEstateDaily online newspaper. Harris Bank has filed foreclosure lawsuits on vacant lots in two developments in Lake Barrington controlled by luxury suburban residential developer Michael J. Graft Builder Inc. In one suit, filed Oct. 1 in Lake County Circuit Court, the bank is seeking to recover more than $5 million on 64 lots in Tallgrass, a 109-acre development in the northwest suburb. That case was filed after the bank also fi...

Lake Barrington Real Estate- Lake Barrington Shores Real Estate- Market Data Report 2009 The first chart shows the average marketing tine for homes sold in Lake Barrington and Lake Barrington Shores real estate. With only 34 sales in the year to date if we have a month where there are no or few sales it can skew the chart a little and make it appear as I say "random". An example of this is March where there was only 1 attached unit sold and it took 638 days to sell. Some months had no sales at all. The most consistent pattern here is detached homes which no marketing times above 200 days. Hopefully we will begin to see a downward trend although with the coming winter months things may slow down as we expect. The following chart is showing the list price to sales price ratios for both de...

Fantastic news, you've bought a home! Well not quite, what you really have is an agreed upon contract to buy a home. It's time for your home inspection! You've chosen your home inspector and a date and time has been set up.So here are some pointers about your home inspection.1. Move heaven and earth if you have to but be there. I cannot stresss enough how important this inspection is to you. 2. Try to leave the kids at home, they will get bored and irritated and will demand your attention, which should be focused elsewhere.3. You can learn a lot from your inspector. Good inspectors will run over some basic home maintenance issues with you, even if you have owned before it can be a great refresher course.4. Your Realtors job - to open the door and let you and the inspector have access, no...

Located on Old Barrington Road, just to the east off Kelsey Road in Lake Barrington. Walking is a great way to get some exercise and fresh air. Bring the whole family, even the dogs and take a walk along the hiking trails by Lake Barrington Village Hall. There is place for parking. If you go right from the start you'll head under the bridge and walk about 2 and a half miles if you go to the end and back. The trail is fairly flat, nothing too taxing. If you go left the walk to the end and back is longer, about 3 and a half miles and there are more undulations so if you have not walked for a while you might get a little leg burn!As you can see the trail is gravel and the edges are well taken care of, but if doggy comes too, keep him on a leash and use a poop bag, you can pick one up at th...

Showing Foreclosured Homes in Lake Barrington. Saturday I was out showing homes to a client and one of the homes we looked at was in Savannah Trail, Lake Barrington, also the subdivision in which I live. I showed it to my client because the price even as a foreclosure was surprisingly low. I wondered why, there is always a reason for these things. The home is only 7 years old and the 2 acre lot needs some TLC. Upon entrance to the home it looks to be in good shape - until we find the kitchen! What kitchen, there is no kitchen, the room is bare! No cabinets, no sink, no stove, no island, they left the wall tiles and floor, but no plumbing either. This set the stage for the rest of the house. No cabinets, no sinks, they even took the master bath tub. No A/C floor vent covers, no light fix...

August 4th at 6.45am, the morning of my husbands birthday we are taking it easy for a change. Both of us still getting ready for a days work when we heard a noise to which we both said "balloon" We looked outside and yes a hot air balloon in the subdivision on the ground in our neighbors yard! Is this the new way buyers would like to view homes? No I guess not. No doubt they could not get enough lift. This is the second time since living here this has occured and for those who don't know there is a balloon company just down the road in Fox River Grove called Windy City Balloons that regularly flies balloons. Happy Birthday Jon, here is your birthday balloon! (Quickly snapped from my front porch.)

Lakeland Estates in Lake Barrington is a small subdivision in the northern area of Lake Barrington. The zip code for the area is 60084 and children attend schools in Wauconda. This is a great area to buy a home if you are looking for a step up from a standard subdivision home on a builders lot in Wauconda because the homes are situated on 1 acre lots. Homes here were built in the early 1970's so if you are looking to buy here, look for homes that have been updated. In the last 12 months there have been 3 sales. One was a bank owned property, the other 2 were regular sales. The street names here are North Lakeview Drive, South Lakeview Drive and North Lakeland Drive. As indicated by the road names there is a lake here and many of the homes back up to the lake, some with walk-out basement...

As always every spring a pair of Sandhill Cranes arrives back from the south to spend the summer and fall in our backyard. Our home backs to conservation land and with about 5 homes on this side of the street all with 2 plus acres there is plenty of room for the family. A couple of months ago we expected a new baby, every year since we have lived here they have had one. Last year they had twins. But time passed and no baby arrived. We were suspicious though because every day we only saw one crane feeding. The other day I tracked Mr Crane as he flew and found him landing on an island of grass in our nearby retention pond. So we wondered, perhaps they did have a baby! July 4th and fireworks everywhere. July 5th, 2 Sandhill Cranes in the yard, Wait 3! Yes A Star had been born! We have name...
