I have been busy for this time of year since around the end of December.  There was a point in time where I thought I couldn't handle all of the buyers that wanted to look for homes, but my husband Jimmy and I handled it, although it was a bit stressful. The chart below shows the market report for single family Homer Glen homes from December 2011 through February 2012. I am surprised that there were a couple more sellers that put their homes on the market in December vs. in January.  As you can see, many more sellers are ready to sell in 2012.   The next two columns show Averge Original List Price and Median Original List Price.  The next column and the chart below show the different number of sold homes in the 3 months, and you can see that figure is going up as we get close to the end...

That was my feedback on a Homer Glen home showing I had today.  To be fair, it was a foreclosure and the squirrel didn't look like it was dead for a long time.  Poor little guy caused some window damage trying to get out.  Scratched up a lot of wood on the windows and ruined at least one screen we could find. We didn't notice a smell until we went upstairs so it might not have been the squirrel.  Almost smelled like maybe someone used the toilet that had been winterized, but none of us were brave enough to open the lid and see. When we went to the lower level we didn't notice any further odor - maybe we were getting used to it.  We saw damage to a few windows and I felt there had been an animal in the home.  It could have gotten in through the fireplace chimney. I am working with some great first-time buyers.  They are excited to be buying their first home and they're expectations are pretty much on track, although I think they're pricing ideas are a little off (lower than market value).  We have already seen a few homes together, and yesterday they wanted to view two Homer Glen homes. It just so happened that both homes were priced exactly the same and they were the same style home, what we call a Forrester in my area.  It is a kind of split level with a unique floor plan where the dining room is a few steps above the living room.  Sometimes the living room is a step up from the foyer.  Same price, same style. Homer Glen Homes Supply & Demand for 2011 As you can see from the chart showing the entire year of 2011 for supply and demand of single family Homer Glen homes, there were way too many homes up for sale compared to homes that went under contract or ended up closing.  Every single month showed a huge discrepancy. Any seller viewing this chart should understand why their agent might be asking for multiple price reductions, a lack of showings and no offers.  Look at all the competition! Another reason I enjoy this full year chart is that it shows us what months were more active during the year.  I like to see high months of homes going under contract (blue), but not all of those end up closing.  It looks like May had the most closings (green) and as is usual, the end of Fall and the winter...

The pie chart below shows an easy-to-read market activity report for single family Homer Glen homes for sale. There were 15 new and expired listings during this 30 day time period.  Many expired listings re-list, either with their current agent or with a new one, so I'm not sure if the 15 new listings were once expired, but I'm sure one or more were truly new listings on the market.  Not all expired listings re-list, especially at this time of year.  Some sellers prefer to keep their homes off the market during the winter and/or holiday season and will list again next year. 5 homes went through a price change, which is usually a reduction.  We're seeing this a lot in this Buyer's Market, and some listings take many price reductions until buyers finally see the value.  I'm surprised ther...

The average sale price of homes in Homer Glen year-to-date in the 3rd quarter of 2011 is $292,333.  There are currently no Homer Glen homes available under $100,000.  There are currently 8 single family homes available under $200,000. As of today's date, the lowest priced home is in Pebble Creek and is listed at $165,000.  It is a short sale and is a raised ranch style with 3 bedrooms, 2 full bathrooms and has a finished lower level.  It has been on the market for 65 days and started at $189,900 and has taken many price reductions to get to the current price of $165,000. When I lived in Oak Lawn, IL I always disliked the thought of any type of commute.  I lived off of 95th St. & Central Ave., two busy streets in the village.  Lots of lights and traffic most times of the day. When I moved to the Homer Glen area I didn't expect the difference in getting from one place to another.  Instead of driving through a village full of busy streets, most of my travels take me through forest preserves and down winding and hilly roads. Instead of commercial businesses lining heavy trafficked streets, I now get to see trees, lakes, deer and the occasional horses and their riders riding down the trails.   Sometimes it feels like I live in a different state. How many Homer Glen condos and townhomes are up for sale today?  These are considered "attached properties" and comprise condominiums, townhomes and duplexes.  As of today's date there are 24 attached properties for sale in Homer Glen, IL. Prices start at $136,900 for a 2 bedroom, 2 bath Homer Glen condo that is a 2nd floor unit with in-unit laundry and pets are allowed (size restriction).  It is not a short sale and is located in the Homer Park Place Condos subdivision on 159th St. The highest priced units are both priced at $399,900 and are Homer Glen townhomes.
