Cash is king again? Conventional financing has officially taken back the crown for financing types in Hoffman Estates so far this year. I was poised to write about how cash has taken over the market from a national survey but was surprised to find that is not the case in Hoffman Estates!   Still have to wonder where all these folks are getting their cash to purchase these homes. Investors are obviously working with it so they can purchase those sub-level properties that will not be able to be financed because of condition. We will see by the end of the year or the 1st quarter of 2014 if Conventional takes an even larger market portion because of the higher FHA costs that were implemented in 2013.    Schaumburg Market showing opposite RealtyTrac Graphs are national.Inman Article

I follow a newer website called Houzz.com and they come up with some good suggestions in their email remodeling newsletter.  But today I saw this new craze where you put your shower where the tub is. Hmmm? I'm not sure if this is a good idea blending both areas together. I've been through a few different crazy fads and some never bother me like they do other agents or buyers.  Having the master walk-in closet in the master bath has never bothered me at all & in fact I've even lived in a house with that design and I came out of it alive!  Didn't bother me or the new buyers one bit. This might have a couple of 'wrinkles' like who cleans up the tub area after the tsunami shower? I wash my dog in the tub. Do I now have to train my dog to take a shower? What other 'wrinkles' can you come up ...

The foreclosure & the insane listing agent .... They don't always go together but lately I'm not so sure.  Let me entertain you with a little story about a poor little house that's been vacant for years and neglected.  One day the poor little house finally came on the market for a ridiculous price! There were plenty of other foreclosures or short sales that sold in the area in much better condition for less.   My investor wanted to see the house and thought it would be the perfect place just down from his office so he could keep an eye on it. We entered the house and really not anything had been done since inception except new windows.  And these windows are really the only redeeming value in the entire place!  Did I miss something besides those windows?  Possibly, so I did another quic...

People always ask me “How many homes are selling?  Is the market getting better?" Well that seems to make a difference is what area or subdivision you live in.  It’s really not an evasive answer.  Each area and subdivision is totally different!  Here’s what I can tell you about the overall Hoffman Estates market –Single Family Homes -  Hoffman Estates averages 58 home sales a month.  Inventory is down substantially.  The percentage of homes going under contract each month is 26 to 32%. Average Sold Price was $265,000 for the 2nd quarter of 2013.Multi-Family Homes - Hoffman Estates averages 34 sales per month. Overall inventory is higher than single family homes.  The percentage of homes going under contract each month is 29 to 33% which is higher overall than single family.  Average sol...
