Northwest Suburban Housing Forecast Inventory slightly up - Sales flat.  That's pretty much how the market has shaped up for 2010.  What is selling is the low end of every price range which will further pull down the average sales prices in the Northwest Suburbs. On updating the graph below over November, all the average sales prices were adjusted downward between $2000 to $4000 except for Elk Grove which stayed the same.Northwest Suburban sales figures have been slight through the last quarter of 2010. The year has unfortunately ended without much applause.  Even with the added advantage of low interest rates, the sales have just not rebounded as hoped.  All these numbers are compared to 2009 so we've had no increases of any kind whether sales totals (number of units vs. 2009) or avera...

How to describe this market for Hanover Park Homes?  Unbelievable! A now retired agent in my office used to say this to encompass every conceivable change or option and still stay positive!  I'm going to loudly reiterate that phrase to update you on recent Hanover Park Home sales.Over the last 3 months, inventory for Hanover Park Homes is down substantially from 13.2 to 9.6 months.  Where did these homes go?  I think that sellers have taken their homes off the market and decided not to move or the sellers have become 'reluctant' landlords in order to continue with their future plans.  The problem is not solved, only postponed to a future date when the lease expires.Percentage of Listed Homes that go under contract each month. What's the results of the tax credit with Hanover Park Home Buyers? I've been waiting to write this update now for quite sometime on Hanover Park Home Sales and to be honest, it sure is a let down!  Yep, anti-climactic end to the Home Buyers Tax Credit.  Like a sharp object aimed at a balloon, it's a total fizzle (or as Snoop Dogg would say 'a total furrrschnizzle').The graph illustrates sales for single family and multi-family Hanover Park Homes from January to June 2010.  With all the media hype, I would have expected better numbers.  What I see here is the standard increases that we see every year at this time.  But, one caveat for Hanover Park Homes is that I believe the tax credit was equally valuable to both single family and multi-family buyers.  Here we see a surge for the deadl...

Ever wonder how many short sales are REALLY on the market? I know I have.  We hear in the media day in and day out about the short sale epidemic.  Short sale this, short sale that.  I decided to find out for you what is really going on.  So much hype but what is the real story?  How many? With Hanover Park Homes that closed within the last 5 months there has been virtually a small percentage (11.5%) of homes going short sale.  But, unfortunately there is a large percentage of foreclosures which my graph will represent.  'Arms Length' transaction is a regular sale between a seller and buyer.So with Hanover Park Homes we have seen nearly the same amount of foreclosures (43.5%) as regular transactions close (45%).  Very sad indeed but a happy beginning for the new owners.   If you are look...

There is a large amount of inventory thruout the Northwest Suburbs of Chicago which include Hanover Park homes.  Sellers are competing to make their home standout and enhance their marketability.  Prices have held between 4 to 6% from the listing price over the recent months. Here is a chart of the ACTIVE Single Family Hanover Park homes by price range with the market times posted as 'average days on the market.' There currently are 118 single family homes available for sale with an average market time of 177 days.  The average list price is $197,166 and the highest listing price is $699,000.  The largest and best selection of Hanover Park homes occurs in the $100,000 to $200,000 price range. I fired myself and here's why! Did you ever have one of those listing presentations that just didn't get off on the right foot from the get go?  Saturday I had an appt. for a listing that was either to be for sale or for rent as the seller was moving shortly to Florida.  She wanted to know her options in this tough market so I offered my expertise and to come see the property. Well, you know what happens when the seller just expounds too much about the condition of her home?  No, Lyn I've lived here 5 years and there is no need to paint!  The carpet is in fabulous shape but she can't even tell you what color it is?  Neutral - now that's a color.  I'll have to jot that down. Hanover Park Illinois Median Home Prices The graph displayed below is the median home prices in Hanover Park from December 2007 to December 2009.  The median price is the point at which half of all homes are sold for more and half are sold for less.   It gives you an idea of what prices properties are selling for in that community.  When the median price is on the lower end, more reasonably priced homes are selling vs. the higher end homes.  In the current market since January 2009, you can see that the median priced home was $152,500 and then rebounded for October 2009 with a price of $193,500. Hanover Park Illinois Market Update by Price Range - July, August, September 2009 Diligently trying to keep both buyers and sellers educated on the local Hanover Park Illinois Home Sales and housing market has been my goal with regular posts. This market update gives you the number of homes that have sold by price range so you get a feel for the current sales activity.  Which is down not giving encouraging news! 26% over the last 3 months!Isn't the $8000 Tax Credit making a difference?  Isn't the lower interest rates making a difference?  Maybe the great values in the area?I honestly can't say the reason for this quarterly downturn.  We were just up in sales 30% over the 1st quarter of the year.  Average days on the market is also up at 194.  The listing price to selling price ratio is ...
