Recruiting efforts for census workers have resumed and the local Complete Count Committee will need thousands of applicants from our region.  Residents can apply for jobs by calling 1-866-861-2010.  They may also call the Edwardsville, Illinois office directly at 618-307-3730. I love Pantera's Pizza more than my husband.  Period.  End of story.  Okay, so maybe this post is going to be full of me over exaggerating my love for the best pizza in Madison County.  But can you blame me? Thirty existing homes were sold in Edwardsville, Illinois during June 2009 at an average sale price of $178,187. Resale homes that closed during the month had been on the market an average of 119 days. New home sales in Edwardsville continue at a low pace with just three sold in June. The average new home price for those sold during the month was $298,333 and they had been on the market an average of 322 days prior to closing. In July 2009, no new homes were sold in Edwardsville and 33 existing homes closed. The homes that closed during the month had been on the market an average of 139 days prior to selling and sold at an average price of $176,356.  There was a whole lot of positive news about the economy and the real estate market weekend.  More will come, I'm sure.  That goofy mortgage pitchman on our local radio (you know him, "just call xxx-ninety nine ninety nine) - says this is the time to buy a home!  Even old Alan Greenspan was cautiously calling the bottom of the recession. Thirty-three home sales closed in June 2009 in Edwardsville, Illinois. Thirty of those properties sold were existing homes and just three were new construction. Sales showed a surprising dip from a high of 39 sold in May. The existing homes that sold during the month ranged in price from a low of $67,000 to a high of $325,000. The average existing home sold for $178,187 and had been on the market an average of 119 days. New construction homes ranged in price from $265,000 to $510,000 and had been on the market an average of 322 days prior to closing. As of today, 238 residential properties (both existing and new) are for sale in Edwardsville, a 7.2-month supply of inventory at the June sales pace.

As a child of the 1950's (LATE 50's thank you very much), I was imprinted from birth with certain home design aesthetics that might not be as appreciated by a mass market today. Our family's first house, was the hip of heights for its time. The kitchen counters were cut from a boomerang patterned formica from a design created by one of my heroes, proto industrial designer Brooks Stevens.  The living room was dressed with blonde accent furniture (some of which I still have today). It's the question I'm asked most often:  Nancy, How's the market doing? So, let's take a look at figures for May 2009 in the top southwestern Illinois markets we work. This post covers Edwardsville, Illinois -- the 62025 zip code. In May 2009, 40 new and existing homes were sold in Edwardsville. They ranged from a low of $59,900 to a high of $651,000 with the average selling price at $186,415.  The list-to-sell price ratio for all homes in Edwardsville was 97 percent, higher than the overall market where the ratio is at 94 percent. Homes stayed on the market an average of 139 days. Separating the new construction from existing home sales, new homes remained on the market an average of 420 days, existing homes 108 days. If you know me, or you've read my posts about Edwardsville, it's no secret that I am a big fan of the Leclaire Historical District in Edwardsville. Leclaire tells a story, has great architecture, is great for people of all ages and it even has a baseball field. (Stick around for a future entry about Leclaire field). There are so many things that make the vibrant city of Edwardsville one of the best places to live and work in Madison County. Here are my top ten things I love about Edwardsville: 1. Pantera's Pizza.  When I grew up, my sister worked at the Pantera's in Alton while completing her education at SIUE.  I was raised on the stuff.  Unfortunately, there is only one Pantera's left in the area - fortunately it is in Edwardsville. Recently I have noticed an upswing in the number of buyers I help who are acquiring a home for some non-traditional reasons that make a great deal of sense. These customers tend to fall into two categories -- parents of university students and middle-aged adults with elderly parents.  That's why I call these buyers, "Freshmen and Seniors."
