Looking for a flavorful day out with friends or family this season? Just a short drive from St. Louis' Illinois suburbs, there's a place that is the very definition of authentic St. Louis -- Soulard Farmers Market. Located at the corner of 7th and Lafayette, just south of downtown St. Louis, it's the oldest continously operating market west of the Mississippi River. Vendors have been selling their wares on this site since 1779. The land was originally owned by Antoine Soulard, a French citizen who was employed as a surveyor for the King of Spain, soverign of the territory we now call St. Louis. Year-to-date at the end of November 2009, 301 total homes have been sold in Edwardsville, Illinois. (Source: SIRMLS closings.) Existing home sales accounted for 280 of the total homes sold in Edwardsville in 2009 and 21 new construction homes were sold. Existing homes were on the market an average of 132 days before selling; new construction sold on average after 315 days on the market. For existing homes, the highest sale price was $592,000 and the lowest was $9,000 through November. New construction sales ranged from a high of $655,000 to a low of $181,000. The average selling price in Edwardsville for an existing home this year is $182,041; new construction is averaging out to $384,795. As we zoom toward the end of the year, my Goshen Realty Group partner, Kristina, and I have been looking over our closed transactions to spot our business patterns and figure out how to build on successes for even better years in 2010 and 2011. We want to know who are buyers are and where our next buyers are coming from. In recent months, we've seen a surge of buyers in our territory -- St. Louis' southwestern Illinois suburbs -- coming from a specific group: young, single men buying their first homes. These savvy buyers with good jobs were under 30 years of age and all of them understood that -- given their incomes -- throwing money away on monthly rent for any longer than necessary was foolish. Yes, I know little flash-frozen ice cream pellets might not be everyone's idea of a gourmet food experience, but I found the idea of a free-standing Dippin' Dots store that just recently opened in Edwardsville too interesting to resist. Dippin' Dots is typically found served from a cart at stadium events. Here in the St. Louis region, the Edward Jones Dome, Busch Stadium and Scottrade Center (or as my husband -- who has refused to follow its many name changes -- calls it, "that place they play hockey") all have a DD vendor cart. It also is ubiquitous at attractions such as Six Flags theme parks, zoos (including our own Saint Louis Zoo) and any place you see families gathered for a day of fun. For over 90 years, the city of Edwardsville has been host to a spook-tacular Halloween parade.  The parade is one of the biggest in Madison County and features marching bands and more than 100 floats this year. The parade starts at 6:30 in downtown Edwardsville.  For the first time in weeks, the weather forecast does not call for rain - so be sure to arrive early to find a parking and a great spot to watch.  The parade will begin at Lincoln Middle School and run north to St. Louis street and then onto Vandalia and Main. We'll get to the house selling thing I mentioned in the headline in a minute, but here's something that's just for fun. I took a Facebook quiz the other day titled, "How Edwardsville are you?" The result came back as, "Mayor Neibur." It judged me with this statement: "You are Mayor Niebur. You are a lifelong resident of Edwardsville and have served 5 terms as mayor and have done a great deal of good for the city. Unfortunately, you are not as Edwardsville as Preach..." That made me laugh and made me think about my own list of things that make you truly an Edwardsvillian. In an on-line poll of it agents and brokers, RE/MAX has asked real estate professionals to weigh in on what would make the most positive difference in the market right now. The answer that rose very clearly to the top was the creation of a tax credit for all homebuyers. There are many different reasons to love the fall season here in St. Louis' Illinois suburbs, including crisp and cool days, brilliantly colored leaves and festivals every weekend. This week marks the annual Edwardsville, Glen Carbon and SIUE Fallfest. It's the granddaddy of festivals -- a community-wide celebration that includes a classic car parade, a 10K run, a bike ride and an amazing variety of food and drink.
