Trashy Illinois Home Sellers Rejoice -- Here's Help No, I didn't mean you were "trashy" because you have loose moral character or other personal flaws. It's just that after we've been in a house for a while, we all accumulate items that we really don't need or want anymore. And the problem is -- what do you do about all of that trash unwanted formerly lovely stuff that you need to get rid of to ready your home for sale? I'm pleased to tell you about my new favorite wish-I-had-thought-of-it-myself product: Bagster from Waste Management. Bagster is essentially a dumpster in a bag. Really. You can see the models in Waste Management's image to the right loading up a Bagster. (I can guarantee you that I wouldn't look that good in the midst of a home improvement project, but those two do, and...

There are certain rites of passage in this crazy ride we call life.  You're born, you take your first steps, say your first words, and then before you know it you're off to your first day of school. There are a lot of "firsts" in our lives. But let's not forget one of the biggest - your first house.  First time buyer (and now friend) Laura, is pictured to the right. Everyone becomes a first time buyer at a different stage in their lives.  I've worked with buyers fresh out of college, and those that are in their 50s and 60s.  It doesn't matter when you get to this milestone - it's a big one.  And it's supposed to be fun.  It's something you'll only do once.  That's why I love working with first time buyers - they made up over 90% of my buyer clients this last year. When you choose to wor...

When the editors of Family Circle magazine recently named Edwardsville, Illinois as one of the nation's 10 Best Towns for Families, one of the many reasons cited was the 116,000-square-foot Meyer Center YMCA. The magazine even illustrated Edwardsville's page with a picture of the rock-climbing tower in the Y's lobby. If you're thinking of relocating to Edwardsville, you'll want to know that there actually are two Y's. The Esic Center, first built in the 1960s and expanded several times, and the new Meyer Center. The facilities flank either side of town about five miles apart, so no matter where you choose to live in Edwardsville, there is a YMCA close to you. A new website debuted this week for the Edwardsville YMCA, allowing online registration for members. It's a great way to get sign...

SIUE Parents: Do you have a student in need of off campus housing for the upcoming academic year at Southern Illinois University at Edwardsville (SIUE). There are a number of multi-bedroom, reasonably priced homes for sale in the Edwardsville area that might fit your needs. Many of my clients have purchased a home for their student and rented additional bedrooms in the home to other students, covering some or all of the mortgage payment. Several have had close-in-age children who used the home throughout their consecutive college careers. Wouldn't it be great at the end of four years (or more) of college to have equity in a property instead of having wasted housing costs that were paid to a university dorm or apartment landlord? Click here to see three, four and five-bedroom homes curre...

Yum.  The smell of pulled pork, chicken, ribs and pork steaks is once again filling the air in Madison County.  Welcome back, Red'z Rib Shack. In the early 1990s, Red'z started as a humble operation in a small house in Maryville.  The original owners eventually sold the business when they moved from the area, and a brother and sister team took over. If you've lived in Maryville, Glen Carbon, Collinsville or Edwardsville for awhile you may remember that Red'z Rib Shack was on the corner of 159 and 162.    In the world of real estate, we call this location "prime"... ;)  Many BBQ lovers were upset to see Red'z go when Walgreens bought the chunk of land and developed it in 2008. However, our patience has now been rewarded.  Red'z is open again with the original owners (Randy and Shiona Qui...

Did you know the odds of selling your home in Edwardsville or Glen Carbon are only 51%? In the past six months, 205 houses sold in Ed/Glen - while 402 were put on the market. The average days a house spends on the market before closing is 285. The market is tough right now, but it doesn't mean you can't sell if you need to. The following five steps will help increase your odds. 1. Price it right. Don't price your house higher than the market will bear - or even worse - higher than your competition. You must price your home competitively or buyers won't even bother to look at it. There used to be a time when you could build-in a lot of wiggle room for negotiations - those days are gone. Price it right to garner the attention of buyers. The job of your agent is not to tell you what the ho...
