Time spent visiting with Agents is never wasted time. In the Bourbonnais-Kankakee Area winter is here and with winter comes the biggest slowdown of the year. How nice would it be to live in sunny Florida or Arizona for the whole year and be able to inspect year 'round? Too bad, I'm not moving. But I do a few things that make the winter a productive time for my business.      1. Office visits become a major priority. Visiting with agents or making an office presentation at a team meeting is easier to schedule in the fall and winter. And I always bring food. 2. Open house visits are a big part of my marketing. A bottle of water or a snack for the agent and some time away from a busy phone and I can build a real realationship with that agent. 3. Implementing a new system that will help me ...

Mild or not, there's still time to check your furnace. Winter has been pretty mild in Bourbonnais, Illinois and all across the mid west this year. In fact, there are areas suffering from severe flooding as I write this post. There are a few things that are worse than a furnace acting up in the middle of the winter, but for the life of me I can't think of any right now. Your furnace needs an annual checkup and if you put it off until now, you're asking for trouble. Waiting until the snow flies means you waited about 3 months too long. Now if you're depending on something like this old furnace to keep you warm through the winter, then you might want to invest in a space heater. Or rent a hotel room. And also a Carbon Monoxide detector, because this Ole Smokey is a death trap. But when I th...

With the rancorous elections finally behind us and Bourbonnais property prices on the rise, public sentiment is markedly improving. Last week, Neilson released its Consumer Confidence Survey, now showing the strongest level in more than four and a half years. My guess is that 2012 will likely mark the year that holiday tipping makes a comeback, too. “People are more generous this year because when the economy gets better, people do better.” is what international etiquette expert Jacqueline Whitmore had to say. The founder of the Protocol School of Palm Beach added, “They tend to be happier around the holiday time.” That’s true outside of Palm Beach, too: many Bourbonnais homeowners who felt forced to become latter day Scrooges during the previous few years may be feeling slightly less a...

Things I am thankful for this year: health, of course -- for friends, family, myself -- and for the many things we all take for granted until something as devastating as Hurricane Sandy comes along to remind us of our good fortune. And especially on Thanksgiving, I’m grateful for…my kitchen! Kitchens have become the center of activity in today’s home, whether during a casual weeknight family meal or a grand Thanksgiving feast for twelve. More and more of our Bourbonnais real estate listings reflect just that: focused interest on the kitchen. Here are some relevant details that can draw interest to real estate listings: Floorplan – Is the kitchen open? Walled-off? Great yard view? Photos should be selected to highlight attractive layouts for effective real estate listings. Appliances – N...

Time for the annual tune-up of Old Smokey? You better believe it. There are a few things that are worse than a furnace acting up in the middle of the winter, but for the life of me I can't think of any right now. Your furnace needs an annual checkup and now is the best time to get it done. Waiting until the leaves fall or even until the snow flies is just asking for trouble. Now if you're depending on something like this to keep you warm through the year, then you might want to invest in a space heater.      Furnaces are kind of like the tires on your car or oil changes. Don't rotate the tires or change the oil on time and you will be buying new tires sooner or worse yet, buying a new car because the engine blew. The average life span of a furnace can be greatly extended just by getting...

Best of the Worst- my new TV show. It's going to be huge. Filled with all the craziest, wackiest, zaniest, nuttiest, cookiest and of course, stupidest things ever seen in a home inspection. Here are just a few. Hover over the picture for a witty comment. What do you think? I've got a million of these and they all scream out WHAT THE HELL WERE THEY THINKING? There has been a sharp increase in the media over mold concerns in homes. Many home buyers want a mold sampling done before they move into their new home. It can be completed at the same time as a standard home inspection. Typically there will be a visual inspection and also mold odors will be noted, looking for possible mold contaminated areas. The source of all mold is moisture and a food source. The search for the moisture intrusion is critical for identifying the extent of the contamination. This sampling is done by tape or swab sampling of the actual mold growth. If no growth is visible, then an air quality test is done in several areas of the home. There is usually an indoor and outdoor sampling done to compare results for comparison.  After completion, the samples can be evaluate...

Assessment appeal services SHOCKED AT YOUR PROPERTY TAX BILL? Dandurand Appraisals can help! Many homeowners in Kankakee County and Will County are receiving tax bills that don't seem to be in line with real values of their homes. With many real estate markets changing rapidly, it pays to find out for sure. Call Dandurand Appraisals for an accurate appraisal of your homes true value so you can adjust your bill.  Most localities determine your property tax burden based on an ad valorem assessment of the property's value. Often, matters like this can be resolved with a phone call. However, if after discussing yo...

Foreclosure/REO appraisals Homes in foreclosure and homes that have reverted to your institution's ownership present special appraisal challenges. At Dandurand Appraisals, we're more than ready and able to help.  For a property in foreclosure, you may need to know the difference between fair market value and "quick disposition" value, to know your potential charge-off liability. At Dandurand Appraisals, we have experience in both providing snapshots of fair market value for our mortgage lending and servicing clients as well as "quick sale" forecasts that understand your timeline.   Owners of property in foreclosure, of course, present special challenges. They may be unwilling to allow an inspection of the property. If they have abandoned the property already, they may have neglecte...
