With all the challenges we have experienced in real estate in 2007, we are ready for some positive changes in 2008!!Although the Bartlett real estate market has seen it's share of challenges this year, Bartlett home sales have remained stronger than a lot of other markets and has continued to build in momentum. Last week 4 Bartlett homes went under contract. That is very positive news considering this is typically a "slow" time of year. Here is the Bartlett  real estate statistics for the week of December 24  through December 30, 2007. These numbers include ALL SINGLE FAMILY HOMES FOR SALE and ATTACHED HOUSING FOR SALE including Townhouses, Condos and Duplexes. Well I have to say I think Im done for the year. You Stagers Know what Im talking about Im sure. Im talking about all the SALES.....I think my partner and I have visited every store in the Chicago land area, and bought at least one item from each. We both have big SUV's and for the past 3 days they have been stuffed full with area rugs, picture frames, throw pillow to love seats. But when you see up to 80% off, some how I think we will be doing a bit more shopping. I would love to hear about some jaw dropping sales and items you were able to pick up this after Christmas sale season?I think the best thing we picked up was from Crate & Barrel, We now have the most beautiful table settings for about 10 tables and spent under $200.00. These were just amazing pieces we coul...

Remodeling Magazine's annual "Cost vs. Value Report" is finally out with the 2007 projects.  What Home Remodel Projects actually pay off at seling time?  Don't listen to the people at Lowe's or Home Depot - this report actually gives recoup costs on most projects done around the home.  Not everything pays off as you might expect.Actual report in PDF Format  This is a national report - pick the "EAST NORTH CENTRAL" Region for our area of Chicago.Of projects that saw national cost recovery rates of more than 80 percent in 2007, only one - a minor kitchen remodel, with 83 percent of cost recovered - was a strictly interior job. The others were an upscale siding replacement using fiber cement materials (88.1 percent), a wood deck addition (85.4 percent), midrange vinyl siding replacement (8...

It is important to know the relevant information pertaining to each real estate market because each market is so very different! The Bartlett real estate market and Bartlett homes for sale have had some great activity last week. 7 Bartlett homes went under contract last week. That is 1 home a day! Who said that the real estate market is "dead" during the holidays???? The neighboring Carol Stream real estate market actually had 11 homes go under contract last week and we started negotiating 3 offers ourselves on properties. That has to say something for our market in the Chicago-land western suburbs don't you think???Here is the Bartlett  real estate statistics for the week of December 3  through December 9, 2007. These numbers include ALL SINGLE FAMILY HOMES FOR SALE and ATTACHED HOUSIN...

Agency Terms in Illinois - Lyn Sims at RE/MAX Suburban, a real estate veteran can help you with representation (agency) questions regarding agency issues in your real estate transaction.  "Who works for who?" is the best way the describe this informative real estate article. Seller's Agent -- When you sign a listing agreement with a real estate broker you are typically signing an agency agreement that makes that broker and all sales associates affiliated with the broker your legal agents. In a designated agency the broker would name one or more sale associates as your legal agent. The seller's agent is a limited as opposed to general agent. In other words, the listing or other agreement with the broker gives the selling agent certain authority to act on your behalf in the marketing and ...

When you look at your calendar you may find the months already overloaded with seasonal obligations -- shopping, entertaining, charity work, decorating the house, and so much more. If you are also trying to sell your home, you are under extra pressures to keep your home in "show-time" condition.   It is understandable why you would be tempted to take your home off the market during the holidays.  And the list of justifications is long.  If you are too busy, buyers may be also, and you may find your efforts unrewarded with not enough showings.  And what if you do get an offer?  You may be faced with the possibility of packing and moving during the busiest time of the year.  Besides, you can give your house a rest, and it will have better momentum after the holidays.  Better to just pack ...
