Aurora, in my opinion is one of the highest "value for money" cities in the area.  The homes are beautiful.  The town continues to build services and parks for the community that draws home buyers.  Aurora has faired very well during the mass assault of the media to over-hype the market correction we are going through.  YTD average sales price for detached single family homes in Aurora is only down -3.5%.  The number of homes sold is down a staggering 22.8%.

I went out and spent some time in Abington Woods this past weekend. When you think about a great townhomes complex that really looks sharp and is laid out well, Abington Woods should come to mind. Many of the buildings in the Abington Woods Subdivision are laid out vertically, side-by-side. This creates a common driveway on one side and a common "greenway" on the other. Last weekend, I spent the afternoon on the far east side of Aurora doing research on several popular townhome complexes. The first was Park Avenue Subdivision where I had an appointment to do a market analysis. This complex is located on New York Street just west of Eola and is in a prime location for buyers looking for a home that's close to both Aurora and Naperville. Some of the more popular features with the Park Avenue townhomes include pond and woods views, partial brick fronts and some units feature full basements. The Tanner Historic District is one of the largest historic districts on Aurora's west side. Created as a locally designated historic district in 1998, it is located just west of Lake Street and includes homes dating from the mid-1800's into the 20th Century. This district is always expanding, adding areas gradually - the last being parts of Oak Street in October of 2006. The Aurora Tanner Historic District includes a variety of home styles, from Victorian to Bungalow, Italiante to Queen Anne. The Aurora Illinois market is a mixed bag with national pressure weighing heavily on local conditions. The regional impact is good with 1234 homes sold in the 12 month period ending July 31. This is a slight drop of 7.14% better than national average and better than Chicago. The days on market has increased by a full three weeks over last years and is now at 71 days which is a respectable number. The number of homes under contract when comparing July of 2006 with July of 2007 is virtually unchanged. 257 units this year was only 3 units shy of last year. The year to year comparison is almost the same with 236 homes sold this July and 266 homes sold last July. The inventory levels are as high as we have seen in over two years but the median price has remainded positive with a minimal loss...

The real estate market today has cooled. The local builders in the area are scaling back but for a myriad of reasons they are continuing onward and upward. The idea of owning a new home is in the mind of all of us. The reality is if you are opting for new construction you should contact your local realtor and ask about incentives that builders may be offering on the inventory of homes that are either already built and ready to move into or are in some stage of completion.The need to keep the doors open and the guys working in the field has created opportunities for home buyers. The builder may be willing to offer upgrades and incentives to buy a home already under construction. You may even be able to pick some of your own options. It is definitely worth talking to your realtor about.

Oakhurst Subdivision is located on the far east side of Aurora near the intersection of New York and Eola Road. This large community of perhaps 1000 homes features hiking paths, community parks and semi-custom homes. Oakhurst subdivision is divided into a number of smaller sub-sections known as "neighborhoods". Most neighborhoods can be located off of McCoy Drive which bisects the community. I have just completed my feature page for the Aurora Subdivision known as the Rollingwood Colony Subdivision. This small group of attached homes is found in western Aurora and features perhaps 28 townhome-style homes. Although many of these homes feel like townhomes with attached garages, multi-story living and vaulted ceilings, this is actually a condominium community which means it's perfect for owners who don't want the hastle of exterior maintenence (lawns, siding, etc). Cherry Hill Subdivision is located directly across from Orchard Valley on the southwest corner of the intersection of Galena Boulevard and Orchard Road in the western portion of Aurora. Orchard Valley Subdivision features large semi-custom homes in a golf course community on the west side of Orchard Road near the intersection of Galena. Although the large community entry sign was largely under construction at the end of 2006, real estate was definately in good working order. Prices ranged from a low of $208,000 for one of the small ranch homes without a basement (just over 1200 square feet) up to an impressive $540,000. However, the general price range of homes in Orchard Valley are high $200's to mid $300's. The $540,000 price should be seen as an exception.
