Golfing in Sandpoint, Bonner County, & North IdahoSandpoint Area Golf Courses Well, the thought of golf in North Idaho may not occur to the avid golf enthusiast, but lovers of the links are finding out why so many are making the Idaho Panhandle a golfing destination. Most recently, Jack Nicklaus bought award-winning Hidden Lakes in Sandpoint, designing the course himself. Apparently, though Jack Nicklaus companies owns many golf courses, he only has designed a handful personally. So, this course should be something really special. Unfortunately, the beautiful clubhouse (shown below) burned down winter 2008. Rumors abound that Arnold Palmer has been looking for a spot to build another of his challenging courses in the same area. Coeur d'Alene has another world-famous, award-winning golf ...

I spent 15 hours at the  FORD IRONMAN COEUR D'ALENE TRIATHLON on Sunday.  (As a spectator...my son was a FINISHER and is now an IRONMAN!).  The human spirit is alive & well!  I am in complete awe.  From the moment I arrived at the beach to watch the the swim portion of the event (2.4 miles) until the end of the triathlon I was fighting back tears of pure emotion. The spectacle of seeing 3,500 participants waiting on the Lake Coeur d'Alene beach to begin the torturous swim in 56 degree water is almost indescribable.   These are people like you and me who have taken on the task to become bigger than life.  They have decided to do something that is almost impossible.  To watch them succeed gives me goose bumps even as I write this...2.4 MILE SWIM - 112 MILE BIKE - 26.2 MILE RUN...Are you s...

Route of the Hiawatha Rail-Trail Here's a thought for your personal newsletter.  This is an article I wrote for my newsletter that had good comments from prospects who decided to come here to take this little bike ride.  I'm trying to feature more things having to do with local activities from a personal point of view. Trail of the Hiawatha     Let's see...where could I take the grandkids that would get us outdoors to see some amazing scenery, experience history's legacy, get exercise (but not too much), stop to picnic and talk to one another....all while creating treasured memories?     Three years ago, I found just that in the Route of the Hiawatha bike ride about 2 1/2 hours southeast of Sandpoint near Wallace, Idaho.  We rented bikes at Lookout Pass for 3 adults and 3 children and t...

I am excited to be a part of the Brokers' Open on Monday, June 15.  I'll have two of the premier listings in North Idaho on the Tour.  The photo above is of "The Cottage On The Lake" and is a MUST SEE.  The home was built by a master mason and NO corners were cut on this project.  The home is a unique combination of North Idaho stone hand placed to create 18" thick walls with authentic, dowelled timber framed infra-structure including dramtaic metal connections and strappings.  You will not find a home with a warmer ambiance...built for a family to enjoy for generations.  This home is offered at $5,978,000...there are absolutely NO comparables on the market. SALISHAN POINT (www.salishanpoint.com) is the other listing we are proud to host during the OPEN.  SALISHAN POINT is the premier g...

Many know in our current market there is a lot of inventory available, and we have had a real slowdown in home sales. In the old market, people could just put a sign up, list on the MLS, and in no time, everything was selling. In order to sell houses these days it takes special effort. We do things differently. We produce top-quality media, the absolute best web presence, and have a three man team. We do much more than that to sell homes, and we have listed that later on this page. The Right Ideas to Market Your Homes and Properties to buying consumers!        Our Qualifications: First, we always answer our phones, night and day. Jed and Gary are local businessmen and Real Estate Investors. Gary worked in commercial real estate for seven years, selling hotels and restaurants. He owned W...

My team has always believed in strong advertising. While it is wonderful that people blog, and have a cool website, one cool website, it is not enough. Our clients deserve more. Plus, our community deserves our best efforts, and promoting and growing our team's business is very important, both on a local scale, and nationally. Here are our initial summer ads and efforts: We have taken out a full page ad in the Real Estate Book for the next six months. We have bought the full page inside cover of the Sandpoint Guide: Relocation Guide. We have one-minute ads running during drive times on KPND, K102, and KSPT Talk Radio for the summer. We are the exclusive REALTORS® for Homes.com, including page 1 placement for over 150 keyword placements, including the terms "Sandpoint Real Estate," "Sand...

The supply of property in Bonner County continues to grow, with 3226 total listings in the Multiple Listing Service as of June 1, 2009. There have been a total of 237 residential sales since the first of this year, most of which have been in the $200s and $300s price range.  This is due in large part no doubt to the excellent financing that is available for first time buyers and anyone in the conforming loan range (under $417,000).  Since the first of the year, there have been 2093 new residential listings.  This equates to 5 years of inventory at the current pace of sales.  11% of the listings are currently selling, with the balance expiring before they sell. I like to break out the figures for Sandpoint specifically, focusing on residential without the land.  We all know there is a to...

'Talk Dirt to Me' is Dover Bay's first Home & Garden Show, taking place throughout Dover Bay Resort this Saturday, June 6.  This is an outdoor event that will take place from 11a to 5p, centered around Dover Bay's waterfront Marina Village. There will be classes from KXLY Garden Expert Phyllis Stephens, an All Seasons Garden & Floral demonstration on editable landscapes, the first annual Rusty Tiller Sailing Race, kayak and canoe demos, food and all sorts of vendors.  My friend Arthur's band, 'Bright Moments', will be playing near the Dover Cafe, a fun band playing lively jazz. Each of the neighborhoods at Dover Bay will also hold an open house, where you can enter to win prizes at each location.  We have a fantastic prize to give away at the Parkside Bungalows (the new homes located on...

When my family and I decided to relocate to Sandpoint, Idaho, one of the considerations we had was in moving and investing in a region that had solid real estate fundamentals with a long term value proposition.  In comparison to other places we had considered, such as McCall, Idaho, and Bend, Oregon, we certainly felt very confident in our Sandpoint decision.  This is a place that has some of the finest natural amenities on the planet, with a hip and cultural progressive community, yet with very reasonable real estate pricing and supply relative to other resort destinations. Within Sandpoint we found that Dover Bay had perhaps the strongest underlying fundamentals of any of the resort communities in the North Idaho area.  This is why I personally decided to represent Dover Bay property ...

An incredible amount of market analysis went into the development plans for Dover Bay Waterfront Resort & Marina.  Distinctive real estate products were developed with specific customer segments in mind, and even within each neighborhood there have been variances in design to appeal to subsets within these demographic groups. The beauty of the Dover Bay Community concept is that there are 11 distinct neighborhoods appealing to people from all walks of life. Obviously, the resort is geared toward the water and snow‐loving crowd, but the diversity of the product offerings appeal to everyone from young first‐time homebuyers to well‐to‐do executives or retirees looking for a luxury custom second home on the water. A young couple in their twenties can purchase one of the bungalow properties ...

Continuing with the discussion of the unique features that make Dover Bay Resort a solid investment, here are some key differentiators from other resort real estate communities in and around Sandpoint Idaho. A. Concept of Independent Commercial Entities In today's market, one of the biggest sales challenges a second home development has is the love/hate relationship between real estate and the club. Many communities require homeowner's to be club members, using and paying for both the amenities and homeowner's association services. This is what sets Dover Bay apart from the rest. The commercial aspects of the Marina Village, the Lake Club Fitness Center, Café and Market, Marina and future amenities are "stand alone" facilities. The homeowner makes the choice to have a boat slip or belon...

Given the economic environment of late and the troubles that many resort developments are having, a common concern with many of my clients relates to the underlying strength of the resort community in which they are considering buying.  Dover Bay Resort is one community that is certainly in a very solid position even in today's market. Developer/Developments Credibility/Communities Financial Health   Dover Bay has been involved in successful residential, commercial and property management projects such as Warren Island, Holiday Shores Condominiums, East Hope Marina, Holiday Shores Resort, Sandpoint Marina and the Old Powerhouse Building. Those successes have allowed Dover Bay Development to forge close financial relationships with a number of very stable local banks. These strong finan...

This Sandpoint real estate agent believes knowing your community is the most important thing, & as host for many years of the N Idaho Business & N Idaho Arts radio shows, I have that knowledge. About Me: Sandpoint real estate professional and avid community supporter. As the host of two radio shows - North Idaho Business and North Idaho Arts and Adventure for many years - the position of interviewing hundreds of native Idahoans and transplants has given me a unique perspective. Having owned several homes and properties here gives me a view from your side, as a home owner and buyer. I owned two restaurants in town, and work with over a dozen charities. Certainly real estate is my job, but if you really want to have a guide for your life in North Idaho, with my experience, I hope you find...

There are few things as important as explaining agency to clients, but it is one of the things we REALTORS® often don't explain well. It is as easy as remembering OLD CAR. Obedience: As an agent of our clients, we must obey their instructions. That's only if their instructions are not illegal and are in accordance with the contract. An example would be a transaction in which I am the agent of the seller. I have two offers to buy their property and they're almost identical in price and contingencies. My seller instructs me to accept the offer from Agent B without going back to both buyer agents for further offers because my seller "doesn't like Agent A". Though I may feel that it is unfair to Agent A and their buyer, I must obey the instructions of my seller. Loyalty: As the agent for my...

There are many good Sandpoint, Idaho area REALTORS®. Some advertise well, others are good at communicating, some network with the best. Some do it all well, and still the market has made sales very difficult. One of the most disappointing events in our lives is not selling a home. Consumers have a general idea of what REALTORS® do. Still, the picture is often of a leisurely lifestyle, part-time hours, and big paychecks. What if I told you that successful REALTORS® work an average of seventy hours a week, work weekends, nights, and find little time for a round of golf. And the big paychecks? Well, it is heartbreaking to know the number of homes our fellow real estate agents are losing. What is the part that the seller plays in selling their own homes? Of course, we expect them to keep it...

Perhaps the Inland Northwest's top music festival, the Festival at Sandpoint takes place again from August 6-16, 2009.  The Festival is definitely one of the premier events in Sandpoint, and anyone that can possibly plan a visit during this time should do so. The event is very uniquely Sandpoint.  It takes place near downtown Sandpoint at Memorial Field, under the stars along Lake Pend Oreille.  You'll find hundreds of bicycles tied up outside as most of the locals will walk or bike to the shows.  Its unique in that you can bring your own beverages or picnic as you would for any smaller weekly music event.  However the concerts are the real deal.  We always get big name performers and they tend to love the energy of the Sandpoint crowd.  Concerts take place on Thursday, Friday, Saturday...

Another fantastic event came to the Panida Theatre in Downtown Sandpoint last night.  It was one of the few times that my wife and I have been able to stay out late (together) since Trace was born, and we both had a blast! (If you'll allow the indulgence, here is my Rolling Stone Magazine style editorial review....).  Jackie Greene 'rocked the house' with another inspired performance in one of his favorite places to play.  The highpoint for me was when he covered the Grateful Dead's 'Shakedown Street' in his own bluesy rock folk americana blend.  You could tell that these guys love the Sandpoint crowd, when they came out for 30+ minutes of encore, topping it off with a solo acoustic song from Jackie that almost brought tears to your eyes. This was only the second time I've seen Jackie G...

It still feels like Winter on Schweitzer Mountain, which is easy to forget after having 70 degree days last weekend around Sandpoint.  This aspect is one of the things that makes this place so cool.  The climate of Sandpoint, at around 2000 feet, is very moderate in comparison to most ski towns.  Schweitzer could easily stay open through the end of May based on their typical snow load, with the top of the hill at just under 7000 feet (relatively high for this far North).  Its pretty cool to be able to mountain bike and ski in the same day!  In fact I'd like to water ski and snow ski on the same day sometime soon, just to say I've done it. With a few fresh inches falling on Schweitzer overnight, my brother and I skinned up for a Ridge Run this morning, along with my dog Bentley.  He does...

Below is an article I wrote for the local paper. It just helps potential visitors to our area to get a deeper perspective of why I like Sandpoint so much. Who knows, maybe we can get some tennis players to buy here...I'm always looking for new partners to hit with. (I will be adding some pics as soon as I get to my other computer) "Bulldog Tennis isn’t Rebuilding, it’s Reloading! When I came in this year as the new head coach for varsity tennis, I really didn’t know what to expect. I was familiar with the top players I inherited going into the season, but there is so much more to “Team Tennis” than the talent level of the top players. I needed to discover the personalities of the players…who plays well with whom, who are the “fighters” (the players who refuse to lose), who has team spir...
