I am a Realtor in Meridian, Idaho (suburb of Boise).  For years, I have used an "Alternate of Choice" counter offer process but am surprised it isn't used more often. Say for example, you have a home listed for $250,000 and an offer comes in at $250,000 asking for $10,000 in financial incentives so the net to the seller is effectively an offer of $240,000.  In my scenerio, I might prepare two simultaneous counter offers: Counter offer  #1 = Raise price from $250,000 to $255,000 including the concession; Counter offer #A = Drop the concession and sell the home for $245,000. This way, if it is critical to include the financial concession, the seller still has the yeild they needed after including it.  If not, the buyer buys the home for less. I have made a major discovery when it comes to the city of Meridian, Idaho. Settlers Park, located at the corner of Meridian Road and Ustick Road, is quite possibly one of the best, if not THE best, park in the entire Treasure Valley. My children and I happened upon it as we were waiting for some family in the area and it took my by complete surprise. I thought we’d have to pay to get in and participate but in reality it’s totally free.   It is a huge park (I couldn’t locate the exact acreage but it’s very big). It has a number of awesome play areas. The kid’s playground equipment is called Adventure Island and is a number of large ship-like toys that they can run to and fro on. Meridian Heights subdivision has a large looming problem.  Contaminated water and no place to move their sewage: http://www.idahostatesman.com/newsupdates/story/504213.html. This is no doubt is causing home owners big head aches.  The costs to remedy such a situation are large and will probably affect homes sales as well.  This will be an interesting one to watch unfold.  With the growth rates in Meridian, Idaho what once worked is now having to be re-thought and reworked and someone has to pay the bill.

Kuna and Meridian are squaring of in their fight for land and expansion; home and property owners are caught in the middle with Ada County as the referee: http://www.idahostatesman.com/newsupdates/story/502621.html. There are obvious pros and cons to both sides and when you look at the article does a very good job of extracting many of them. If you're looking at it from a home or property owners perspective there's no doubt that Meridian carries a higher average property value. Kuna however may be quicker to add services for the outlying areas which would make them more marketable.

The numbers are in for July 2008 Meridian Real Estate Market. These numbers include all Single Family, Single family with Acreage, Condos, Townhomes, and Manufacutured Homes on Owned Lot listings in the Meridian areas. Active listings   1290 Pending             187 Sold                   132 Average sales price $255,120 Average Days on Market  84 Sales price as percentage of Asking price  92% Northwest Meridian was the most active with 52 sales, followed by Northeast Meridian at 49, Southeast had 24 sales, followed by Southwest with 4.  These numbers look promising for the upcoming months in Meridian.  The number of active properties decreased from June numbers, and the average sales price increased.  If you are thinking of buying or selling a home in Meridian Idaho, please give me a ca...

I had picked up an agent flyer this weekend just in curiousity of what he had on there.  Nothing really out of the norm but he had a lender with a loan scenario break down of acouple loans.  Which is a great deal since it gives the client a chance to see what a payment might be on the house or around that price range.  There was two problems with it:   *1)  There were four loan products on there but all with 20% down.  This is not good for the simple fact is alot of people are not educated in the process.  So they see that 20% down and it will immediately scare that potential person off.  Now granted some what but why push off any other potential deals.  Along with this...
