I read an article in one of my Real Estate pubications that was very interesting.  Even with all of the renters out there, it mentioned over 75% of potential buyers are sellers waiting for their homes to sell or close.  I know from my own area, and speaking to several different potential buyers.  Some are still undecided as to when to put their homes for sale, even though they would like to make a move.  Also, people are realizing that now may be a great time to move up if they can get their current house sold. Well, I wanted to talk to you today about the many aspects of working this market. So, here we go. First of all let me say it has been an interesting year to say the least. I have lost a lot of deals due to the mortgage market. Hard money lenders and sub-prime lenders have disappeared overnight and over the last few months. This is just a bump in the road that will straighten itself out over time. It is already starting to stabilize somewhat. The strong will survive and the weak will perish. So the saying goes. For those people out there with good credit a decent job and income this is not a problem for you. Interest rates have come down and know is the time to strike. I was out looking at some new construction homes in Boise today.  Its amazing how much house you can get for about $200K.  There were some 4 bedroom 2.5 bath 2054 sq. ft. new homes for $210-219K.  If I could buy 4 or 5 of these, and hold them for at least 5 years, the potential resale value looks good. Stop all the presses!  There isn't supposed to be any strong economies out there according to all the negative press.  Foreclosures here, short sales there, jobless claims everywhere.  "The Sky is Falling"!   One cannot turn on the radio or T.V. or read anything published without being reminded about how bad things are.  Forbes Magazine has just named Boise Idaho "The 2nd Best Place For Busines And Careers" in their rankings just realeased. Boise has been named again as one of the best cities in the U.S. for business and careers by Forbes magazine.  This was the fourth year Boise has been in the top 5.   This is great recognition for all types of businesses in our local economy including real estate.  Our unemployment rate is still under 3 % and our job growth was 13th among all other cities.  With all of the commercial growth we have had over the last few years, large companies are obviously investing in the Boise valley.  This should also bring more buyers from others states where cost of living is higher and job growth is slower.  03/20/2008

The Boise real estate market is doing better then most of the country.  Sure houses have been sitting on the market longer than used to but we haven't had a dramatic price drop.  Still we have deals here if you qualify for a mortgage.  Here is a secret 90% of the people still qualify.  It's only the ones with real credit issues that can't qualify.  We have more foreclosures but its not like other places.     Right now the prices are soft and there are bargains to be had.  I think they will rise when this mortgage mess is cleaned up.  I can find a buyer a wonderful home below market value.   If you want a home and qualify for the mortgage it is a great time to buy here in Boise, Idaho.    This house is priced at $199,990 This house in near Boise in Caldwell priced $175,000 This condo is ... 03/10/2008

In my previous post, I told you about a great article from CareerBuilders.com, ranking Idaho the second best place in the nation for Jobs. Idaho, particularly Boise, has been recognized for many, many different "Best of..., Best Place..., Best City... Best States" rankings in the National Media over the past several years.  An article in Friday's Statesman gives us a bit more information on what looks to be another Top 5 we're going to be proud of.
