According to the NAR (National Associationof Realtors) June shed a glimmer of hope on home sales with an unexpected rise in pending home sales.  The full details can be found on Yahoo News at: http://news.yahoo.com/s/ap/20080807/ap_on_bi_ge/pending_home_sales. Why should you buy this home and why should you pay this price? When the market is soft, buyers have more choices and time to research and compare. This means that developers, builders and realtors must answer the question “Why” or they will not sell their homes. It is hard to fool today’s home buyer who has access to so much information and is asking so many questions. I primarily represent the seller's in a short sale situation.  Most of the my previous post have been advising them on how to approach the process.  Lately it seems to be the biggest buzz word buyer's are using.  Everyone wants a bargain and the Treasure Valley has a fair amount of them out there. So if you're thinking of taking the plunge I say go for it!  Just keep a few things in mind: 1.  There is nothing short about a short sale.  Short simply imply's you are trying to get the lender to accept a payoff short of what the borrower owes.  A typical short sale situation will take anywhere from 45-90 days to close.  Sometimes longer if at all. 2.  Don't get emotionally attached to the house you write the offer on.  This is a tough one, especially if it is the perfect house and at such ...

A frequent topic of debate and though it can be a simple measurement it only works if you are comparing apples to apples. How can you compare two different things. Let's start with some extreme examples and then work our way back to reality. What is the cost per # of a Ford Taurus to a Jaguar XL? What about a Dodge Truck compared to a Ford? Every company has had the client from hell. The guy  that just could not be satisfied. My answer- if you can't bury that guy with a dozen happy clients you have a business problem. Your company either needs to put quality controls into place or set your clients expectations to something you can meet, even if it is low. When you name the company after yourself as many builders do it is hard to open yourself to criticism, I get that. Today, with technology, builders have the opportunity to reveal or be revealed. Builders may not like it and sometimes it may not be a fair review according to the builder but how else can we find out who the best builders are. Is the market up, down, bottomed, still buyer or what? Boise Homes for Sale? Let's discuss the question at hand in two parts. 1. Are you selling? Whatta ya got to sell me? 3 bed room two bath you say. Interesting, tell me more. That is what buyers need to know. If you have nothing else to offer in a community with no amenities lower your price.
