I received a real estate advertisement worded "government ban on short sales."  Well it was a clever way to get my attention and as soon as I read it I thought what a bunch of jokers playing on words.  Then I started to wonder if people really might be confused by the subject.  So I thought I'd write a quick explanation. Our Government put a ban on short selling, not short sales.  So what's the difference? Short Selling is when you borrow stocks and sell them in hopes of buying them back at a lower price at a later date.  This is a financial instrument and not to be confused with the transfer of real property. A Short Sale is when a lender accepts a lower payoff on a loan for property than the amount financed by the mortgagee. Easy to confuse and if you use the wrong terminology you're...

I happen to be a Boise State Bronco's foot ball fan.  It's not because I'm crazy about football or that I have a great grasp and appreciation for the game.  They have made me a fan because they just don't quit.  They are rarely given credit for their triumphs and those triumphs are usually attributed to unfortunate circumstances of the opposing team. Case and point, Boise State recently beat Oregon a BCS conference team that outweighed them by nearly 50lbs per player.  It was a thrilling game and as soon as it was over I sighed and said out loud "Guaranteed they will say it was due to the loss of Oregon's quarterbacks" and sure enough the first article I found on it lead of with "All those quarterback injuries finally caught up to Oregon against Boise State."  Yes Oregon had lost their...

I've been waiting on the sidelines to comment on the recent Federal receivership of Fannie Mae and Freddie Mac.  I'm always leery of our government getting involved in the market and causing more harm than good.  I am also suspect of the real motive of our politicians, many times they aren't taking action to fix the problems, but to score political points. That being said, the effects of this action has been that rates have dropped dramatically in the last two weeks and now you can get that 30 yr fixed rate in the 5's.  The market has reacted positively and the public is benefiting for now. What I worry about is the next administration screwing up a system that has worked most of the time and has allowed home ownership to grow to its highest level in our history.  I can easily see a con...

I could use your help AR, I'm redoing my website and here's your chance to have a say in it.  On my properties page I am setting up what information about the property is displayed.  My question as stated above is this: What information are buyers and sellers wanting when they land on a property they are searching for?  Since the internet is where the overwhelming majority of buyers and sellers begin their search I want to be sure to give them what they're looking for. Help me out here and let me know!

Apparently the cost of owning and maintaining Simplot's mansion is draining the Governor's housing fund: http://www.2news.tv/news/local/28300934.htm. My question is why are paying for both.  Governor Otter (a millionaire) is collecting and $4500 a month for housing cost to live in his estate and we're still on the hook for the costs for a mansion he refuses to live in because his ex-wife's father used to own it.  Does that seem wrong to anyone? I don't normally dive into politics unless they concern real estate and this issue concerns a very large piece.  There's just got to be better places for this money to be spent and if Butch doesn't like the accommodations provided to him shouldn't he pay for his own?

I'm proud to announce that we now have the reverse mortgage program, the HECM, available for my clients. This is a program for homeowners 62 or over that want to convert their home equity into a monthly check, a line of credit , or simply withdraw a lump sum of cash.  there is no credit, income, or asset verification and best of all, there is no monthly payment check to write.  The house pays for itself!  When the borrower passes away or moves out, the loan becomes due.  If the home is worth less than the outstanding balance, the lender takes the home back at a loss.  If there is equity, the heirs can sell and keep the difference, or refinance out of the reverse mortgage.  The heirs are not responsible for the loan. This program requires the borrower to get counseling from a third party...

It's coming! Boise Art In The Park is just around the corner.  Next week the 5th through the 7th hundreds of artists from all over the Northwest will descend upon our great city to display their works.  I love it, we try to make it a point each to purchase art from this event.  There's paintings, jewelery, photography, and many other things. It's a great time with music, food, and fun.  I hope to see you there. Here's a link to the website to make all your arrangements: http://boiseartmuseum.org/events/2008artinthepark.php.

What has been a little piece of Boise's culture is going away.  The YMCA has annouced the cancellation of the Barber to Boise fun run after 31 years: http://www.boiseweekly.com/gyrobase/Content?oid=316974. It's hard losing events, ritualls, and traditions that we hold dear in the Treasure Valley.  Those things that make Boise what many of us grew up knowing and the reason so many of us want to come back.  While it may be sad we can also rejoice as it's a time for us to turn a page and help advance many others events the YMCA holds. For some of us it will be a new begining a chance to have a part of Boise become yours from the very start and a piece you can hold onto that will make Boise uniquely yours.

It seems everyone wants to have a look at the devastation caused by the Oregon Trail fire and it has some residents concerned.  Although signs clearly state that it is closed the steady stream of traffic is causing problems: http://www.2news.tv/news/local/27684179.html. I know that nothing compares to seeing it in person but please do the right thing and resist the temptation as there are plenty of pictures and coverage of the fire all over the web.  Help your fellow neighbor out and allow them to do what needs to be done and reclaim their lives and what's left of them by staying out of the way.  They'll appreciate it and believe me so would you.

I just have to congratulate the Boise State Broncos on a job well done.  Their first outing of the season was a huge success.  The first couple possessions were a little shaky.  After the nerves seemed to have settled they showed their true color in a dominating fashion.  Did anyone catch the hit they put on Idaho States QB?  He'll be feeling that one for weeks to come.  Great job Boise State, here's to another great season!

Southeast Boise residents are not happy about Idaho Power's effort to assist them.  Residents who lost there home were looking for more after it was deemed that a power line sparked the fire that destroyed homes in rapid succession. An article in the Idaho Statesman details the meeting between three Idaho Power Officials and the residents: http://www.ktvb.com/news/localnews/stories/ktvbn-aug2908-idaho_power_meeting.2577e1bc.html. Should they be doing more?  It's hard to say.  Yes as a company you should support the community that supports you.  Are they really to blame?  Well the power line was theirs but nobody could have foreseen such a tragedy.  We all take for granted the risk that come with modern amenities like electrical power and the risks involved.  Such accidents are an unwel...

So you want to be a millionaire?  Smartmoney.com posted an enlightening article called "10 Things Millionaires Won't Tell You": http://finance.yahoo.com/banking-budgeting/article/105626/10-Things-Millionaires-Won't-Tell-You. There are some surprising statistics, like the narrowing gap of how long people have had there wealth and a lower percentage of inherited wealth.  Which means the generations after are squandering the fortunes made by their heirs.  No doubt Paris Hilton comes to mind while reading that.  I also like the part about money being able to buy happiness.  I don't know about that but as my good friend Tony Robbins likes to say "money won't solve all your problems but it allows you to arrive at them in style."  By the way this excludes home equity so the statistics don't i...

The Vineyard Boise provided a way for dads and their kids to go on a campout to Warm Lake near Cascade Idaho. Myself and another person from our church was blessed to facilitate this event. We had 4 weeks to put it together and had over 70 people show up! What a blessing it was. It also gave mom's a break. It was a success because God was definately involved. Thank you God for blessing me and everyone that went on this trip. It will now be and annual event, God willing of course. I ask for your prayers that this time that the dads got to spend with their kids will continue on. Thank you.

So you've bought your new home and it's time to make it yours.  For some this process starts at or before they move in and others take awhile to get up to speed.  There is not shortage of accents and styles to choose from to make your home reflect your personality.  The NAR has complied a some websites to give you and education and some tips in the art of interior decorating: http://www.realtor.org/RMODaily.nsf/pages/News2008082505?OpenDocument. If you're anything like me you'll probably want to consult a professional.  I admire those of you who have any eye for this sort of thing and for the rest of us, I hope this helps.  Just keep in mind that if you're one of those who like to take it to the extreme, plan to spend the rest of your life in the home or to redo it before selling.
