Whenever a transaction closes where I represented the Hawaii Home Buyer I make sure and let them know that whenever they decide to do anything to the home (i.e. addition, electrical, plumbing, walls and so forth) to make sure they have licensed contractors doing the job! Why? Because when you try and sell your home later on you don't want problems arising! (EDIT):  As one example:   With VA loans they are particularly strict about additions with no permits and major electrical work done by Joe the Handyman. They are meticulous when appraising the home and look at EVERYTHING in and out of the home. The loan will depend on the VA appraisal and the Notice of Value from VA. When we bought our little one bedroom townhouse in March of 2005 at the Royal Palm @ Waipio Gentry the first thing we did was submit a request to the Board Members of our Association. You see, Condo/Townhouse Associations have rules and if it's one thing you do need approval for is a structural revision to your unit amongst many other things. So make sure you read your house rules and association documents regarding remodeling and so forth.  We were adamant that we wanted to get new and improved secure windows and a new sliding door for our ground floor unit. We reside in a townhouse complex in Waipio Gentry; about 5-10 minutes from Mililani, Hawaii where I actually grew up during the 70's and where my mom still lives. Anyway, I wanted to be close to mom so we could help her as she is getting older now. (she just turned 80 in January) so we bought this townhouse in March of 2005. A small unit (I was talking to Lola Audu earlier and she could not believe I lived in a 500 sq. ft. unit) in a complex I adore. The problems started with tenants in the unit above us who had no clue why they couldn't throw water off their balconies onto ours. They had no clue why they couldn't let their child jump up and down while making our ceiling fans shake.....24/7. Waipio Gentry Area also includes Crestview and Seaview. Single Family homes sales have softened. Year to date average sales prices of single family homes have gone down from the same period of time last year.  Sales volume year to date has also gone down increasing the averages day on the market.  Buyers will find Waipio Gentry a good environment for finding the home of their dreams. It's kind of hard to get a clear video while driving along (and driving) in a neighborhood....unless someone else is driving. Then again, you get a side view of the neighborhood if someone else is driving and you're the passenger. Maybe I just need to get a car with a sun roof so I can stand up and take a video. Then again, I think that's illegal. Click It Or Ticket!  The Honolulu Police Department commercials scream....stressing that everyone needs to be buckled in the car for their safety or else you get a hefty ticket. Single Family homes sales in Waikele have remained steady. What's happening in Waipio Gentry for the Christmas Holidays?   An event and a message. Well, for one thing, with the Christmas Holidays approaching there is the Annual Christmas Parade sponsored by the Waipio Gentry Community Association and the Lion's Club. Starting at 10:00 am on Saturday, December 8, 2007 so plan on being there! The Parade includes young people, businesses and our Waipio Gentry residents that are representing the core of our Community.                The Aloha. The Spirit. Waipio Gentry is centrally located on the island of Oahu and has about 3363 units that are mainly single family dwellings and townhomes.  There are a couple of business areas and we are located 5 minutes south of Mililani and 5 minutes north of Pearl City.The picture to the left is the walking jogging path located at the edge of our complex and it extends over a mile and leads down to the shopping center.    The colorful tree lined street to the right is Waipio Uka Street and is one of the main streets in Waipio Gentry that will take me to the Waipio Shopping Center or a block down I'll take a left and head to Costco!   I was running errands and my first stop was Harbor Center to drop off documents at a local Real Estate office in Waimalu.
