  ActiveRain Meetup Zippy’s Waipio Gentry December 06, 2013   The “purpose” of the ActiveRain Meetup is to “connect with other members of ActiveRain”.  It gives us a sense of meeting those members because most of the time we are connecting with others nationwide online.    Our meeting consisted of long time members Randy Prothero, Maureen Fukumoto and ….moix. Monday was my first day with the new Keller Williams Office in Waipio Gentry.  As their new broker-in-charge, it will be a great opportunity to take my real estate career to the next level and to be part of something exciting. I’m one of those people that gets a little…just a little… attached to most living things. It may sound silly although when I put my heart and soul into nurturing a living thing it becomes a part of me. It’s who  I am and definitely stands for the kind of person I am. I nurture all my plants in my little fenced yard. The brush fire from last week reignited today...closing down the H-2 early afternoon. By evening the helicopters were using the park (again) behind our house to fill their giant buckets of water. Many local Fire Departments came to assist. Waikele Real Estate Market Statistics for Condos- July 2009:  Let's start by comparing the Waikele Condo Townhouse sales from June to July of 2009.  There were 6 properties sold in June 2009 compared to 10 for July 2009. A little bit of a hike in sales numbers. Waikele Home Sales Prices for June 2009 ranged from $310,000 (2 bedroom townhouse) to $420,00 (2 bdrm luxury townhouses w/ over 1200 sq/ft). In July of 2009 the Waikele townhouse sales prices ranged from $275,000 to $385,000. The following chart shows the current activity from July to present. Yesterday, I went outside in my little fenced in courtyard to water my plants and tend to my little garden. LO AND BEHOLD! One of my orchids bloomed and had been obscure from sight...hiding behind another for who knows...possibly a day or two? WHAT A FAMILY VACATION! I have been on a plane before, but for some reason for this vacation my body just didn't enjoy the plane ride, the car ride, and being up on top of Mauna Kea. I have never experienced motion sickness like this before. Once I got off the plane and got my composure back I was fine. My family and I enjoyed the views, the beaches, the hotels, and the wonderful majestic mountains. It is so different from the island of Oahu. If you would like to experience the beauty of untouched land, with spectacular views of the ocean, and lava, the Big Island would be the best place to visit. It was a relaxing vacation just seeing God's beautiful creations. We had spent a week in Kona and we didn't get to enjoy Hilo town. We took pleasure in visiting different hotels like the Hilto...

The amazing youngsters from Hawaii are the 2008 Little League World Series Champions! How could they top the amazing game on Saturday where they entered the last inning down 5-1 to lake Charles, Louisiana.  The Hawaii team then put on a hitting clinic with a six run rally to win 7-5.  I was jumping out of my chair cheering.  It was better than watching the Olympics. Well they found a way top that by beating Mexico 12-3 in the final game.  Good pitching and great hitting made the difference for them in the series.  There were many great moments in the series.  The one we will all remember was in the game against Mill Creek, Washington when Lolani Akau pinch hit a home run.  What made this amazing was he got hit by a pitch in the opening game and had a fracture in his elbow.  He will have...

Waipio Gentry Area also includes Crestview and Seaview. Single Family homes sales have softened. Year to date average sales prices of single family homes has bounced back to almost the same level as the same period of time last year.  Sales volume year to date has also gone down.  Buyers will find Waipio Gentry a good environment for finding the home of their dreams. Royal Kunia is a planned community in Waipahu, Hawaii (makes up part of tax map key 194). Single Family homes average prices have softened.  Sales volume of single family homes has shown slippage in volume while average sales prices had only a slight decrease.  Buyers are finding a nice selection of homes in the area and sellers are realizing their homes need to show well and be properly priced to have success selling them. Whenever a transaction closes where I represented the Hawaii Home Buyer I make sure and let them know that whenever they decide to do anything to the home (i.e. addition, electrical, plumbing, walls and so forth) to make sure they have licensed contractors doing the job! Why? Because when you try and sell your home later on you don't want problems arising! (EDIT):  As one example:   With VA loans they are particularly strict about additions with no permits and major electrical work done by Joe the Handyman. They are meticulous when appraising the home and look at EVERYTHING in and out of the home. The loan will depend on the VA appraisal and the Notice of Value from VA. So best you just be safe ....rather than sorry later on and follow my suggestions: Electrical- Use a licensed electric...
