Foreclosures in Hawaii are Over!   It’s been an interesting year 2012. It really has. The act 48 of two years ago, the act 182 of 2012 and government intervention has interrupted foreclosures in Hawaii. Many folks email and call asking where the foreclosure market is, well it never finished what it started, it was just halted. Last week we saw two homes foreclose on Maui; both of them had a public bidding war. One in Wailuku, the other in Makawao.   2013 will bring change; a new year will bring the attention of non-payment of mortgages to the fore front again. Discount Mini Mart in Wailuku Maui for your betel nut chewing needs Pacific Islanders and South East Asians really enjoy the cultural practice of chewing the "betel nut" which is really a palm nut combined with some betel pepper leaf.  It's something they like to do, similar to some people smoking cigarettes.   You can find the betel nut supplies at some stores in Wailuku like the Discount Mini Mart at 758 Lower Main St.  They buy nuts from local Haiku Maui farmers, and they sell them fresh (as opposed to frozen ones from Thailand).  These are the small kind which are softer and easier to chew. I continue to get emails about foreclosures in the county of Maui. Usually the email consist of when, where and how will the foreclosure market come back? What I can say is this. I know of 1500 inventory pieces that the current owners have not paid their mortgages, behind in payment or are late. I know that that at some time the banks will repossess them (ALL). I know that less than 3% of sellers or owners who are behind in their mortgages want to do a short sale. And why should they if they are not paying their mortgage and they are either living for free or renting their property and making a profit. Wailuku First Friday in September to feature Willie K's movie GET A JOB The 'First Friday' celebration in Wailuku on September 7, will have a special presentation at the historic Iao Theater on Market Street.  The all Maui movie "Get A Job" with the award winning sound track will have three showings at 5, 7, and 9 P.M.  Tickets are $10 and available at the box office for all-shows. Chasing the Maui housing market down from $12.4M to $1.75M 4933 Kahekili Highway has finally sold, after 7 years and 4 broker changes. All I can say is, WOW, somebody got a really good deal on this 51 acres with a huge 5,000 sf 2BD/2BA house and a detached cottage, pool, horse barn and riding arena. $12,400,000 was the original asking price back in the summer of 2005.  Not a short sale or bank owned.  No action for years.  Numerous changes of brokers trying to sell this property.  No solid offers until 2010 when it was listed for $2.9M and went under contract only to cancel a few months later.  By 2011 the price had dropped to $1.9M and this brought out the buyers.  Three more consecutive buyers tied up the estate only to cancel after a few months or a few days.  The final lucky buyer w...

If you have been wondering where this "Maui Foreclosure" BLOG reporting has gone? Well ACT48 has made it so not many Maui Hawaii Attorneys are willing to proceed with a Judicial Foreclosure Procedure. There will be a few Foreclosures now and then, yet for the most part there has only been 2 Judicial Foreclosures a month and these have been in the works for years. With that said: Short Sales seem to be the norm now and banks are responding at a much faster rate for us on the island of Maui, I can't speak for the rest of the state. Though in my opinion there are more people (Sellers) not willing to do a short sale, then there are people (owners) who are currently in default on/of their mortgages. If I were to give a ratio based on 100% I would say that only 3% of the people in default are...
