MAUI REAL ESTATE MARKET! What is happening in the Maui real estate market? I do believe we are different from a lot of the mainland market problems. Maui has always been a destination for people looking for sun and great beaches. It is close to many U.S. cities and a pretty safe place compared to reports of violence in Mexico. With the dollar losing value Maui like other U.S. Markets has become a great value for foreign buyer's.  Residential sales on Maui has seen a decrease in home values and slower sales. This is not true for condos sales in the resort areas.  On Maui real estate market, prices are actually up 3% for the first quarter and the number of sales up a bit. Okay Jet Fuel is going up! Hawaiian Airlines is going to increase inter island passenger fares to keep up with the increase in fuel.  I heard on the radio today that jet fuel cost around $7.50 per gallon and jets can hold up to 35,000 gallons.  With Aloha Airlines out of business this has put a strain on shipping and the number of seats available.  A couple of weeks ago I flew to Oahu and was surprise to see that Hawaiian Airlines was using there mainland jets to provide more seats.  Hawaiian will also be charging $25 charge on domestic flights for 2nd luggage.  This is becoming a trend with a lot of other airlines.  So much for carrying a surfboard to the mainland.  So we will all have to adjust with flying just as we are with our driving. Here are the sale statistics for the first quarter of 2008 for Maui County. Single-Family median price Maui homes are down 3.6% to $602,783 for Maui, So there is diffently a softening taking place with residential sales.Actually condominium sales have been doing much better. With the median price up 6.2% to $587,000.  One reason that I see for an increase in condominiums is that Maui is still a great resort destination for snowbirds and sun worshippers.  With interest rates looking good and for foreigner's dollar, it is a great time to buy. We are seeing lots of Canadian buyers with there dollar so strong. Sales for condos in the first quarter last year was at 278 condos sold for 2007.  In 2008 the number of condos sold for the 1st period is 276 which is not much of a difference compare...

2007 proved to be a great year for condo sales in Wailea/Makena. Sales rose from 189 units in 2006 to 233 units in 2007 - a 23% increase! And this was accompanied by less than 5% decline in the median price. Indeed, total sales volume was over $400 million in 2007! This compares with less than $345 million in 2006.This great strength in the face of challenges nationwide to the real estate industry attest to the popularity of Maui as a destination for home owners.Sales in the Wailea/Makena area were aided by a number of new projects that came on stream over the last couple of years. Sales of Wailea/Makena single family homes were up from 29 in 2006 to 35 sales in 2007. And the median price on completed sales was up 2.5% from $2,060,000 to $2,112,000. Not bad given all the negative publicity and stats around national sales during 2007! It is also interesting to note that the gap between List and Sold price narrowed from an average of -8.5% in 2006 to -6.4% in 2007. Are owners pricing more realistically?!!FYI here are selective stats.
