Aloha, Here we are in July already, in fact, it feels like July is almost over and we're heading into August! Before we get too far into July, I wanted to get your market statistics for June out to you. Starting with the Number of Sales: For June, Island wide residential saw a 39% decrease with a drop from 46 to 28 sales for June 07 compared to 08, and the same percentage decline year to date, going from 245 to 148 this time this year. Condos, Island wide were down 12% comparing June 07 to 08, with 24 sold in 07 and only 21 selling in 08. YTD there is a 35% decrease with sales going from 170 in 07 to only 110 in 08. Residential in the Waimea Zone went from 4 sold in June 07 to only 1 sold in June 08, with a 79% decrease YTD dropping from 24 to 5 sales. Koloa was down 10% comparing June ...

Aloha, If you've been reading my blog for any time now, you know I am always talking about sellers who need to come to terms with the buyer's market and price accordingly. Well guess what, the owner / agent of Nihilani 27B has done just that, reducing today from $669K to $589K after only 10 days on the market. This unit sold for $682,180 in 10/06 and is now a short sale, subject to lender approval. This is the Hoku floor plan, which is what I have. The original consisted of 1 bed / 1 bath and a family room downstairs, with a master bedroom / bath, living area, kitchen and powder room upstairs, but the developer offered a conversion of the family room to a third bedroom which is what I did, as did this owner. Aloha, ...... and Happy 4th of July. I hope everyone enjoyed the weekend and got your fill of fireworks. They had 3 events here on Island. One was on Thursday at PMRF where the base was open to the entire Island for an evening fireworks / crafts / food event. There were approximately 2,500 who attended. Also, this year there was a day long 4th of July celebration at the Kekaha Community Center. There were games for the kids, food, crafts and of course Fireworks in the evening. The big event on the 4th of July is the Kauai Hospice Fundraiser, "The Concert in the Sky" another day long event held at Vidinah Stadium. This event tops them all and is an annual favorite. On June 11th, Princeville at Hanalei (formerly known as Princeville Corporation) gave a presentation to a gathering of the North Shore realtors of Kauai to talk about the status of development on the North Shore and specifically the Princeville at Hanalei projects. Jay Furfaro, one of our Kauai County Council representatives, Francis Oda, and Dee Crowell all spoke to the audience and fielded questions at the end of the 40 minute presentation. Jay, whose children are sixth generation Hawaiians, started off the meeting with a little bit of North Shore history that I found most interesting. Aloha, Hate to sound repetitive, but it was another sublime week here on Kauai. We had a little bit of rain one day, late in the afternoon, but it was so brief, it only interrupted my riding (horseback) briefly. Over at the stable, you can see weather as it comes in across the adjacent acreage. On this particular day, I was riding in 10 minute increments, then dashing out to stand under the cover of the "wash rack" for two minutes as I watched the rain pass overhead and continue on to Hanalei Bay. That's just another one of many things I love about the Island: watching the weather. It was funny that it seemed to be so perfectly timed so as to arrive every 10 minutes. Aloha, I'm finally back on Kauai after a short trip to the mainland. On my Friday return I was greeted with hazy views of the mountains caused by the "vog" from the Big Island. Apparently, our trades had died leaving Kauai shrouded by this unfamiliar vog which is a by-product of the volcanic eruption on the Big Island. Thankfully, the trades are back and the vog is gone. If you're not familiar with vog, think if LA smog and just put a "v' in place of the "sm" and you'll get the idea. That's one of the concerns I hear from those thinking to relocate to the Big Island. Apparently it is an issue in Kona and elsewhere and can be almost incapacitating for those with severe allergies. Not so on Kauai. This was the first time I'd seen what looked like fog over our mountains and I don't hope to...

Aloha, I'm on the mainland enjoying the peace and tranquility of Chincoteague Island in VA, and was previously in VT and NH visiting relatives which is why my update is a day late. One thing I love about Real Estate, (aside from the fact that I just love it-) is that I can travel and take my work with me. Some people seem to think this is a bad thing. They apologize when they call and find out I am away from home or are reluctant to send an email because they don't "like to bother" me while I am on "vacation." I, however, see it quite differently. I think it is amazing that I can go different places and still conduct business as long as I have my laptop and cell phone. How many other jobs allow that kind of flexibility and latitude? Aloha,I think I've finally caught up! Last week was exceptionally busy after coming back from being on Oahu from Wed, the 9th to Sunday the 13th.
