Princeville, HI - Ready for a fun-raiser? One that is more than a silent auction? Kauai’s Zonta Club of Hanalei Foundation will host its 2nd Annual Charity Auction and Costume Party Hollywood Then & Now… on October 25, 2008. In 2007, the premiere event resulted in approximately 250 attendees arriving in full costume regalia. That cast of characters was amazing! And, while having a great time, more than $20,000 in proceeds were netted to benefit the YWCA Girlz Zone program and scholarships for young women. The 2008 event will take place at the Prince Clubhouse in Princeville (home of the Princeville Health Club & Spa) between 6:30pm and 11:00pm (doors open at 6pm). Aloha, It's been another stellar week with bright blue skis, warm breezes and equally warm water - not that I've had time to find out for myself. Today however, I am going to take time for the beach because the ocean looks so very inviting as I sit here and type. You first have to know that I am not a surfer - so when the water is as flat and glassy as it is today I must go and immerse myself in the ocean. It is so flat it looks like a huge tub of bathwater. What a change a few months from now will bring when we get the customary huge winter swells - but for now, I'll go enjoy the ocean for a few hours as soon as I am done here.Aloha, It's been a little on the quiet side, at least from my point of view. The parking lot at the Cliffs has more vacant parking spots as we head out of summer...

Aloha, It's been a pretty quiet week with more price reductions than anything else. It's good to see that there was only one (yes one!) new condo listing this week. With 164 already listed, it's not like we need a bunch of new ones. If you read my previous posting, you know I personally think that those who are not "real sellers" (I affectionally call them wanna be sellers) should withdraw their properties from the market until such time that it can support their "gotta have" prices. Aloha, I hope you've been enjoying the Olympics as much as I have. So many world records are being broken!!! As for real estate, I can't say that the same has been happening - in fact, it's been relatively  quiet although I've been out with a few buyers looking for properties on the low end. I suspect as we head into Sep those seeking a bottom line bargain will only grow. Aloha, We've been talking for a long time about sellers that don't quite seem to get that it's totally a buyer's market... not a little bit of a buyer's market or a wanna be buyer's market but a full on full tilt buyer's market. Yep, that's what we're in and guess what? Some sellers are finally pricing like - we're in a buyer's market! Case in point: this week there are two interesting listings. First up is Pu'u Po'a 103 priced at $1,399,999. Now, to the average person this may seem exorbitantly priced but when you consider that the last two sales were at $1.475M for 105 and $1.535M for 305 it seems almost downright reasonable. Aloha, It's been a busy week for me, especially since I'm still catching up after coming back from vacation. There seems to be quite a few buyers out there looking and I've seen more and more offers being written. Sellers that are going into escrow are probably taking less than what they were hoping for, but at least they are getting offers. My sellers often ask me if I think the offer they've received is a good one. Sometimes I think its good and other times I honestly feel their property is worth more but the answer is pretty much always the same and that is "It doesn't matter what I think. I'm not the one making you an offer." My next question is along the lines of "Is this enough money for you to do what you want to do next?" i.e. move onto your next property, go back to the mainlan...

Aloha, This week I hope to get things back to normal after a great time touring the Mainland. I managed to travel over 3000 miles and cover ground in WA, MT, WY, and SD. Saw the Grand Coulee Dam, went through Glacier National Park, saw Mt. Rushmore and Crazy Horse and even went through Yellowstone, stopping to take in Old Faithful on the way back to my starting point which was Seattle. Buyers are always looking for good value and right now my finger is pointed in the direction of Nihilani. It appears that many owners went ito the project thinking they could sell for more once they took possession of their units. I say this because there are so many currently listed well below what the seller paid. Why would they be trying to sell them now, in this market, if money were not an issue? Clearly, there is more than one seller looking to get out from under a mortgage at any price which makes it an excellent place to look for that elusive "good buy." Aside from essentials (Real Estate Offices (REMAX Kauai) banks, gas station, a Supermarket , the center is made up of about 35 shops and two good restaurants. Among them are Lappert's Ice Cream and Coffee Shoppe, the Kite & Hobby Shop, and several interesting gift shops. Business hours vary by shop. Aloha, It's been another great week here in Paradise with beautiful blue skies and nice strong trade winds. You probably get tired of hearing that but I must admit, I don't get tired of saying it. Some people think that because we are in Hawaii in the tropics, that our temperatures are in the 90's but that is not the case. We really do have close to perfect weather here with our summer temperatures staying comfortably in the 80's. I had the opportunity to sit open house at Kaiulani Unit 2 today. This project consists of 77 luxury townhomes built on the last 17 acre bluff parcel in PRinceville which was NOT OWNED by Princeville at Hanalei (formerly the Princeville Corporation).The project is almost totally completed. Most of the units have sold and about 8 of the units are still being completed. The pool complex with 3 pools and barbecues and fountains and water features is complete. I am so impressed with the quality of the construction, the superior engineering and ergonomic designs, and the simple class of these units.Today while sitting in Unit 2, a fully furnished 2800+ sq. ft unit which is selling for 2.195 Million, i had about eleven or twelve folks folks come through.
