Aloha, We haven’t seen a whole lot of shakin going on in the way of condo sales the last couple of weeks – maybe it’s because there are a total of 27 condos currently in escrow. One is priced in the $100K’s, 8 in the $200K’s, 8 in the $300K’s, 5 in the $400K’s, 3 in the $500K’s and 2 are over a million. It’s easy to see what the popular price ranges are! There are also 9 homes in escrow with 4 in the $400K’s, and then one each in the 6,7,8,9, and $1M price range. Those $400K homes don’t stay on the market long. Aloha, June 2011 fell a little short of June 2010 sales, with only 65 compared to 73. Of those 65, 27 were residential, 10 land and 28 condos. The number of condos sold is higher than last June which had only 26. The same goes for land - we had one more sale this June than last. It was the residential that showed a 27% decrease going from 37 in Jun 10 to 27 in Jun 11. Year to date we are slightly ahead, with 380 sales so far compard to 347 last year this time. We're doing good, however, compared to the recent past, which saw only 213 sales as of this time in 09 and 329 for 08. Of course, if you go back any further than 08 the numbers jump up dramatically, with the 06 being the top "year to date" with 974 sales. There were even more than that in 05 but why go there! Aloha, I’m sure you’ve all heard about the Swiss Alps: What they don’t tell you in the brochures is that these peaks are even more elusive than driving up to Kokee hoping to see the NaPali in all it’s glory. These peaks are VERY elusive. I heard one local say that the Matterhorn came out for 15 minutes within the last three days. Take about cloudy days! Here at Wengen, where Jungfraujoch, Eiger and Monch are the main attractions, it’s a real tease. When it comes to the mountain, now you see them, now you don’t – but when they do reveal just a tiny portion of their mightly peaks, you feel like you’ve just been given a real gift. Princeville, Kauai Quarterly Princeville Home Sales.  There were nine (9)  single family residences that sold in Second Quarter 2011 in Princeville - down from 15 in the First Quarter.  The median sales price dropped to $600,000. The average sale price was $805,944.   The Princeville Home Sales show that the lowest-priced single family residence sale in Second Quarter 2011 was a short sale that sold for $479,000. It is a 1456 sq ft 2 bedroom/2 bath home that was completely gutted and remodeled in 2000 located at 5112 Kapi'olani Loop.  The most expensive home sold for $1,950,000 and is located at 5174 Hanalei Plantation Road. This home was built in 2008 and has 4215 square feet with 3 bedrooms/3 baths, air-conditioning and a lap pool. As of today, there are 51 Princevile homes for sale. ...

Aloha, And happy Fourth of July to everyone. It's a magnificent day here with lots of blue sky and a healthy dose of tradewinds. Our parking lot here at the Cliffs is jammed full of cars, indicative of summer travel. The hard thing to believe is that we're already in July. Are they shortening the months or what? We didn't quite meet the sales stats from Jun 2010 which had 73 sales whereas June 2011 only had 65. We did however, have more condo sales - 28 compared to 25 last year with the majority occurring in the Kawaihau zone. Aloha, Here we are midway through June - we're lagging slightly behind this time last year which ended up with 73 sales compared to the 38 we have now. If we double that by the end of the month, we'll be ahead of the game. Of those 38 sales, 16 were condos compared to 26 condos sold in Jun 10. Year to date we're doing ok - we already have 353 compared to 347 for last year at this time. Quite a few went into escrow this week, all but one of which was either a short sale or REO. Aloha, It's the middle of June - who can believe it? Did we just skip the first half of the year? There seems to be more activity this month than the last, with more properties going into escrow and certainly more buyers looking with serious interest. Aloha, Finally, some sun today! Once again we had flash flood warning this week and several truly torrential downpours. My only question is, why does it happen everytime I go out to show property? My client's showed up at the house they wanted to see with a beach towel over their heads, then used the towel to dry off before viewing the home. I love the rain, but not when I'm trying to get into the car holding an unbrella, paperwork, my purse, water and everything else. This past May outperformed May 2010 by a solid 24% increase. Aloha, This has been another week of dodging in and out of the showers - some have been heavy and brief, others misty and drawn out. I love the weather here. While driving to the office the other day, I pulled out of the dry parking lot then hit a spot on KaHaku where it was literally pouring, only to quickly drive out of that within a couple hundred yards, then arrived at the Princeville center where the rain had already passed. The fun thing to remember is - just because It's pouring rain outside your window does not mean I'm experiencing the same thing - even if I live in the same neighborhood.
