Aloha, May is starting out in full swing with three condos going into escrow and four homes selling. The general consensus is that the market is in recovery – and we did handily surpass April 2011 sales of 58 with 71 this past month. Condos were well above last April, with 33 sales, 10 of which were in Princeville, compared to 23 total last April. Homes had a slight increase, going from 27 to 29. Aloha, The weather has been so fabulous this week I took a morning off and went to Anini. If you haven’t been to this beach before, you really should put it on your “to do” list. The waters there are fairly well protected although I did read about two paddleboarders being caught in a riptide and taken away from the shore. But on this particular day I just planned to hang at the beach. I took a few photo – and just loved this one which shows the tracks left in the sand by the waves. If it looks like I had the beach to myself, that was pretty much the case. It’s not difficult to find your own private beach paradise what with the miles of beaches to be found on Kauai. Aloha, We’ve had a great week with quite a bit of sunshine and strong trades. I took the opportunity to take my horse out on trail, which essentially means riding along Kapaka Road. If you haven’t driven down this road you really should as you’ll enjoy views off to your right down into Hanalei valley and across to Bali Hai. This area, known as “Princeville Ag” has quite a few stunning homes on the opposite side of the road, with equally stunning views. If you go up to the end, it turns into “Powerline trail” where you can hike down into the Kapaa aboretum – I think it’s about 13 miles. Not an easy hike though as the trail is heavily overgrown, rutted and very slippery in many area. I took pictures as we rode along – not the easiest thing to do from horseback. Aloha, Things are starting to move and the consensus seems to be that the market as a whole is picking up, especially with condos. As of today, there are thirty three units in escrow, twenty of which are priced at $500K or less. Eight are in the $500K – $600K price range with only one of the remaining five priced over $1M. In addition, there are only three active condos priced under $250K. With seventy seven active units, there’s still quite a selection from $250K up to $3.425M which is for the entire Orchid Point complex which consists of three ocean front units. Aloha, If you;ve been watching the news this week, you know that Kauai was under flash flood warnings for a good part of the week. Princeville, on a couple of occasions, was “an island within an island” – cut off to the North by closure of the Hanalei Bridge (which also isolated Hanalei) and to the south by a mudslide on the Kalihiwai Bridge. When it rains as much as it did last week, I stay very close to home for fear of ending up on the wrong side of one of the “great divides.” It’s pretty unusual for the Hanalei Bridge to stay closed for more than overnight, but it this case it was several days. Aloha, Here we are in March already – we had an extra day in February but weren’t able to top the numnber of sales in Feb 2011 which was 64. This Feb we came close with 60 – 20 of which were condos compared to 24 last Feb. With interest rates holding steady, and banks seemingly getting more proficient at short sales, buyers are starting to step up to the many great opportunities. Aloha, It was simply gorgeous this week. The kind of weather than makes people want to buy property so they can be here year round. Bright blue skies, a few puffy clouds and a little bit of coolness to the trades. Great combo. If the weather keeps up like this, we’re sure to have a great real estate year – people won’t be able to help themselves. The whales are making their presence known, although I have yet to see the desired full on breech. They usually make me wait until later in the season for that.
