Aloha from Princeville Kauai,   This has been one cold, blustery, windy week. While I don’t expect sympathy from any of our East Coast peeps, to those of us on Kauai, it’s cold! My condo is on an ocean bluff and when I get out of my car to go up the steps, with the winds coming off of the water, I almost get blown away. Despite the less than ideal weather (although I’ve still seen visitors in the pool and out running around in tank tops and shorts) we still managed to get a few properties in escrow.   We definitely need to get March underway so we can give this year a real estate sales jump start. Aloha from Princeville Kauai, It was another relatively busy week for Princeville condos, with three new escrows, although five new units came on the market so there was no real reduction in the inventory. As of today, Sunday, there are 72 listings ranging in price from $330K for Cliffs 3304 up to $2,399,990 for Kaiulani 15. Single family homes were not quite as active, with one home falling out of escrow and one going in, so it’s a wash. There are now 37 homes for sale, starting at $699K for 4839 Moli Place up to $3.995K for 3559 Kaweonui Road. Aloha from Princeville Kauai,   If you live in Princeville or have visited recently, then you know how bad the roads are, especially the stretch of Emmalani that fronts the PHCA Community Center to the traffic circle at the fountain. The only place worse than this is the intersection of Ka Haku and Wyllie.   Those who live down Wyllie have double jeopardy, as they not only have to negotiate the potholes and speed bumps on Ka Haku, but also have to contend with trying to turn from Ka Haku onto Wyllie which limits their abilty to avoid all of the above. Believe me, I’ve driven down that road and no matter which way you are going, turning onto or off of Wyllie is like a bad carnival ride….but I digress.   I was pleasantly shocked yesterday as I drove out of the Princeville Center past the ...

Perhaps the inordinately gusty winds we’ve had this week have kept buyers inside. Aloha from Princeville Kauai,   This week things seemed to pick up a bit with two escrows in both condos and houses and one sale in each. The number to meet or beat for Feb is 67 which was the number of sales last Feb. Interestingly, it was also the number of sales for Jan 15, so if we hope to have a market that picks up speed as things progress, then 67 is the magic number. Aloha from Princeville, Kauai!   We ended January (already) with 65 sales for the month. This is 21% less than the 82 sales of last January and down 18% from the 79 in Dec 14.   Although it sounds bad, on second look we are actually up on single family sales Island wide, with 20 reported last Jan 14 and 32 this Jan. The big loss was in land which went from 28 sales last Jan to 6. Condos also took a dip going from 33 to 25 comparing Jan 14 to Jan 15.   As far as the Hanalei Zone (which includes Princeville) is concerned, we are actually up from 5 single family home sales last Jan to 11 sales for Jan 15, while condos held steady at 10 sales for both.   Looking at Dec 14, there were 35 home sales Island wide, 13 of which were in the Hanalei Zone so we are only down 2 when looking at the 11...

Aloha from Princeville Kauai!   It’s been a mixed bag this week as far as weather goes, more so than usual. Big surf was a visual treat for all as well as some epic blue sky, cloudless days. All of that changed on Saturday when the cold front and rain they’d promised arrived. Still cool on Sunday but at least the sun is starting to shine through.   As for as real estate, it was also an epic week for condos, with many new listings, two contingencies and four sales. Recently I posted the Sales Statistics for Princeville Condominium Sales for 2014 and going back 18 years. Now here are the Sales Statistics for Single Family Residences.  Unlike condominiums, whose median sales price remained flat, 2014 saw an increase in the median sales price of 12.5% for Princeville Single Family Residences.  Similar to condo sales statistics, the number of sales of Single Family Residences remained flat with 40 sales in 2014.    The most expensive Princeville home that sold in 2014 had a sales price of $3,200,000.  The property is located at 4225 Kekuanaoa Lane.  The home has some very nice Bali Hai and Hanalei Bay views. So how did 2014 Princeville condo sales end the year?  The Princeville condo market was quite flat in 2014.  Princeville condo sales experienced a 2% decrease in the median sale price - from a median sales price of $487,000 in 2013 to a median sales price of $477,000 in 2014.  And the number of sales saw a slight increase of 2 condos sold - from 84 in 2013 to 86 in 2014.   Last year at this time, I wrote about a 30% increase in the median sales prices ( from 2012 to 2013) so we certainly did not see the large price increases in 2014. This year I am reporting very little growth in 2014 for Princeville condo sales.    A few "details" of Princeville condo sales show that the least expensive Princeville condo that sold in 2014 had a sales price of $252,000 - bank-owned Hale Honu 5A. Although I’ve been thinking about a Princeville Kauai Christmas all year, it’s still hard to believe it’s next week — so let me start by wishing you a Meke Kalikimaka to you and yours! How is it that something so obvious and reoccurring still manages to “sneak up” on so many of us each year? Although the update looks like it was “busy,” in truth, most all the new condo listings are due agents changing brokerages (they have to pull their listings and relist with the new company) and as far as houses goes, not one of them is really new. Aloha, Nov 14 sales were less than stellar, down 29% from Nov 13 which posted 79 sales. This Nov only had 56 sales. The biggest drop was in land sales wnich went from 20 last Nov to only 6 this Nov. Condos also fared poorly with only 15 sales compared to 27 last Nov. Homes saw improvement, with 35 sales compared to 30 last Nov. In the last 6 years, only Nov 09 had a lower number of sales, coming in with 48. In Nov 10 there were 68 sales, Noc 11 had 80 and Nov 12 posted 78 sales. Year to date sales lost a bit of ground with 919 sales, and at this point we are only 5 sales ahead of year to date Nov 13 which had 914 sales. At midyear in Jun 14 there were 542 sales year to date compared to 493 sales for year to date Jun 13. As you can see, that gain has been all but lost over the last few m...

Aloha, I hope all of you here in Princeville, Kauai and beyond, had a very happy and peaceful Thanksgiving. If you’re still in recovery mode, that’s understandable, given the copious amount of good food to be had on that special Thursday. Can you honestly believe we’re less than a month away from Christmas? Last week had a decent performance, especially given that it was a holiday week, with new escrows and sales in both condos and homes. Despite this, the number of sales are W-A-Y off those of last November by 32%, down to 54 from 79. There could be a few late postings coming in the beginning of next week but certainly not enough to come anywhere near to meeting last November’s number. Aloha, The big news this week is that Chinese-Thai billionaire Chanchai Ruayrungruang, the new owner of 1,103 acres of the Princeville, Kauai, resort, which includes the Prince Golf Course, in conjunction with Resort Group owner, Jeff Stone, unveiled their 10 year plan to develop a private 350 residential unit community on 8,000 acres with the Prince Golf course as the centerpiece.  Approximately $500M will be pumped into this development which will feature, among other things, polo and beach clubs, a lodge, nature trails, restaurants, airport, etc. Membership will not be cheap – estimated to be around $300K for the initial fee, followed by $30K a year, assuming of course, you’ve purchased one of their condos estimated to start at $2.5M on up to $10M for a ranch. Aloha, There are always things happening on Kauai’s North Shore, the latest being the creation of the North Shore Shuttle Service. The goal of the shuttle program is to reduce traffic on the North Shore and enhance visitor experience. The first roll out provided service from Princeville to Hanalei, with a followup to provide service to Haena. The service operates from 9AM – 9PM and is offered initially at $2 for visitors and $1 for locals.
