Lehman was the sole bidder at Ritz-Carlton, Kapalua Hotel foreclosure auction today, May 5, 2011. The auction took place at the courthouse steps in Wailuku, Maui.  While I was unable to attend, a colleague who was there gave me the inside scoop:  There was only one bid today from Lehman Brother's, the leinholder, at $75,000,000.  It was announced that there were two other bidders, who did not reveal themselves or make a bid.  The auction is subject to court confirmation, at which time additional bidding may continue.  It is my understanding that any new bids must exceed Lehman's bid by a minimum of 5%. Once the court confirmation is complete (typically 30-45 days from today's date), I will post an update.  The hotel underwent an extensive renovation in 2007, at which time, the north (Ho...

The 30th Annual Kapalua Wine & Food Festival,  "A Toast to 3-0", celebrates the fine wine and some of the finest food in the islands.     It's that time of year again!  Hosted by Master Sommelier Fred Dame, Kapalua Resort's legendary Kapalua Wine and Food Festival celebration takes place this June 9-12. Friday and Sunday nights are the standout events the Festival is known for, but for newcomers, they should know the festival include so much more: tastings, classes, a wine maker's dinner, and even a golf tournament.  Amongst the tastings, I'm particularly looking forward to "Three Decades of Reserve Cab", a tasting featuring Beringer, Cardinale, Jordan and Silver Oak Wineries, with selections from the 80's, 90's and 2000's.   But if Cabs aren't your thing, there's "Pinots Meet Cheese"-w...

WEEK OF APRIL 4TH IN MAUI, HAWAII~ Kaanapali Beach was the beach we decided to hit first when we got to Maui~ and we could see a swarm of people with cameras and in an area bunched together. Here's the latest update on occupancy, daily rates and listings at Aina Nalu, in the heart of Lahaina Town.  February's occupancy numbers from Outrigger were great! Studios - 87% occupied, average daily rate of $107.64 1 bedrooms - 76% occupied, average daily rate of $147.55 2 bedroom, 1 bath - 94% occupied, average daily rate of $155.22 2 bedroom, 2 bath - 79% occupied, average daily rate of $179.39 (compared to $151.14 for Feb 2010).  Currently there are 13 active listings for resale condos:                 Two 1 bedroom units, priced at $259,000 and $374,990                 One 2 bedroom, 1 bath unit, priced at $279,000                 Ten 2 bedroom, 2 bath units, priced from $225,000 to $398,500.   Unit I -101 (2/2)  is a short sale that recently came back on the market priced again...

The Ritz-Carlton Hotel, Kapalua: Maui Real Estate Update Lehman Brother's Holdings has foreclosed on the hotel property, and auction is scheduled for May 5th in Wailuku.  As you may know, the hotel underwent an extensive renovation in 2007, which exceeded $180 million and a beautiful transformation.  During that time, the north (Honolua) wing was converted into 107 one and two bedroom condominium suites, which were then offered for sale as the Ritz-Carlton, Kapalua Residential Suites.  Since the initial offering, 34 suites have been purchased.  The foreclosure action does not apply to these privately owned condominium units, but rather to the 73 unsold Residential Suites units, the 296 hotel rooms in the south wing, common areas, and commercial spaces. I am in sunny Lahaina Maui for the weekend working opens on my new listing. Maui is such a beautiful island..... and this time a year it is hard NOT to see a whale or two breaching out in the beautiful blue sea. I live on Oahu, so being in Maui is like a vacation! The plane ride is only 25 minutes and it is a whole different laid back world over here. I highly recommend anybody and everybody to visit. I favor the Kaanapali Beach Resort area, but I believe whereever you decide, you will not be disappointed.

The latest edition of my Kapalua: Maui Real Estate Newsletter and Market Update is now available at www.LuxuryRealEstateMaui.com Here's an overview of the market conditions:  the overall Kapalua resort market saw a 9% decline in average sale price from 2009 to 2010, but a 52% increase in the number of sales and a 39% increase in total dollar volume. Our market peaked in terms of number of sales and total dollar volume in 2004, with average sale price peaking in 2007. It's interesting to look at individual markets within the resort, comparing 2010 with 2009: The Residential market saw the most dramatic increases, with average sale price up 36%, number of sales up 120%, and dollar volume up 200% over 2009.
